We loved everything about this place, from the peaceful location, beachy decor the path around the pond to the lovely little art studio everything was fantastic!!! Julie and David were excellent hosts so friendly and accommodating. If you want a peaceful St. John vibe this is your place !!!! We can’t wait to return ❤️

Visiting for our 5th time we have found our spot! We have rented a few houses and stayed at the Westin, but this has been, for us, the best place yet. We loved the quiet tucked away small boutique feel of coconut coast. Julie and Dave were super helpful with all my questions before we arrived. Dave met us and showed us our rooms on the 3rd floor. So beautifully updated. Full kitchen and 2 patios. We rented the 3 bedroom suite: Bird of Paradise and Bougainvillea and would definitely book them again next year. CC is located right on the water with a rocky beach that is so lovely to hear the waves lapping over them. We left the doors open while we were there and didn't even need the a/c that was available in the bedrooms. The deck by the pool overlooking the water was perfect for yoga in the morning. A small honor bar was in the laundry room and beach chairs and snorkel gear is offered too. There is a small pond and trail to walk around and you can be in Cruz Bay in about 8 mins. We loved every minute and will be booking again in January.

Nice waterfront room within walking distance to the downtown of Cruz Bay. You are on the water but the beach is all rocks, however it is easily swimmable using watershoes. There is a small stove and oven for preparing in-home meals which is key to keeping the cost of the vacation reasonable. There is a small table on the balcony for dining which is nice as there is always a nice breeze and there were no bugs. The sound of the waves at nice was very peaceful and with the breeze there was no need for air conditioning (although there was a nice unit available should we have needed it). The bed was a comfortable king bed. The siting area was limited mainly to the balcony with it's four chairs around a glass table but it was adequate for our needs on this 10 day stay. The bathroom had been recently renovated and was very modern and clean. There is a nice pool and hot tub on the property as well as a grill for BBQs. Julie and Dave were the on-site property managers and simply could not have been nicer. We did rent fins from them for the week. Parking on site is available although it was an easy walk to the downtown restaurant area or to the local grocery store. It was quiet at night and we always felt safe in this location. Pricing is reasonable for the area.

My family had the Hibiscus suite for our stay and my sister and her family were above us in the Bouganvillea suite. We were all there for the week long celebration of my daughters wedding! We were a group of 11 including my grandchildren ages 10 & 6. Everyone enjoyed the pool and all the amenities. The snack bar was a big hit and very convenient. We appreciated being able to take beach chairs and towels to all the beaches. We were so pleased with the location, the views and cleanliness of Coconut Coast Villas! Julie and Dave, kudos! We will return!

Julie and Dave have a gem of a St. John spot at Coconut Coast Villas! This is a waterfront property in a walk to Cruz Bay location. We slept witht he windows open some nights to listen to the pounding surf. The bed and bed linens are high quality and so comfortable. We ate breakfast on our porch overlooking the bay and watched the day begin. Although there is a pool we never had time to use it. Instead we went to a different beach every day. Thoughtfully Dave and Julie provide beach chairs, towels and coolers to make for a comfortable day at the beach! We visited in February, the height of tourist season, so Cruz Bay parking is next to impossible. From Coconut Coast we walked to and from town for our meals out. We loved our stay and hope to return.
