High-rise hotels and condos line many famous beaches, competing in a search for the finest views of the sea. Not all views can be equally as good. Buildings have sides. All sides can’t face the right direction. And not all floors can be high. But many travelers want a view. Some are willing to pay for it. Hoteliers know that.

A few travelers don’t want just any view. The want the best view. What is “the best view?” It’s subjective, of course, but in San Juan, a quest for best view begins by realizing you won’t be staying in the old city. As intriguing as that maze of narrow streets, centuries-old buildings and massive forts may be, it doesn’t offer many possibilities for great sea views.

So we move down the coast to relatively upscale Condado. There you’ll find the high-rise hotels most apt to compete for the coveted best views. The informal guides to San Juan seem to have settled on these criteria: higher is better. Full view of the sea is better. And… if possible, full view of both the sea and lagoon is best.

That room is going to be hard to find. Rooms facing the sea can’t face the lagoon—unless they are on a corner. Rooms in the hotels moving toward the Isla Verde area can’t face the lagoon—because it’s not there. In fact, probably only a couple hotels really can offer the nec plus ultra. One of them is Condado Vanderbilt.

Question: should you book a room there, and if so, which?

The hotel is possibly most famous beachfront property for luxury, as it conserves the opulent encrustations of what a century ago was a tycoon's beach house. That legacy is still part of the hotel. Well, sort of, though chances are you won’t be actually staying in the original mansion. You’ll be staying in an added modern tower. But for the view that’s where you want to be anyway.

The rooms on the corners have the best views, and arguably the best of those are toward the top. We stayed in Room 1210, the top floor. It would be hard to find a better view in Puerto Rico, and with two balconies you can sit out and watch either the beach walkers on the sea or the kayakers on the lagoon.

Condado Vanderbilt features its own beach chairs, multiple restaurants, pools and poolside drinks. At a price, the price being $32 for two Mojitos, plus tip. Alternatively, a walk down Ashford Avenue past the hotel can bring you to a variety of perfectly respectable Puerto Rican restaurants. But no pool.

Any downside to this five-star hotel? In service and efficiency, no. It has everything. Solicitous staff make you wonder if maybe you were mistaken for some movie star? You’ll feel like a Vanderbilt for a day, maybe. But fancy comes at a price. Our room cost $591.41 a night on a weekday, taxes included. But the view!

Pros:The hotel itself is laid out well. It has a beautiful lobby, bar, and patio. The view of ocean on the patio is very nice. We did stop at the bar at the end of each night upon returning to the hotel & staff there was excellent. Fransico, Raphael, & Nora were professional and friendly. The housekeeping and turn down services were fantastic. Plenty of complimentary bottled water which is great after being in the sun all day. Dark roast coffee in the room was very good as well.. Beds were very comfortable and bathrooms spacious with good water pressure. We appreciated the location on Ashford Avenue due to being able to walk to other small places to grab smoothies or lighter bites to eat. After eating several 4-5 course meals we were ready to scale it down. It is only a 15 minute ride to Old San Juan and we took Uber several times which was half the price of taxi. Overall, we would stay there again if returning to San Juan.
Cons: We booked an excursion thru concierge & we're not told about 15 min time change in pick up which left other guest waiting in the van for us which was unfortunate. My husband enjoys cigars and found the price point at the cigar lounge to be too much of a mark up for brands being offered. We went to the House of Cigars in Old San Juan instead. We booked an ocean view and were told our room was not ready and we were given a semi ocean view on the side of the tower.
As I stated before we would stay there again and refer to friends.

Truth is the Vanderbilt is a luxury hotel right on the ocean with spectacular views. We are a family of 4 from New York, with 2 young adult daughters. We stayed for a week, which was too long in my opinion.

PROS:
Rooms are lovely, being a family of 4 ( almost 4 adults) we took a 2 bedroom suite. Clean, luxurious, spacious with some outdoor space and incredible views.

service: slow-ish but always kind and helpful

food: a number of choices and not bad- although everything is extremely pricy!!!!!

fitness center: We enjoyed the fitness center very much. it had great equipment was open spacious and clean. the treadmills faced the ocean so that was a bonus

CONS:
Beach: although the water is warm and beach is beautiful, they warn you not to go in because it's dangerous rip currents. there is a public beach to the right of the hotel but the vibe isn't that of a private luxury hotel. Guests who stay at this hotel are not responsible and leave trash on the beach. The resort staff should stay on top of cleaning it or request the guests to be respectful. Disappointing to see trash and food left on the beach.

pools: although there are many, each one is smaller than the next and they crowded with people. The people seem to enjoy wearing their clothes in the pools and smoking lots of weed. Even in the family pools. Maybe weed is legal here, Have nothing against smoking weed, but I do not want to smell it wherever I go especially at a luxury resort when the price tag is extremely high.

Location: although the location is right on ashford ave and you can walk to many restaurants, the area is depressing with lots of homeless, chickens and run down, abandoned buildings with graffiti. Not what I thought of when planning a beach island getaway.

OVERALL: although the hotel is really nice, I would never stay here again. It is quite expensive for what it is and I think it is really the location that brings it down. with that said, maybe puerto rico is not my island vibe but this hotel is probably one of the finest in this area.

Let me start by saying we had a fun visit to San Juan and enjoyed our time at the Vanderbilt, but we also think feedback is important for hotels with pretty high prices and 5 star aspirations. The pandemic has been disastrous for travel so I am glad the Vanderbilt has survived, and I do realize that COVID protocols are a financial and operational imposition for hotels.

On the plus side of the ledger, much of the shared space (bar, restaurants, lobby, patios, beach area) are very well appointed, spacious and comfortable. The staff are friendly and helpful but in some cases a little inexperienced and forgetful. The food we had in the restaurants was good.

On the negative side of the ledger, given the price point and luxury billing, was the execution side of service. The staff are nice but failing to take orders correctly, forgetting to service a room are things that happen consistently at this hotel. Another missing ingredient to being a true 5 star hotel is attention to detail: making sure there a corkscrew in the room, that fixtures work and are not broken. Small things in the grand scheme of things, but important if you want to attract the 5 star traveler.

My last point is about deciding what sort of traveler you want to cater to. We often travel with our teenage kids but this time I’m glad they weren’t with us and would caution families with children who are considering the hotel. We were stunned by the provocative and skimpy attire on nearly every woman (no matter her size) in all parts of the hotel (including lobbies), and the obsession with taking videos of themselves with their phones in all sorts of inappropriate poses. I certainly don’t begrudge anyone a vacation away, and everyone was happy and nice.......but it was a juxtaposition when you consider the Vanderbilt legacy, the 5 star billing.

Spend a wonderful five nights at this hotel. Service was exceptional Bye everyone from the front desk to the pool to the restaurants. Hotel has a boutique feel, sophisticated and charming. Ate at Ola and Tacos and Tequila and both were very good. What I really liked about the outdoor area is that there are a variety of different places that have lounge chairs so you can likely find a spot that is quiet or not depending on what you like. We had a beautiful suite face the ocean and that had two balconies. The room was well laid out and clean. The hotel does share a beach with the hotel next-door as their beach is rocky and you cannot go down to the water in front of the hotel. The beach next-door is a five minute walk. Two less than great comments: had what was supposed to be a 50 minute massage and I am fairly certain it was shorter. Felt like a very fast experience. We were also charged a daily service charge of $103. When I asked what this was for they said it was for water bottles and other services including housekeeping. A bit surprising since I assume house keeping cost is built into the price of the room. Overall, an excellent stay and will certainly return.

I always stay at a different hotel in San Juan but chose the CV because of its reputation. Traveling during a pandemic was challenging enough so I didn't want to risk quality.
This hotel is certainly stunning. The room I stayed in is in the top five of the most beautiful I've stayed in. However, the upkeep of the property is not up to par. The service I received, while not bad, didn't align with my expectations, which were based on the quality and price.

The staff was less than enthusiastic and most of my interactions with the staff were subpar. Housekeeping was slacking, sand on the bathroom floor stayed there for three days, even though the room was 'cleaned'. Not sure why there was no turn-down service or valet parking, maybe due to the pandemic or other reasons but it should be a given in a hotel of this stature. The few times I entered through the front door (not through the parking), the person at the door didn't greet me or others.

I am writing this review conscious that covid made things much different in the travel industry. Economic issues that existed on the island, prior to the pandemic likely didn't help the situation either. I hope and plan to return to this hotel and see it to its full potential.

Special mention goes to Mayra who checked me in. There's always a disconnect when I book through Expedia and specifically PAY for a room with a king sized bed then the hotel claims their info is different. It surely doesn't help a vacation start off on the right foot. But she was very professional and helpful in fixing the issue.
Jose in the kiosk with the towels by the beach was beyond friendly and helpful. It was a pleasure seeing and chatting with him.
and lastly Henry (I hope that's his name) who was polishing the floor near the lobby was very friendly also and it stood out because not everyone was.

Overall our quick girls get away was amazing and much needed!
The hotel was clean. Our maid was phenomenal and would always put our belongings away neatly and in a place where we could find it. The only cons regarding the room was the lighting, which was dull and we wished they had a mirror outside of the bathroom.

My one complaint was the service we received one night at dinner at OLA, the restaurant onsite. We arrived at the OLA around 5:30pm. Our drinks weren't served until a half our later and our food an hour later. The food was also overcooked. We decided to bring it to the waiters attention and asked for a manager. The manager took over 10 minutes to come to our table. Upon approaching our table, Renzo, informed me he was indeed not the manager for the restaurant and was only covering for the night but, that he would relay the message to the manager. He stated he would also let the front desk manager know, so that we can speak with them to see what could be done upon checking out. He suggested we charge the food to the room instead of paying for it at the moment.

Of course the next day upon check out, Christiam, front desk associate, stated the front desk manager was not around and that Renzo, who is indeed the restaurant manager wasn't available. As we tried to explain what occurred, he interrupted up using a hush gesture and stated "explaining your story to me won't change anything'. He was very dismissive and rude. As a high executive in the medical field this is not quality customer service and quite inappropriate. We honestly had no problem paying the bill. What we wanted was our complaints to be acknowledged and to most importantly not be lied to (I just can't fathom why Renzo would lie about his position). All in all this experience with these few associates left a bad taste in my mouth. I'm not sure if I would recommend this hotel to my colleagues after receiving this treatment.

This place became my home away from home while in Puerto Rico for business assisting the government and citizens on Earthquake Response and Recovery. I could easily rave about the excellent location near San Juan in Condado close to lots of good restaurants and shopping; or the fantastic views and amenities near the beach, ocean, and pools; even the gym was wonderful with views and all the equipment and space one would need; however the best commodity this place had to offer were the people: the outstanding professional always courteous friendly respectful employees. I’ll never forget Gabriela at the front desk that I met when I first checked in and saw practically every early morning upon departure for work. She always greeted me with a wonderful smile saying Good morning! There were several others at the front desk that were also very helpful to include Karla. The bellman Jose and many others always quick to grab the door or assist with luggage. The Valets too numerous to mention always making sure my car was ready without having to ask since my schedule was repetitious. There were also all the bartenders and servers throughout the hotel with all their own personalities and characters that made those stops most interesting. The housekeepers, turn down service, room service, etc. were also all so very good. I never had a complaint. And lastly the pool and beach side attendants probably the most least appreciated that are constantly on the go to make everyone comfortable and happy were amazing as well always doing their jobs with a smile and a laugh. I recall Cristel was one of the best. Oddly I never had to speak directly with security or management although I saw them around consistently however had I had the opportunity I would have just provided compliments about the rest of the staff as I have posted here. All in all excellent hotel for business and especially pleasure that I would highly recommend.

My husband and I had a minimoon planned in Culebra that got cancelled due to weather. We decided to treat ourselves to a few nights at Condado Vanderbilt instead and we LOVED every minute!

We walked in with no reservation and the staff was so accommodating and we booked 2 nights in an ocean view room in the west tower. The room was beautiful, comfortable and I still can’t stop taking about how luxurious the bed was. Seriously SO cozy, soft & comfortable. We also loved the huge beautiful bathroom.

CVH is more expensive than we ever book, but we are SO happy we treated ourselves and 100% think it was worth the money especially for a special occasion. We also treated ourselves to dinner at 1919 and spa treatments and both were amazing.

Thanks so much to all the staff who were so kind and helpful!

I reserved ocean view room for some $800/night for 4 nights but upon check-in got no ocean view. I was told next day, they might shift me to ocean facing when others checkout but manager told me all rooms were booked! Excuse me booked? I booked it too!! And I paid hefty sum for it! I was told they can give max credit of only $100 per night and I’ve to deal with the same room. Next day at the pool, with family of 4, I asked for 4 towels at the pool and Mr. James seemed like a rasicst jerk handling the towel power grab! He said I’m not going to give all my towels to you! He gave me 2 towels expecting us to share! When’s white family of 4 came to pool, he happily obliged them with 4 towels wagging his tail!! At night, when we came back from sight seeing in shorts and tried to enter dining area in the hotel, the manager stopped us spanning his both arms as if saying why are you entering this area! In short, staff members will treat you well with ocean facing room, towels at pool, etc. if you’re white else good luck keeping your mood happy at this hotel!! For the price, you can have fun in some other actual 5 star category hotel as this is more like a 4 star category with no actual beach to enjoy as waves are too rough with big rocks!

Big rocks powerful rip current. Not much of a beach. The pools face the water better going to public Beach next door. Again going in the water isn't advisable

Not highly suspicious at all - standard practice- it will get released if no charges can be applied to it. It may take a couple of days to release.
