The Condado Plaza Hotel boasts a prime beachfront location that many guests adore, perfectly situated for exploring local attractions. However, the allure of its setting is somewhat overshadowed by travelers' concerns regarding hidden fees and the perceived poor value.
Visitors frequently express disappointment with the rooms, highlighting problems with cleanliness and upkeep. While the hotel's atmosphere blends modern and dated influences, with commendable clean common areas, service and room amenities often fall short of expectations, leading to mixed reviews on the hotel's offerings and overall experience.

Wanted a break from the Houston weather for my daughters and I, got a good deal on spirit package for the hotel. My 2nd visit at this hotel (see first review ) and still just the way I remember it! Clean grounds, functional rooms with balconies. Electrical outlets at head of bed , security patrolling and keeping watch. It really is my go to hotel when visiting the island. 80$ daily incidentals and additional resort fee I can’t recall amount. Love that the swimmable beach is accessible from the hotel and because you are a guest of the hotel you have access to free umbrella and chairs. Can be noisy because of course the beach is public ppl bring their speakers I love the local music , it’s not as crowded at other beaches. Water pleasant and more greenish. We even had a visit from a manatee! The fridge and coffee maker are inside the bathroom area but it’s quite big inside so not a deal breaker for me. I do not know if all rooms are designed that way. The safe in room 541 wqs not operable , I didn’t report it but I did report the fridge and they changed it out instantly . The lock on balcony door did not lock either so maybe take a look at that. . Be patient at the swim up bar The swim up bartenders could either use help or need to pick up the pace to meet the demand. It’s such a cash cow and the bar is missing money. I seen ppl waiting at least 20 mins in line either in the water or at the counter, many ppl complaining about it amongst each other. The hotel is very kid friendly , the water slide is a hit , Depth of the pool is about 4ft , water volleyball available, have plenty activities from Jenga, checkers , cornhole, face painting and ice pops. Most I paid for an uber the entire trip was 16$ that was going back to the airport on Sunday evening, 11$ to Uber over to the mall. The area is so close to everything and walking distance to quite a few things too. It has a connecting full service Starbucks too!! I’d definitely be back and will definitely book here. Big shout out to Melody at front desk was a big help and great advice !

The only reason I give this hotel a 3 is for the view from the room and the pool/easy access to the beach and our housekeeper Raul was fantastic . Otherwise nothing positive at all for the hotel. The room was missing a chair and curtains. The balcony furniture was mediocre at best. The tv hardly turned on and was dated. Despite being advertised as a smart tv in the rooms. They advertised that they provided kayaking, snorkeling and paddle board as part of the amenities however, when we inquired about them, no one knew any information and we were told to rent from a gentleman on the beach. That information came from the security guard since the concierge/ front desk just shrugged their shoulders and told us they had no idea. When we asked if they had plates and forks to heat up food we had, the front desk again shrugged shoulders and told us to try across the street for that. The restaurant was closed on premises and that was not mentioned, as well as an elevator broken the entire time. The pool bar took about 30 minutes to get anyone’s attention/ place an order. Prices weren’t bad but the service was terrible. The parking garage is a bit dingy and water everywhere. If it was to get full, you’d be parking in massive puddles. Upon check in, we were not provided any information about the hotel or that we could use the amenities across the street. We simple stumbled upon that fact. Resort fee was 35 a night on-top of the original cost. Our room wasn’t dirty however there were lots of ants everywhere. The pool was fantastic, large salt water pool and then another pool for kids/ pool bar. They did not have toys/ floats as advertised so bring your own! The beach access was right at the gate of the pool and the security guards are super sweet. The hotel provided chairs and umbrellas on the beach, but the umbrellas and chairs are all broken. There is no microwave in the room you have to go all the way to the lobby and use the staff entrance microwaves which weren’t very clean. The safe when we arrived, was already locked and wouldn’t unlock our entire time. In order to use the wifi you have to sign up for a Hilton membership and when we attempted we kept receiving error messages. Overall, just get a different hotel. The “amenities “ were not there and we paid way too much for too little. After being given empty promises. Luckily there is a lot to do in the area to save the trip, but the hotel staff/concierge won’t tell you.

We stayed for a week and let me start with the best part. The pool, staff at the Aqua bar and grill were all incredible, can’t say enough good about this portion of the property!
The rest of the hotel was good but the issues I had was 2 of the 3 elevators were not operating half of our stay. This made is frustrating because that one elevator was pretty busy, several times we would go from the lobby to the 9th floor and almost every floor except the one we were on.
The hotel staff through the hotel was all very helpful and courteous whenever I talk to them.
Now for the less than stellar part of the stay. The Caribe Cafe food was good but the service was incredibly slow, not sure what was going on but breakfast for 4 took over an hour. We ordered what I thought were simple meals off the menu with no special orders or anything so I don’t know what took so long. Another day my family ordered breakfast and the restaurant closed without finishing the food they ordered. After some discussions between my wife and the staff my daughter at least was able to get some food so she could take her medication almost 90 minutes after the order was placed. Then they didn’t want to comp the food which I thought would’ve been a good gesture after all of this.
Lastly, the room. One day the staff quit doing the tool half way through it. One bed was made but they left the old bedding & towels on the floor for us to deal with and clean sheets to make the torn up bed. The lay out was not what I was expecting, not really bad but just different because the mini fridge and clothes storage was all in the bathroom instead of being in the main part of the room. For the price we paid to have an ocean view I would expect the rooms to have been kept up better on a daily basis.

My group (10 guests; 5 rooms) stayed at the Condado Plaza Hotel for my birthday trip June 18-23, 2024.
The location is great as it is a beachfront resort overlooking the Atlantic Ocean and Condado Lagoon. Besides the location, the hotel left a lot to be desired.
This is not your typical Hilton experience. While this is flagged as an independent hotel, it can be misleading since the hotel still uses Hilton branded materials (e.g., receipt, hotel key cards, etc,).
The hotel is old and very outdated and it’s very noticeable in the quality of the rooms. One of the three elevators was out of order during our entire stay, and there was only one open restaurant on site the Aqua Bar (the snack bar at the pool). The food was just ok and the services was mediocre. The hotel staff directed us across the street to the Hilton Garden Inn for breakfast.
The biggest thing that detracted from our overall experience is the lack of cleanliness of the rooms and hotel management’s disorganization and poor management in addressing the issues.
When my group checked in on June 18, every room in our block had issues with cleanliness. There was visible dirt, dust, hair and debris on the floors, counters and in the showers. When reported to hotel management, they said Housekeeping would come clean the rooms. After nearly three hours of waiting with no visit from housekeeping to any of the rooms, we went back to the front desk. Eventually, the issue was escalated to the hotel manager on duty. He decided to move our group to different rooms and instructed the Housekeeping Manager to inspect the rooms. It took a few more hours before this happened. At this point, it’s late in the evening. Eight of the members of my party were moved to new rooms.
My roommate and I were not so lucky. They put us in five different rooms, all of which had issues. The first three were issues with cleanliness and maintenance issues. The last two were rooms that did not match the room type we had booked (resulting in a downgraded room at the higher price). It’s now after 11 pm so my roommate and I decided to tough it out in the original room we were assigned and resume efforts to get the room cleaned or moved to a comparable and clean room the next morning. The next afternoon, Housekeeping arrived at their regular scheduled time and cleaned our room.
I wouldn’t recommend this hotel. It doesn't provide sufficient value for its price and the resort fees, as demonstrated by the outdated facilities and lack of amenities. In addition, poor management means you will not get timely or sufficient support if you have any issues like my group did.

It was disappointing as the hotel was under construction. Half of the elevator was out of order and the hotel perfume was over the top. The room was spacious but it wasn’t clean. The bathroom had hair on the floors and counter left with water marks. The bedroom nightstand and the counter with the TV also was not clean. It’s as if they forgot to wipe everything down? The hot water in shower took 7-10 minutes to warm up. We had the “engineer” come up to fix the issue with an explanation that it was the perfect storm of every room using hot water? No. It was everyday every time… Restaurant was closed and only thing open was the cafe which we didn’t go to. Pool was dingy and poolside furniture was so worn, seats were sagging to the ground. We found out we could use the renovated side pool across the street so that’s where we went. I would not recommend this place until they are completely redone. Staff were also not that friendly.

My wife and I stopped 1 night at this hotel following a cruise. The lobby very spacious there are a couple of bars a coffee shop and a very well stocked gift shop. During our stay the concierge and the information desk staff were very friendly, helpful and courteous. We waited a short time to check in, but that was the only time during our stay that I saw any queue. The reception staff were very friendly and helpful. It was far too early for us to check in and naturally our room was not yet ready however the reception advised that they would phone as soon as it was available and we were free to use the facilities while we waited. Our room was on the 10th floor facing the front of the hotel, it was huge, possibly one of the largest we have ever stayed in. Floor to ceiling windows let by plenty of light in. There was a a desk with a very large tv. a sofa and a large double bed, the room was clean. There was also a built in wardrobe with safe. Sliding doors led to a large bathroom with a large vanity unit, A.C. and an enclosed shower which was excellent. The only negative about the room was the interconnecting door which we did hear some noise from the neighbouring room. Overall though the room was quiet. There was an area with a coffee machine and a machine ice was available near the lifts. We very much enjoyed our stay, it is a little less central than other hotels but that wouldn’t stop us from staying here again.

We arrived in early hours and the reception was fairly friendly and check in went okay. We then went to the rooms which look very tired with a musty/ damp smell and the bed had a damp feel. But we got our head down as it was 2am. Next morning got up for breakfast and was guided to the sister hotel across the road, we went in and ordered a full breakfast and after waiting 45 mins we enquired where our breakfast was and was told there was only one chef and he was doing his best but they had no idea how long the breakfast would be so we got up and left.
Went to the pool a bit later in the morning and signed in for towels and asked where there would be sunbeds avaliable and was told all were taken and they did not have any spare they could bring out, so we left and went to another hotel and paid to use there facilities.
In my opinion this hotel needs to be shut down and renovated most things including the sunbeds are falling apart.
A sunbed at the pool is just as important as a bed in a room and if the hotel cannot provide the basics I would suggest staying somewhere that can. Needless to say I would not come back.

Maintenance has just given up routon work and just wait for things to break before fixing. We had 3 rooms and 2 of them had a lock battery failure that required staff to come out and replace for the key to work. And one of the rooms failed right on check in. The in house restaurant was closed all day on Tuesday. No in-room good service. Pool concierge closed at 6 pm so use of the pool after 6 pm means you bring your own towels from your room. In comparison to the caribe Hilton next doors where we stayed at in 2022. The Condado plaza Hilton is a sad reflection what must have been a great place to stay at one point in time. Just wait for the Hilton garden inn to open up across the street.

Common areas were fresh and clean and appealing (except a strong fake air freshener smell in the front desk area). The location is good. Room 508 was not good. Very worn with deferred maintenance (rusting metal, peeling headboard) and air conditioning that cooled but did not remove humidity (everything was damp). Our ocean view room indeed had a great view, except that the entire window/door had moisture between the panes that made everything look like there was a fog outside. Not at all clear. The room was not dirty but it simply was not appealing and not that comfortable generally. The mattress was comfortable and the shower was good.

Location is tops near Old San Juan. My family had 2 deluxe oceanfront rooms with gorgeous views. I come from a family of hotel people and I was appalled by state of the building and some of the management staff. In the ~ 5 days of our stay my room had: a broken refrigerator (replaced), phone (replaced, which only went from not working at all to working but one could barely hear voices), and 2 light fixtures out (one just missing a bulb, another couldn't be fixed). WiFi only worked occassionally. The only real restaurant was closed from 12-3 pm daily, and closed other times due to ... who knows what ... on short notice. The supposed back-up eating place was a dark take-out place near the pool with only bad hamburghers and sandwiches, with no pool side delivery or eating allowed. My son and his family tried to rent the room adjoining theirs when it's loud guests vaccated it, so that they would have two rooms instead of one for our last 2 nights, and was told "No .. unless you pay (something like) $300 more than you paid for your identical room" even though it was vaccant. The "manager" I spoke to (when I asked to speak with the Gerneral Manager who apparently was out of town), was a women with a 3 lettered first name on her badge, who was terrible to everyone in line with problems. Her answer to everyone's problems seemed to be 'no ... that cannot be fixed', 'No, that's our policy'. The promised children's programs rarely occurred. This water slide was closed frequently due to "no life guard available" (when there was one there, one pretty much slept the whole time he was on duty and the other bullied the kids). What was good? Housekeeoing personnel, the staff at the pool bar, the security guard near the beach, the person who checked me in, our rooms views, the small lagoon public beach adjacent the pool area, the salt water pool, the locaation. I'd LIKE to stay there again, but this time I will believe the bad reviews if they continue to be bad.

Melanie D: The "beach" is open to the public and is small. It gets very crowded on the weekend. The body of water is a cove and you are not directly in the typical ocean type crashing waves, etc. environment like most people would think of as the "beach" and the view is of other hotels. There are chairs and umbrellas available. I was disappointed.
There are more places to choose from in the San Juan area.
