Beach House Condos Negril (formerly Beach House Villas) is a collection of privately owned vacation rentals on the 'quiet end' of Negril's famous Seven Mile Beach. All condos offer a full kitchen and patio or balcony. We offer studios and one-bedroom apartments for single or double occupancy, and two-bedroom condos that can accommodate up to 6 people. The style varies in each condo. Guests enjoy complimentary beach chairs and towels, WIFI, daily housekeeping, and room service from the on-site Ocean Breeze Restaurant. 24hr security is provided, and a member of staff is always on site to assist our guests as needed. We recommend guests bring their own hairdryers and toiletries, however for those who prefer to pack light, there is a grocery store within 3 miles of the property. A number of bars, restaurants, and food stands are also within walking distance of the property.

This is a beautiful small property in the southern end of 7 mile beach. If you have a bigger group or like having a full kitchen it is perfect. Our group rented the penthouse, lower beach house, ocean house, lower reef and jungle house. If you have a choice penthouse, lower (and upper) beach house and ocean house have the best views! They are right on the ocean side. Literally a stones throw from water! Great security and staff! Vincent was amazing everyday on the beach and Albert was 7-7am at night. I’ve been to negril 3 times and if you’re looking for a non-all inclusive, this is a place I would highly recommend. I would return!!

We booked in last minute as the place we originally booked with was absolutely awful. We couldn't believe our luck, being able to stay at the condo facing the beach. Omg, the view was outstanding. Our place was clean & very comfortable. The staff were awesome very accommodating. Security made us feel totally safe. The food was fabulous, we never had a bad meal at Ocean Breeze, Georgia made us smile, the chef was on point. Let me say, i highly recommend this gorgeous little spot. If you're like us, we are tired of the party atmosphere at the bigger resorts, the herd mentality. This location is in the west end of Negril Beach which is much quieter. We kept saying - I wonder where all the people are at? You can still get to the night life easily, by just walking east along the beach. This was our first time having to cook, grocery shop etc. We learned a few things about shopping, navigating rides to the Hi-Lo etc. The staff - Buju, Bull, Georgia, Lance and all the others were lovely and helpful! We miss them already and have already booked for next year. We will be back - and I'm sure - many more times!

The staff makes this place amazing and warm. Buju, Bull, Vincent, Williams, Al, Sylvia, Marva, Miller and the very special Georgia have become family to us. We missed Faulkner as he is out on medical leave. We just returned from our 5th visit and have the 6th already scheduled. My only complaint is CRYSTAL. She gives the place a bad vibe when she is on duty. Very rude, lazy and useless. We tipped her very well and she was still rude. She needs to go!!

This is our second visit and it won't be our last. Upgraded to penthouse where we spent 2 glorious weeks! This is the place!!! Right on the beach, tons of space in that unit for 2 people and an upper level for sunning or taking in the panoramic views (oh the sunsets!), very private. We cook on vacation so enjoy having a full kitchen - went to the fish market and bought fresh fruit/veggies from Jean at the roundabout in the village. The grounds are beautifully maintained by Bujo and Bull. Room was kept spic and span by Sylvia and Marva. Gated property where Faulkner, Vernon and Vincent made us feel safe. Enjoyed talking to Walker at the restaurant. Very nice staff who have been there for years! QUIET as it's at far west end of 7 mile beach away from the resorts and loud music at night. Take the snorkeling excursion with Raymond as he swam with us to point out extraordinary sights we would have missed on our own! Take advantage of Cecile's and Karine's professional massage services - highly recommended! The beach is easy walking - saw something different daily (like stingrays close to shore!). I liked it a lot. The "Penthouse" is very comfortable - most livable space I've had on the beach with a nice bedroom, handy living-room/dining-room/kitchen and great balcony overlooking the sea. Potent AC and internet. The restaurant is great - good food, amazing spot super close to the sea and convenience that can't be beat - I had breakfast there every day and one dinner. The staff is lovely and on top of things. The location is great - quick walks to Kenny's Italian Cafe, Drifters, Bourbon Beach, etc. One limitation - it doesn't take many people to use up all the shade under the palapas. I don't play the towel game so I usually sat at a table in the restaurant while reading, chatting and going in/out of the water - that was fine and the balcony had shade most of the day too. I'm still leaning towards Charela as my favorite beach hotel but I'd go with BHC if I want a place with a more comfortable room or multiple bedrooms ... or if I want hang out at Bourbon Beach a lot.…

This was our 6th trip to Negril and to the Beach House Condos. We planned a year in advance for a December 2020 trip to celebrate my wife's birthday but Covid had other plans and we were forced to cancel 3 days prior to leaving. Unpacking for a vacation that you never got to take is painful. The BHC was kind enough to let us change our reservation to December 2021. The reason that we keep coming back is the people. The staff is great and have become like family over the years . Buju and Bull keep the grounds impeccable and are great to interact with. The security team will bend over backwards to make you feel safe and to answer any questions that you may have. Mark and Janet do an excellent job in running the kitchen, the food is great and their staff is friendly and attentive. Georgia and Trio went out of their way to make sure that we were well fed and hydrated during our stay. The other great thing about the BHC is the guests. There are many people that have been coming back for years and it's always fun to catch up with them. It's also fun to explain to the newbies why we keep coming back and to show them the ropes. The beach/bar area is a gathering place for all of the guests and many a friendship has been forged there. We have stayed in different units over the years and they have all been clean and comfortable but the bulk of our time is spent on the beach so I can't say that the room is a big focus for us.…

My husband and I just came back from a fantastic vacation here! If you are looking for a laid back hotel that is right on the beach, spacious condos, great staff and activities on site…then look no further. We stayed in the Penthouse and it was amazing to see the views every day. The room is spacious and has everything you need for your stay. The staff is amazing from the security guards at the front gate to Miller Time at Ocean Breeze, Cecil the masseuse, Captain Raymond to take you on an adventure snorkeling or to Booby Caye and everyone else who works there. The property is clean and well maintained. I highly recommend checking out this location if you are looking to get away from the all inclusives. My husband and I had the best experience staying at the Beach House Condos. We arrived on December 17th (a day late due to a canceled flight due to weather) and were greeted at the Montego Bay airport for pick up by Breezy. He is a very friendly man and stopped along the way for us to purchase bottled water, beer and diet soda to have at our condo. When we arrived, our bags were immediately taken up to the Penthouse whe we had the top two floors to ourselves. The view is absolutely amazing from the roof. We entered the condo and had plenty of room for just the two of us. There is a kitchen with all of the basics you would need (including a coffee machine and blender). The living room is spacious with a TV (which we never used), couch and dining table to seat 6. The bathroom is a good size and across is plenty of closet space to put your shoes and hang up your closes. There is a safe you can use to keep your money etc. safe. The staff at Beach House Condos are absolutely amazing! Miller Time at the bar was always there with a friendly face, along with Faulkner and the rest of the security team. We often left the property to venture out along Norman Manley Blvd and the gate security team was always helpful answering our questions and giving recommendations for places to eat etc. There is an onsite spa where you can get a massage, manicure/pedicure. Cecile does a great job and I highly recommend taking advantage while you are there. If you are up for an adventure, find Captain Raymond and his glass bottom boat on the beach. He took us on a day trip snorkeling to a reef and saw a 100 year old canon and anchor. Then off to Booby Cay Island where you can explore the island, lay out and soak up the sunshine. They also cook up some amazing grilled chicken or lobster. Delicious! We later left for a boat ride to Rick’s Cafe where you can swim to the Cafe and jump off the cliffs if you like. We did a bit more snorkeling and ventured into a cave before we saw the beautiful Jamaican sunset. The food at the Ocean Breeze restaurant onsite was very good. We had the Banana Pancakes one morning and the Jamaican Breakfast…we would highly recommend trying them. The property is very well taken care of, clean and could tell all COVID protocols were being followed. Due to the low season, not all of the condos were occupied so it was nice to be there during a quiet time. Thank you to everyone who made our trip relaxing and memorable! We will be back soon!…

Ken & I had a Great time here. This is the most beautiful place I have ever stayed in all my vacations and I have been out of the country quite a few times. The view is absolutely gorgeous with your own balcony from the main level and even the top level you can see everything, just everything in clear view. You have your own privacy to sunbathe with no one around or you can hang out at the restaurant which is just steps below you and the groundskeepers are there to get you a lounge chair so you can soak up the sun near the water if you choose to instead of your balcony. The restaurant below us has an incredible menu which we cannot complain about any meal, every meal we had down there was delicious. The staff is very friendly and Cecile, who does massages, was absolutely fabulous!! Our villa was perfect, the main level has a full kitchen, dining table, living room with cable tv, bathroom and master king size bedroom that was very comfortable. Our friends stayed in the upper level which also had a large bedroom, bathroom and a refrigerator for your convenience and and even a more incredible view being up even higher!! We was there for 8 days and enjoyed 7 days of the most beautiful sunsets I’ve ever seen all 7 days until the day we had to leave.
