Beach House Condos Negril (formerly Beach House Villas) is a collection of privately owned vacation rentals on the 'quiet end' of Negril's famous Seven Mile Beach. All condos offer a full kitchen and patio or balcony. We offer studios and one-bedroom apartments for single or double occupancy, and two-bedroom condos that can accommodate up to 6 people. The style varies in each condo. Guests enjoy complimentary beach chairs and towels, WIFI, daily housekeeping, and room service from the on-site Ocean Breeze Restaurant. 24hr security is provided, and a member of staff is always on site to assist our guests as needed. We recommend guests bring their own hairdryers and toiletries, however for those who prefer to pack light, there is a grocery store within 3 miles of the property. A number of bars, restaurants, and food stands are also within walking distance of the property.

This is such a lovely spot. Lots of privacy available the way they’ve arranged the double story condo buildings. Rooms are nice and clean, beds are a little harder than what you might be used to, but we found it livable. Kitchens are well stocked with utensils and cookware. There’s lots of choices close by for restaurants and even a sidewalk! The beach is very nice and easily accessible. This is our second time here and we’ll definitely be back!

Ken & I had a Great time here. This is the most beautiful place I have ever stayed in all my vacations and I have been out of the country quite a few times. The view is absolutely gorgeous with your own balcony from the main level and even the top level you can see everything, just everything in clear view. You have your own privacy to sunbathe with no one around or you can hang out at the restaurant which is just steps below you and the groundskeepers are there to get you a lounge chair so you can soak up the sun near the water if you choose to instead of your balcony. The restaurant below us has an incredible menu which we cannot complain about any meal, every meal we had down there was delicious. The staff is very friendly and Cecile, who does massages, was absolutely fabulous!! Our villa was perfect, the main level has a full kitchen, dining table, living room with cable tv, bathroom and master king size bedroom that was very comfortable. Our friends stayed in the upper level which also had a large bedroom, bathroom and a refrigerator for your convenience and and even a more incredible view being up even higher!! We was there for 8 days and enjoyed 7 days of the most beautiful sunsets I’ve ever seen all 7 days until the day we had to leave. So if your looking for a place to stay... don’t waste your time ... pick BEACH HOUSE CONDOS for your next destination... you will not regret it❤️ Rosey & Ken 2020☀️

My husband and I just stayed here for 6 days and I must say that it is everything the top reviews described and more.
Some highlights: The staff is so warm and welcoming. Millertime, Winston, Faulknor and the female bartender were all just fantastic. Always made us feel so so welcome !
The grounds were gorgeous and always well taken care of. I can’t remember the name of the two groundskeepers but they were so wonderful too.
As you walk out, you see the most beautiful site of the ocean and it is so relaxing. The staff limit the vendors and look out for the women who walk by alone and might be bothered. You really feel safe here.
I love that this is a smaller scale place-everyone is so friendly and gets to know one another.
Cecile the massage therapist gave my husband a fantastic massage and was so friendly.
The room had A/C, and a kitchen so that you can cook there if you like. There’s a fruit and vegetable truck that goes twice a week and you can buy the most amazing treats !
The restaurant onsite, ocean breeze had the best jerk chicken around. Next door you have Drus, which offer the best patties around.
We would definitely return and stay here !

We spent 8 days at the Beach House Condos. We enjoyed our stay and felt safe. Security at all times at front gate and on the beach, Vincent and Errol took great care of us. Whether it was helping cross the street, getting us beach chairs, getting rid of some peaty locals or just answering any questions we had they did it all. The rooms were clean, we did have an issue with a light but it was taken care of promptly. The restaurant, Ocean Breeze, served up some great food. Many local restaurants down the street and also along the beach. Captain Jack took us to the island for the day which was relaxing and enjoyable. We definitely will be back. Oh, I can't forget the massages from Cecelia and her staff were some of the best!

This was our 6th trip to Negril and to the Beach House Condos. We planned a year in advance for a December 2020 trip to celebrate my wife's birthday but Covid had other plans and we were forced to cancel 3 days prior to leaving. Unpacking for a vacation that you never got to take is painful. The BHC was kind enough to let us change our reservation to December 2021. The reason that we keep coming back is the people. The staff is great and have become like family over the years . Buju and Bull keep the grounds impeccable and are great to interact with. The security team will bend over backwards to make you feel safe and to answer any questions that you may have. Mark and Janet do an excellent job in running the kitchen, the food is great and their staff is friendly and attentive. Georgia and Trio went out of their way to make sure that we were well fed and hydrated during our stay. The other great thing about the BHC is the guests. There are many people that have been coming back for years and it's always fun to catch up with them. It's also fun to explain to the newbies why we keep coming back and to show them the ropes. The beach/bar area is a gathering place for all of the guests and many a friendship has been forged there. We have stayed in different units over the years and they have all been clean and comfortable but the bulk of our time is spent on the beach so I can't say that the room is a big focus for us.

This is our second visit and it won't be our last. Upgraded to penthouse where we spent 2 glorious weeks! This is the place!!! Right on the beach, tons of space in that unit for 2 people and an upper level for sunning or taking in the panoramic views (oh the sunsets!), very private. We cook on vacation so enjoy having a full kitchen - went to the fish market and bought fresh fruit/veggies from Jean at the roundabout in the village. The grounds are beautifully maintained by Bujo and Bull. Room was kept spic and span by Sylvia and Marva. Gated property where Faulkner, Vernon and Vincent made us feel safe. Enjoyed talking to Walker at the restaurant. Very nice staff who have been there for years! QUIET as it's at far west end of 7 mile beach away from the resorts and loud music at night. Take the snorkeling excursion with Raymond as he swam with us to point out extraordinary sights we would have missed on our own! Take advantage of Cecile's and Karine's professional massage services - highly recommended! The beach is easy walking - saw something different daily (like stingrays close to shore!). The water was serene for swimming and so so warm! If you're not a resort person this is the place!

The hotel is so beautiful and well kept. We stayed in the level 2 beach house and the view is amazing. The beach is feet away and the water is warm and inviting. Anything you want from the bar Georgia or Jamal or Omar will help you, even on the beach. Walker will cook your meal while you swim and the security is so awesome there they help you with everything from beach towels to rides to town to keeping the rummies at bay. Special thanks to Al, Vincent, Errol, Williams, and Martique for watching over us and to the staff Janet and Diana for making our trip so memorable! Can’t forget the housekeepers Marva and Jennifer. The spa staff is equally attentive and Cecile, Cece, Nikki or other amaZing staff will attend to you. Jinx was our amazing driver and took us many local places including the Roaring River. And thanks to Bill and Buju the gardening staff for a special walk thru the gardens and so much more!

Our stay at the Beach House Condos was AMAZING! We had a phenomenal time from the moment we arrived to the moment we left.
We arrived after hours and was graciously greeted by Faulknor, the nighttime security. He was so warm, welcoming, and immediately made us feel at home. He made us feel safe and taken care of and as two women travelers, that was important. This was a phenomenal start to our trip and each day got better as we met the staff and enjoyed the amenities.
The room was perfect - spacious, comfortable, and the view of the ocean was breathtaking! The hotel restaurant has good food and drinks so you won’t be disappointed. You can even get a massage from Cecilia. It’s a great treat!
The hotel also arranged a driver to pick us up from the airport. His name is Owen (876-320-0634) and I cannot say enough kind words about him. He was professional and a very good driver. I think what sets him apart was his thoughtfulness. He helped us navigate every situation like grocery shopping, finding an ATM with US currency, taking us to local spots and ensuring we were taken care of and more. This was the cherry on top that makes it all come together nicely while reducing the stress of traveling international.
Every person connected with this property provided above expectation service and make this a remarkable trip for us. Thank you!

The room and the location were ideal, but they had the most apathetic, unfriendly, and unhelpful reception staff I've ever encountered in my entire life. How they work in the service industry is beyond my understanding.
Overall, I would not recommend that people travel/stay in Negril. Countless people looked at us as if we were simply a dollar sign and tried to take advantage of us by charging us 4-8 times more than the locals. Numerous others would engage us in unsolicited conversation and then insist on us paying a tip. Moreover, we were confronted with lots of sketchy people who inappropriately touched my girlfriend on several occasions, and became rude and irate when we wouldn't buy their crap or listen to their pitch.
The nature here is gorgeous, but I've traveled all through out the world, and this was one of the worst as far as people trying to take advantage of tourists.
There are far better destinations in my humble opinion.

This is a beautiful small property in the southern end of 7 mile beach. If you have a bigger group or like having a full kitchen it is perfect. Our group rented the penthouse, lower beach house, ocean house, lower reef and jungle house. If you have a choice penthouse, lower (and upper) beach house and ocean house have the best views! They are right on the ocean side. Literally a stones throw from water! Great security and staff! Vincent was amazing everyday on the beach and Albert was 7-7am at night. I’ve been to negril 3 times and if you’re looking for a non-all inclusive, this is a place I would highly recommend. I would return!!

Unfortunately we do not offer cribs for stays, though guests have brought along inflatable pack-and-plays for their little ones.
The power supply is standard U.S. 110V and plugs.

Yes, our Penthouse is on the 3rd floor above the Upper Beach House which is in the second floor. The units are directly on the beachfront and you walk right down onto the sands.
The Ocean House is a split level stay directly across and on the sands as well.

yes there are outlets and we stayed in the lower beach house, very quiet, don't think noise will be a problem...don;t need converters...lots of local culture on the beach and ask captain raymond, he owns a charter boat, and docks close to the bhc, have the guards point him out to you, about activities...the beach is wonderful, the staff as well as the owners... you could not have picked a better place...
There are more places to choose from in the Negril area.
