This stunning 200-year-old house is a true gem. The staff is incredibly helpful, kind, and friendly. We were treated like royalty, and the rooms are impeccably clean. The Sri Lankan food is amazing. My family and I will definitely visit again. Highly recommended!

The management cheat customers and curse customser a fool. I booked complementy room for two days in Manor House Kandy, Sri Lanka by paying RS 132,000 in 2021, due to emergency, I only can stay one day, after speaking to hotel management, they rejected to return any payment, but gave a voucher, telling it will be same as money when I go there next time. Then after that,in 2022, I made plan to go there, and called the manager T Raj, he rejected by telling there is no avaibility even no many tourists that time in Sri Lanka, but I only can accept. After this, it happened again when I called. In 2023, I called T Raj on Monday informing I was going there to stay, he told he would call backed me in ten minutes, then after 24 hourse, no any response; then I again called him next day, he told me the same that he would call back me within 10 minutes, then quiet for some hours, I sent text message through what'sapp, no reply. Today, I called him again, he told me the same, I got a little excited and asked him to call back me asap, then same thing happened. So I called him again, he reject to pick up the phone. I used other person phone to call him, he called back, when I told my name, he cut the line. After that I droped a text message through what's app, he told me I was a fool to call him again and again, and told to file case to me as a person threathening me not to call him any more. This is what I had experienced with Manor House Hotel Kandy in Sri Lanka.
Be careful when you book this hotel, it's okay for me to lose money, but problem is very rude and unhonest manager working there, no idea what will happen to customers.

I had booked last year at the manor house and pre paid the entire stay. AFter the bombing last year, I informed them 3 months in advance that we would cancel the trip and hence was asking for a reimbursement as per the hotel policy. After several emails and exchanges, they simply stopped answering me, and I am still expecting for a reimbursement which never came. I find that so unprofessional, and the fact of not answering anymore is clearly showing that they do not want to reimburse me.

I think The Manor House has to be the best small hotel that I have ever stayed in. The level of service and the attention to detail was outstanding. The room I stayed was fantastic, very spacious, and incredibly luxurious considering the amount I paid. The half board option represents very good value for money, and the food was great.
The staff could not have been more friendly and attentive, very nice touches like moving my table to the little courtyard outside my room for dinner, and then setting it up in the garden for breakfast. All the kind of things are often neglected in large 5* hotels.
I suppose for some the distance from the centre of Kandy could be a negative (around 10kms), but I thought the location was perfect after a long day sightseeing/travelling. It really was a perfect oasis in the hills.
All in all an unforgettable experience that would no doubt cost a small fortune in Europe for the equivalent.

Situated in a dark back-alley of Kandy this so called Manor house is an absolutely terrible place to visit let alone stay at. Starting off with the condition of the hotel itself, the place has completely fallen apart. By my best guess no renovation work has been done for the last two decades or so. As an additional bonus the rooms were filled with a generous assortment of local bugs. Secondly, there is the matter of how we were welcomed, or rather how we weren't. We had driven from Anuradhapura to Kandy so we felt quite exhausted when we finally got to the Manor House. First we had to wait for over ten minutes before someone decided it would be a wise idea to open the gate. After which the hotel manager then sat us down in some makeshift reception area and offered us an a la carte lunch. But when we ordered they told us to prepare the lunch would take at least one and a half hours. Instead they offered to make us some chicken sandwiches. I have eaten quite a few chicken sandwiches in my life but none of them were remotely as horrific as the abominations we were served. The sandwich bread was discoloured and soggy and the "chicken" was filled with bone fragments, the part regular people toss out, but at Manor House that is exactly what you get served.

Let's start with the good points. The house and garden are beautiful. It’s a big old colonial house, set away from the road in its own gardens and furnished (mostly) in keeping with the time period. Breakfast was excellent – sausage, egg, toast, juice, tea, coffee, fruit and Sri Lankan breakfast curry – and served in the sun in the lovely garden. We had a tower room, which was pretty and on two floors. There were lots of communal outside and inside sitting areas (a veranda and balcony at the front of the house, a first floor sitting room with small library, and informal reception). However, it’s worth noting that you need to be a bit relaxed about private sitting spaces, or the lack thereof, as most of these communal sitting area had bedrooms leading directly off them – there seemed to be one room right by the reception desk/front door, and our room lead onto the first floor balcony, where we sat out – however, this was also outside another room’s window.
As many other reviewers have noted, the hotel is about 8k outside of Kandy, and although this isn’t far in a tuk tuk, the traffic was so bad on occasions that this could take up to 40 minutes. The hotel doesn’t serve lunch, but does serve a set dinner – bookings have to be made in the morning. We had dinner one night, but weren’t very impressed, so didn’t repeat the experience. The main course (I’m going to ignore the starter of vegetable soup and the dessert of some kind of blancmange, as I didn’t come to Sri Lanka to eat English food from the 1970s) was chicken curry, rice and various vegetable dishes. It wasn’t very tasty (although Sri Lankan food sets a high bar) and was also all cold. We asked for the curry to be heated up – which they happily did – but brought it back slightly lukewarm, and neither of us were brave enough to eat it after that. As also mentioned, there’s no bar at the hotel, and they don’t have an alcohol license. They also seemed slightly surprised if you asked for any type of drink at all and there’s no menu or price list (we only found out what dinner cost - incidentally over twice what we paid for any other meal in Sri Lanka - upon check out) - you have to ask.
All in all, it’s a beautiful house, but feels like a bed and breakfast establishment, not a hotel. The reception set up is informal without any kind of manned desk, which made it quite tricky to find a member of staff, or the right member of staff, when we did have queries. Our room wasn’t serviced when we went out for the day; although the room was fairly simple so not much needed doing, new/dry towels in exchange for our damp ones would have been appreciated. The lack of usual hotel ‘upselling’ would normally have been refreshing, but there doesn’t appear to be anywhere nearby to buy lunch/dinner/drinks (there is a supermarket and grocers across the road for basics) and so the lack of amenities was just a bit frustrating. However, having said all this, none of the restaurant or hotel options in central Kandy looked particularly inspiring, so maybe it’s just a town where you keep your visit brief.

This hotel needs to decide what type of establishment it is and market itself properly. We should have stayed 8 nights and left after 5.
It works fine as a stopover for one or two nights, indeed the grand historical setting is worth the visit. The rooms are spacious and the grounds delightful. I could have happily wandered or sat and watched the amazing birdlife and read while seated for hours on the lawn.
If you are on a brief visit you will love this place and maybe appreciate the 'rather individual' way it operates.
If like us you want a hotel where you have the ability to mix lots of trips out with chillout time this is not for you.
The hotel does provide evening and lunch meals, but both are several courses and there is no choice at all - you get it all. Aside from this there is no catering - so if you want a drink while sitting in the grounds - tough! If you want a sandwich or a salad - no it is not available. You can ask for bottled water but there is nothing to keep it cool.
There is nothing anywhere near the hotel as an alternative so as others have mentioned its a TukTuk to Kandy to eat. Wait until after 6:30 to avoid nightmare traffic. While you are there grab some little nibbles from the supermarket, there is one just by The White House. If you want both lunch and evening meals and do not want to stay in Kandy all day that is two return TukTuk trips - a lot of extra hassle!
Breakfast increasingly became an annoyance for us. The coffee is cool and hardly has any taste, cereal is either cornflakes or cocopops and the milk is warm. You can have poached eggs (always good) or omelette (never tried) and always chicken sausages - despite being told I am vegetarian. Toast is slightly warmed white bread and you have to carefully ration the butter (no alternative) and jam(?). You are given a fruit platter which is nice but also a Sri Lankan series of dishes with no explanation of what they are. After day two we said we did not want these but were still given them every day.
I appreciate the staff cannot speak much of the guests languages, but a simple menu provided in different languages would be really helpful, especially regarding the Sri Lankan food - staff simply repeated the words over again when we asked what they were.
Our original room had no information in it, we were moved to another room because of plumbing repairs and only when we were packing to leave did we find a card offering snacks on request! We had asked staff what was available and this was not mentioned.
Nowhere in the hotel is there any information on the area and places of interest.
The bottom line is this hotel needs to start communicating properly and effectively with its customers. I hope you get it right because it could be great.
The two rooms we had were both noisy. The first one on the very front ground was right beside where people arrive and depart, plus next door have two constantly barking dogs. The upgrade we got was to the rear ground floor side right beside where the staff begin talking and working from 6:30.
Some questionable health and safety issues - but this may just Sri Lanka.
This could outdo the Queens Hotel for style and graciousness if the issues were addressed!

All your valid complaints could have been addressed to the best of my capability, if you had only brought these complaints to my notice, while you were with us. Hello - No drivers quarters but I believe that the Manor House arranged accommodation for our driver. Not far from the Manor.
This is a lovely old Manor - it used to be the Governor of Kandy's residence.
There are more places to choose from in the Nugawela area.
