We are a charming family-run guesthouse, located at the quiet and peaceful northern end of Ngwe Saung Town with only a 3 min walk to the beachfront and a 5 min walk to the town center. 1. Power outage is quite often. Let's say 60% of 24 hours will be powerless. So no need to book a room with air conditioner. And you'd better avoid charging your phone when power resumes, since the unstable voltage will damage your phone battery easily. 2. Hot water is not easy or enough, due to power condition. 3. Smelly toilet. And the small extractor fan doesn't work due to power condition. 4. Lot of mosquitoes in room. And a big hole in the mosquitos net. BTW, mosquito net is in single size, so difficult to arrange it on double bed. 5. Noisy environment because it is by the road. Bamboo made room is not sound proof at all. 6. Rain leaking in their bamboo made room. And the sound of rain hitting the bamboo roof is not that freindly or romantic as I expected before. Let's say, we need to shout at each other to make us audible. Another surprising case in a rain is that you will get some mouse freinds who share your bamboo room as a shelter. 4. Only the male owner can speak a little English. 5. When I query the other guest houses who provide better room quolity and nearer distance to the beach, I found out we were totally cheated. Since they only charged 40% of our price. 6. It is just a guesthouse, not a hotel or beach house. Don't expect anything. The only advantage in my stay, is the king size bed. Its softness is just alright for my waist.

Dear Zhang P We are really sorry that you did not like your stay with us and that mosquitos and mice wanted to be your friends. Not romantic, but nature. To spray toxic substances in the rooms that will ruin your health is a 'no go' for us. Other places don't care. The more insecticides the better. Why didn't you ask for a new mosquito net, we would have changed it quickly. Please take also into account that the general power blackouts in Ngwe Saung are not our fault. Even in the big beach front resorts you would have faced the same problem: They start their noisy diesel generators and, depending on the room price you paid, you get not only the noise but also the power back. About noise and rain: Did you ever try to sleep in one of the cheaper concrate bungalows, covered with corrugated iron? You should try: You can not sleep at all and you can't even understand your own thoughts. Did you know that foreigners are only allowed to stay in licensed hotels or guesthouses? Cheap pleases in Ngwe Saung don't have this license. We do and with it all possible insurances and safety standards that have to be met. But some hosts don't care this. So good luck to the host if something should happen to a foreigner. If you don't care about the host and you are the closest to yourself, stay there. We don't cheat anyone. We spent are last few nights of Myanmar here.we stayed in bungalows which were basic but adequate for our needs and we’re clean and beds comfortable it was great to watch everything going on from our porch outside our bungalow,I’ve noticed people leaving bad reviews because they weren’t happy in rooms with shared bathroom and didn’t like the futon beds which is stated when booking! A option I wouldn’t choose but if did wouldn’t complain the guest house has a restaurant and bar doing fantastic cocktails.Andy the manager has a really lay backed approach to everything which I got from the start if you require anything for your stay he will tell u too speak to the girls his laid back approach may be a reason people have found him unhelpful but it’s way if u need anything he’ll tell u to speak to the girls I got this but maybe not everyone will.The girls are fantastic and made my stay very special I’m really annoyed at reading reviews saying they couldn’t understand what people wanted and needed to smile more I have one thing to say to this the person writing review must have terrible people skills shame on you for being ignorant as the girls are spectacular and a pleasure to have around and I add entertainment they are completely natural and I Won’t have a bad word said about them.If you want complete peacefulness this isn’t the place for you but if you want a real feel for how the Myanmar people spend their holidays then stay as this is what I loved about it .

Wooden, simple but very clean and tidy houses. Very good location, great cuisine but the most important is the team. Andy and the girls create a friendly, family atmosphere there. You don't feel like a tourist there but like a guest and friend. We have received help in every area, information and tips. The comments I read about are out of date. Hot water and electricity are 24/7, wifi works. Breakfasts are delicious as are the rest of the dishes on the menu. A place worth recommending!

My girlfriend booked this place as a surprise to spend my birthday. We took a night bus from Yangon and arrived around 4:30 am. The reception is open 24/7 since there's always someone there. The room was clean and in good conditions. The breakfast offered by them has three options and they serve plenty. Everybody was friendly and helpful. Very close to the beach, maybe less than 3 minutes walk. Would certainly stay again.

We got there because one fiend had recommended us this place. We arrive early morning, and all the stuff was already ready and they gave us the room right away. The room was fine, stuff was unique and the food is definitely the best and great prices.

Costumer treatment is lacking, with no regard to concers we had with the room. These are dark and dirty, and we have ultimately felt that are not value for money. This was unfortunatly a different experience from all our other accomodations in Myanmar.

My dear valuable reviewers. Cooled down to 16C and sleepless you were arriving in the middle of the night at 3:30am with the so called ‘night bus’. You were pretty lucky, that you could check in super early already half a day before our official check-in time in your bungalow with freshly renovated bedroom. In the morning however you plopped up at our reception at 10am – not 8am as mentioned in your review - with your backpacks on your backs. You complained that the dusty, dirty and bad smelling room brought headache and fear of health hazard to you. Not even asking for the possibility to change to another room, you just wanted to give us back the room key. When we asked you to pay the cancellation fee as clearly written as cancellation policy as part of your online booking contract with booking.com (please note: NOT WITH US!) you refused to pay. When we asked you again to fulfill your contract you threated to leave bad reviews about us wherever you can do. We insisted on the cancellation fee and you wrote as much bad reviews as you could do. Not only at Trip Advisor. Oh my Buddha: In the Myanmar way is a “I DON’T LIKE SO I DON’T PAY” – for whatever reason - a shameful NO-GO. Doing this rude behavior you showed the world that insensitive and disrespectful guests are not welcome and that it is no wonder that in more and more parts of the world Antisemitism is growing up again unfortunately. We were kindly checked in at night time as the buses from Yangon arrive around 03:30. However, the room had unbearable unhealthy smell, the air in general felt moldy and dusty, and we were seriously worried for our health. We've never experienced such a thing in all of south east Asia. Sure enough, we both woke up with a pounding migraine. After we've regained our bearings at around 08:00, we've told the manager our concerns and that we could not stay in the room any longer for obvious reasons. He disregarded our complaints as the result of "renovations", and demanded that we pay the cancellation fee without any consideration to the fact that we were actually leaving because of a health hazard in his room, much before check in time. It is one of the cheaper places close to the beach, but we felt the need to pay more and breath freely.

We reserved a stay for 4 nights some days ahead over the phone and when we called to reconfirm our reservation on the evening of our arrival, we were told that our room had been promised to someone else as the person who took our reservation hadn't communicated this to the manager. Noone had called us to explain that our reservation had been cancelled. At that moment we were already on our way and about to arrive at 3am with the night bus. The person on the phone hanged up when we tried to object (and we could hear someone shouting in English in the background "His reservation is cancelled! cancelled!". When we tried calling back over the course of the next hour the phone appeared to be switched off. We quickly booked one the few still available properties expensive properties on agoda.When, four days later we visited the guesthouse and asked if a room was available for another two nights, explaining what had happened to the Western manager, he didn't appologize, shrugged his shoulders, saying he didn't know of anything and couldnt help us. He then admitted to remember and said something about his employee waiting for us the night before our reservation. Yet, our reservation and the arrival date had been very clearly comminicated and confirmed by the person who had initially taken our reservation. When we then asked the manager whether he could kindly help us find another place, he again shrugged his shoulders and said "Oh its so easy! There are so many places. Just go and ask!"

My dear readers. The reservation of this reviewer was made by a local by phone, telling “we will come with the night bus on …”. After the guests did not come with the expected night bus “in the morning on …” we tried to call several times the number that made the reservation. But unfortunately no contact. Because it is not unusual for locals to make a reservation by phone but never showing up, our western manager decided to give the room to one of the frequent other guests asking for room in the early evening. When the reviewer called us a short time before midnight to confirm the reservation the receptionist on duty could not find, of course, the reservation any more in the reservation book. … 4 days later … a foreigner girl came to our guesthouse together with a local guy. At first our western manager did not know what was going on when she complained. And you, my dear readers, should frown: Why did the girl – four days already in Ngwe Saung together with a Burmese speaking local - need assistance to find a place to stay and why did our manager just shrug his shoulders? Here is the answer: It is not allowed and illegal by law for a not-married foreigner-local couple to overnight together in the same hotel room. Perfect experience had here. We spent one week in this beach and every day were in this amazing restaurant. Very kind and helpfull staff. We totally recommended! Nice restaurant, delicious food, good music. We love this place.

This family hotel isn't so fancy maybe but it has really good vibes. Staff is fantastic- friendly, helpful and always smiling. Very close to the beach, just 3-5mins walking. We almost didn't feel that there is no electricity in Ngwe Saung bcs solar generator was working well. Rooms can be a little noisy although so if you are light sleeper take earplugs:-) It's really nice place to feel relaxed and happy so I can recommend it
