The hotel is located at the north side on the island Šipan in the very South of Croatia, a district of Dubrovnik and is only 9 sea miles off the mainland. This charming 75 room hotel is situated on the waterfront in Sipanska Luka Bay typically known as a “Riva” providing guests with “picture postcard” views of the bay and the visiting luxury yachts that anchor in front of the hotel.. Known for its charm as a fishing village, the bay also provides one of the best sandy beach locations in the Elafiti Islands and with a west facing perspective provides dramatic sunsets over the Elafiti Islands.Šipan is an experience hard to find anywhere else in the Mediterranean, a place for true originality and romance, an experience of the real Croatia, unspoiled by mass-tourism and its consequences.

This hotel is set in lovely well kept gardens with three well maintaned pools its a short walk from the beach main shops and restaurants. There is a small shopping centre next door which has a number of cafes and shops and a Dinos supermarket The rooms which are a good size wiith a nice well equiped kitchen were clean and the towels and bedding were changed regularly. The balcony was large and had a table and four chairs.
We would definately stay there agin if we visited this resort.

My family and I ate twice at Hotel Sipan in 7 days we were on the island. We chose the nights they had the all you can eat grill and so impressed with the quality and choice of food available.

There were choices for the kids too which made it a no brained for us.

Hotel Sipan, Sipanska Luka
The hotel is set in a wonderful location at the head of a bay with beautiful views.
Our room was spacious clean and comfortable with a sea facing view which was worth paying the extra for.
On arrival you are given two swipe card keys for the room.
On entering the room one card is inserted into the power slot to allow the power in the room.
The fridge is connected to this, so guests are advised to leave one card in the power slot at all times otherwise the fridge will turn off.
Breakfast was good and plentiful and is served on the patio area at the front of the hotel when the weather is hot.
The only drawback here was the wasps which could be annoying. Evening meals are also served here in the evenings when the wasps are not a problem.
Wine in the restaurant varies from about 150 kuna per bottle upward. For us evening meals were a bit of hit and miss, not that there was anything wrong with the food, just a couple of times there was nothing that tickled our taste buds.
There are several bars and restaurants in the village and the food is good and varied.
Sipanska Luka is a short bus ride from the port village of Sudurad.
There is a small beach about 5 minutes walk from the hotel.
The beach is pebbles, but if you enter the water on the right side, near the cafe, a short distance from the shore the bottom is sandy, however water shoes are recommended.
It is serviced, with sunbeds and parasols for hire.
There is also a small cafe/shop with outside seating, serving light snacks, coffee, soft drinks, ice-cream etc.
The bus timetable is co-ordinated with the ferry boats arriving and leaving so connections are easy.
Regular ferrys leave from here to Dubrovnik, calling at the other two Elaphiti islands Lopud and kolocep.
Lopud is a nice island but its main attraction is its sandy beach. This is situated about 30 minutes walk over a hill on the other side of the island.
If the walk is too much you can take a ride over on what can only be described as golf buggies. these take about six people at a time and cost 15 Kuna per person each way.
Kolocep is another pretty island. There is a nice walk over to the other side of the island to Gornje Celo, about 40 minutes. There is a small harbour here with a few buildings and a fish restaurant.
We had sea bass here and the fish is barbecued in full view of the customers.
Tip: when you get off the boat at these islands there is usually a large billboard at the harbour with a map of the island. Take a photo of this with your phone, and you can refer to it as you explore the island.
We also did two independent boat trips with local boatmen. Sometimes they will advertise at the reception.
In the first case it was a boat trip to Ston, a walled village up the coast. It was advertised on the reception desk as 200 Euros.
When ten people have signed up the cost is only 20 Euros per head, not bad for an all day trip. Note when paying, prices are converted to Kuna. These are small boats, 10 people would be the maximum.
Our second trip was to the National Park on the island of Mljet. This was 400 Euros, or 40 Euros per head.
This was a nice trip but quite lengthy, 3 hours there and 3 hours back plus 3 or four hours on the island.
Dubrovnik is about a 70 minute ferry ride from Sudarud. Unfortunately the first boat dosn't leave until after 12 noon. So you arrive in the hottest and busiest time of day. However there is a catamaran ferry which calls into Sipanska Luka itself.
This leaves at about 6.30 in the morning and will have you in Dubrovnik before 8am. We used this and it was a good choice, getting into the old town before the crowds arrive. We bought a Dubrovnik Card when we arrived. This will get you access to the walls and also to about 10 attractions/museums in the city. It will also give you free travel on the local buses. Good value if you go to all the attractions.
You can come back on this boat, but it won't arrive in Sipanska Luka till about 7.45 pm. We came back earlier on one of the regular ferries.
There are some nice walking trails in the hills behind the hotel.
You can walk to the top of the hill (Velji Vrh) where there is a good viewpoint. Note the trail appears to fizzle out near the top of the hill.
Look for a path through the bushes on your left about 20 yards before the trail ends. There are small churches dotted around the island.
Unfortunately most of these are closed, but some are worth going to see for the views. There is also a rough road which goes most of the way to the north end of the island.
When we were there, there was a digger extending the road all the way out to the north coast. You can also walk around the south end of the island from Sudurad.
One walk from Sudurad walks out past a monastery. At the side of the monastery there is a sign for the shore. We followed this track which passes through the monastery grounds.
It is quite rough and goes over a small hill and drops down to the coast at a small exclusive restaurant call BOWA which is situated on a small bay with a stony beach.
The clients for this restaurant are almost exclusively from boats and yachts sailing up and down the coast. We had a small meal there and it was delicious.
To save ourselves the climb back over the hill, the owner took us in his speedboat back round to Sudurad for 200 Kuna, not cheap but a great experience.
This is a chill-out destination, and if you want, you will find plenty of things to keep you busy. Enjoy.

Myself and my partner booked Hotel Sipan via Jet2 with transfers included. From airport collection to the private speed boat organised everything was spot on. When we arrived around 8.30pm we were checked in very quickly and our room was on the third floor. We went for a double superior room with garden view as from reading other rooms it was worth paying the little bit extra for this room. It didn't disappoint we had ample space and couldn't fault the room or the service for the entire stay. The garden view also certainly didn't disappoint and we had a lovely view over the village.

We stayed on a bed and breakfast board which was ideal meaning we got to visit most of the restaurants the little village has to offer. Breakfast is a buffet style and tended to be the same every day but we were both happy with that. I would however suggest trying to get down earlier if possible as we used to go to breakfast around 9am and on some days it was slim pickings on what was left however the breakfast team were re-filling as quickly as they could. I can not fault the hotel staff at all and the service was genuine and attentive throughout our stay.

There is also a mini-supermarket where you can pretty much buy anything and we tended to stock up on water for the fridge provided in our room.

We did eat at the hotel restaurant on a couple of occasions and again the selection of food was varied and on both occasions were great meals. As we went B&B we did feel that the hotel restaurant was slightly more pricey than some of the local restaurants but was still very reasonably priced.

The village has around 8 restaurants and we visited 5 of them. Every meal was absolutely fantastic, the variety of food was great and the service in each of them was excellent.

There is a small pebbled beach area where you can rent sun beds and umbrellas on one side of the bay. I would highly recommended walking along the other side where we found some lovely little coves and shaded area's if you are looking for some tranquility and shade from the trees.

There is a local bus that takes you to the other side of the island (10 minute drive) where you can get daily ferries to the surrounding islands and also get to Dubrovnik. Absolutely would recommend to visit Lopud island and Dubrovnik old town.

I would absolutely visit this beautiful island again and would certainly book Hotel Sipan again. The views are stunning and the island is peaceful and relaxing. It is a very quiet island so anyone looking for a complete relaxation holiday it's the place to go!

What a beautiful hotel on a beautiful island. We spent a week on the Island and it was absolutely one of the best holidays we have ever had !!! The island has only six restaurants and they all serve very traditional food on the menu. Delicious. There is also a pizza restaurant which is reasonably priced. a meal for two with wine can cost between forty to fifty pounds. Wine reasonable. The hotel staff were very friendly and the reception area had a good display of ferry and bus times so that you can take advantage of the island location and discover the other Islands and travel to Dubrovnik (this is a must !!!! the city walls are fantastic and the restaurants and shops within them are awesome. Don't forget you camera !) I would definitely recommend this beautiful quaint island to anyone who wants to relax and chill. iF you want loud and noisy, 24 hours entertainment and dining don't come here.

Hotel Sipan has recently opened under new ownership and has been refurbished to a very high standard (the air conditioning is working fine). The hotel is set in a beautiful bay on a quiet island. After staying in Zadar and Split it was a pleasure to retreat to somewhere where we could find isolated beaches, walk along coastal paths and eat great food away from the crowds of other tourists.

The staff couldn't have been more accommodating. They told us about the best places to visit, the history of the island, and even made us a packed lunch as we had to leave before breakfast was served on the final day.

Ferries to and from the island are regular but it's difficult to plan in advance as there are so many websites with different timetables. However there are plenty of cafes around the port in Dubrovnik to wait for the next ferry.

If you want an authentic experience away from the crowds of other tourists I would highly recommend Hotel Sipan. I would love to go back.

My wife and myself have just returned from a wonderfully relaxing week staying at this hotel. I am going to try not to repeat too much on what everyone else has commented on as I think it paints the picture. We expected peacefulness and friendliness and we gathered this in bucket loads.
The hotel is not five star but its a more than adequate three star - think people need to bear this in mind given the cost. The bedroom was functional for us, we had a classic village view with a lovely vista of the Church (see photo). Everywhere was clean and if I have one minor gripe is that landing carpets were slightly marked as were some of the walls in room - we expect this at near to end of season. The lounge area is lovely and on the one rainy afternoon we encountered we were happy to relax here.
We had booked directly with the hotel and if people are thinking of doing this then their help and assistance can not be faulted. Jelena especially would respond almost immediately and was so helpful during our stay - she could teach a few in UK about customer services! Transfers from hotel were on time and efficient. Unfortunately we arrived late so did not totally appreciate the forty minute minibus ride to the port, the ten minute boat trip to Sudurad or the ten minute journey though this luscious Isle. The return journey however almost became a highlight itself with the most amazing sunsets seen over Sipan and Dubrovnik.
In our opinion breakfast was excellent and we gorged every morning on the terrace just looking at the view and the world go by.
To review the hotel however has to be in context of its location. It is the central place in this village and although our other experiences were really nothing to do with venue it is why I recommend it wholeheartedly.
Our days were mainly taking the ten minute stroll to the beach area which in early September was quiet and peaceful. A friendly bar operates which is fairly cheap given it has a captive audience eg 30KN a beer.
Evenings we would meet at the No Name Bar which as we had read served the cheapest lager in the village at 16KN and in our opinion much better the Cafe Bar Luka which is next door yet is double the price. I shall reserve fuller comment on their pages.
Now the rub for us is that we are not huge fans of fish so we did worry that we would struggle to eat. We ate once at hotel however and it was fine but expensive and service was not as good as the daytime. We ate once at Konoba Taurus which we found poor but a lovely location. We thus dined most nights at Konoba Pizzeria-Lukrecija and feasted on wonderful pasta, pizza and kebabs.
Our evenings would end at the far side of harbour at Cafe Bar Aramis which has no listing yet on here despite it being open since 1984. This is by far the best bar as it has a lovely location and a buzz from the various small cruise ships that visit. We met some lovely people over a beer which was slightly more expensive at 20KN but worth it for the better quality Lasko.
So that was our basis of week at Hotel Sipan but my overriding memory will be simply wandering around the village and always being greeted by people with a smile. Here you actually feel part of the community from the elderly men putting the world to right outside the well stocked little shop, to the fishermen in the harbour and the women going about their daily work. There is so little traffic so even sitting out front of the hotel itself was a joy. The only noise during our stay was the peaceful tones of the church bells, the odd yelping of the local Golden Jackals (not dangerous and almost impossible to see) and the wake up crowing of a cockerel.
There are many cats that frequent the village. They appeared to be very well looked after and for non cat lovers they do not scavenge or make a nuisance of themselves. For cat lovers, most appreciate a stroke but seem overly spoilt on the fresh fish that is given to them by locals. We did see one that had been in a fight and found a Facebook site for SOS for Dubrovnik cats who responded immediately and confirmed the cats are well looked after.
I am a keen photographer so the village provided loads of scope to capture the essence of the village. It is a shame that many buildings have fallen into disrepair but it is a photographers paradise to photograph the various textures of the buildings. A walk up the Stjepan Church Tower is a must.
I am a very early riser so my day would begin at 4.30 on a walkabout on the Island and thus I managed to see most of it. Thank you to Boris the nightwatchman at the hotel for his helpful advice although I suspect he thought I was crazy as I entered the night before the sun had risen. The highlight is the clamber up Velji Vrh, the highest point on the island, and watch the sun rise.
We dont make holiday friends but you soon get to know a few other couple and its always nice to share experiences. Sipan is just that sort of slow paced lifestyle. It just feels safe here away from the mayhem everywhere else. Thank you Hotel Sipan for a relaxing break and now of course we have to adapt to the stupidly busy lifestyle we seem to think is acceptable.

Whilst the island of Sipan is undoubtedly beautiful we were very bored on this holiday. We were expecting peace and quiet but aside from a handful of cafes there is very little to do on the island. The hotel, though well maintained and modern, lacks any atmosphere and we ended up going to bed at 9 every evening as there was nothing to do.

Activities wise we tried the sea kayaking which was fun and did some hiking (the 'hikes' are just paths which lead to dead ends!) and we caught the ferry to Dubrovnik to see the old town which was a highlight of the trip. We were disappointed with the beaches on the island. They consist of small rocky areas and are covered in rubbish, we even found a used syringe on one in Sipanska Luka the other end of the island. This meant there was no where to sunbathe and swim as the hotel doesn't have a pool.

Food wise the hotel is hit and miss. Breakfast was poor with a distinct lack of fresh fruit, condiments and no toasting machine. For several days we arrived down stairs to find hardly any food left and the fruit basket consisted of a few browning slices of apple. Dinner was marginally better (we stayed half board) but nothing to rave about. The only redeeming factor was the local wine which was delicious and reasonably priced.

The staff were helpful and friendly but all in all we were very glad to come home at the end of the holiday. I would suggest visiting Sipan for a day trip or for 1 or 2 nights and staying in Dubrovnik instead as there is so much more to do and see.

If you are in need of a relaxing, chilled out adventurous holiday that won't break the bank then look no further! A brilliant little hotel with a choice of fantastic restaurants (Konoba Kod Marka is a must!!) on a rugged yet idilic island. Lots of walks and lovely little coves and bays accessible by kayak, which you can hire from out the front of the hotel.
Rooms were clean, modern and recently refurbished with lovely big window sills to sit and enjoy the view of the bay.
Breakfast is basic but ok and get down there early if you want croissants!!
A great week and I would highly recommend Hotel Sipan!

you want noise, drunks, screaming kids running around unsupervised, all day and night drinking, eating, food left out, more noise, loud music, navigating someone else’s stomach contents, constant activities, mostly including drinking, swimming pool with slides, vulgar adults. No sleep because of non stop noise, banging about, all inclusive.

If you want to relax, chill out, peace and calm then welcome to the Sipan Hotel.

The hotel has no nightlife, no swimming pool. The rooms are small, basic and clean.

The rest of the hotel is clean and well looked after. There is a lounge with books that other guests leave.

We did find the public toilets to be dirty, and realised that boats that moor in front or near the hotel use them, so it is very possible that this was caused by the non paying guests, leaving a mess, they were cleaned regularly.

There is a very good selection for breakfast.

We note that there have been some postings which say the breakfasts are not good. I can only think that some people want a full English breakfast with toast everyday. The breakfast food is mainly cold buffet, but remember, this is mainly summer accommodation, there is plenty of choice including for vegetarians. A lot of breakfasts are simply a (hard) bun, cheese, ham, sometimes a cereal, tea and coffee and that is about it.

I don’t see how the breakfast at this hotel can be rubbished. Plus weather permitting which it was for us, you can sit outside with a wonderful view.

If booking with Jet2 Holidays the option to pay for half board is well worth it for what you get, the only problem was it was limited for vegetarians, but I am sure that some arrangement could made at the hotel. We ate one night there, as only on bed and breakfast, meal was very good, and there was a good singer on (hotel does have some entertainment, but thankfully not every night, and does not go on late).

We came back from the pizza restaurant late, well about 23.00 and all was quiet, bliss, just like when the pubs in England used to be closed at a sensible time, no noise, no shouting, fighting, trouble.

The hotel reception acts as a go between to book trips, if they can get a small group of people together than boat trips can be arranged to various places.

Small safe usually in bedroom, no charge. If not behind reception in a room.

Hairdryer and fridge, not that good, does the job.

Soap, shampoo, shower gel replenished daily.

Personally we would not want to see any changes, no night life, no swimming pool, no building work to add on extra rooms, or knocking rooms through to make bigger ones.

The hotel works the way it is.

This was the reason we choose the hotel, and people who moan on about lack of facilities no pool, sauna, day and night time activities should really read up before they book, we did.

Don’t spoil the hotel, and don’t spoil the island.

Just keep it clean, safe and simple.

You wont have any time for shopping before you get to the ferry, we went straight to the mini bus, then to the ferry then by minibus to the hotel. There is a small supermarket on the island just a few minutes walk from the hotel, not sure on what they stock for a vegan diet, our room did have a fridge so would imagine the others have a fridge as well. Restaurants in Sipan have a good and varied menu.

Hi there I can recommend Holiday Taxis the cost is around £80 and includes transfer from the airport and boat to Sipan they then take you to Hotel Sipan by mini bus - it’s a lovely way to get to your destination and probably the same transfer as the hotel is offering. We are self catering this year in Sipanska Luka and booked our transfers with Jet2 when we booked our flights. Have a wonderful holiday.

Hi. Our transfer was part of the holiday package so unfortunately I cannot help but i am sure you could pay a lot less than 100 euros. I have to say it was not a quick transfer we were coached to a little cove and then the water taxi over. i hope you get sorted and have a fabulous time
