We were allocated a lake view room with terrace so woke up to a beautiful view in the morning. The staff was very helpful and friendly and the hotel was spotless. Breakfast provided a good choice of hot and cold food - delicious cakes and brioche along with cereals, yoghurts, juices and excellent cappuccini. It has a good sized swimming pool (although it looked very inviting it wasn't open) in a very pretty garden setting. Parking was free under the hotel and offered secure storage for our e-bikes along with the ability to charge them overnight. We could walk to the lakefront and into town very easily and there were numerous bars and restaurants to choose from. We were recommended the Pata Negra restaurant by the hotel which was just across the road and it was absolutely amazing (we ate in the Italian restaurant as opposed to the Spanish bistro) . The Ulivi is a warm and friendly hotel in a great location in a really super river and lakefront town. On Sunday we cycled around the Lake - fully recommended!

We stayed at this hotel in the week of August, super welcome, very nice staff, helpful and friendly. Ours was a room on the first floor with terrace overlooking the lake, very comfortable bed, perfect wifi throughout the hotel (and this is no small thing in hotels), bathroom with window and walk-in shower. Also recommended lunch at the bistro with salad and hearty sandwiches at a very honest price. Breakfast very varied with the possibility of making it on the terrace overlooking the lake. Finally excellent swimming pool, free and available and the possibility to rent bicycles on site. Nearby many restaurants for dinner and the beauty of the towns of Paratico and Sarnico. I so wanted to give this hotel a higher rating. And had we only been here for one night I probably would have given it a four.
The rooms are comfortable , clean and spacious. They are however utilitarian, and lack some of the luxury touches one would expect in a four star hotel. Bathroom was good with a large shower and good quality towels.

Breakfast was well presented and fresh. Breakfast room was 'cosy'.
The views of the lake and surrounding mountains from the garden were good. The pool, adverised as being open until the end of October, was in fact closed during our stay.
So why only two stars? Customer Service! During our second night the central heating pipes started banging loudly around midnight and continued until about 6 A.M., meaning we had no sleep. The banging was so bad that at one point the wall between the bathroom and bedroom was physically vibrating.
When I pointed this out to the receptionist the following morning, and I wasn't the only guest complaining, (unfortunately the receptionist did not speak German and did not understand that the other guests were also complaining) she looked somewhat perplexed, especially when I suggested our bill should be adjusted accordingly. When we came to check out she firstly presented me with the full bill, minus the cost of two coffees we had consumed at the bar. I queried whether she had actually passed on my concerns to the management, and if two coffees off the bill was really the level of service one should expect from a four star establishment. She then proceeded to tap some buttons on the computer and offered a 20 euro reduction off the second night. At this point we decided to take that as it seemed she did not have the authority to do any more. We booked this hotel on the grounds that we would be provided with two nights sleep and two days of breakfasts. the first night went well, the second night we had NO SLEEP, so the hotel failed in that part of the contract. deducting 20 euros from the second night bill effectively meant that we paid 132 euros for our second breakfasts. So our scoring reflects the very poor customer service and sleepless night we received at this hotel.
All businesses are faced with problems. in this case it seems that our second night was the first time thay had switched the central heating on for the season and hadn't tested it to ensure there was no air in the system. had there been someone on duty overnight we would have requested a room move, But, despite being a four star hotel there are no overnight staff. We stayed here as an overnight stop, but most people were there on holiday, rather than just as a stopover. The hotel is modern, clean and well situated, and run by a cheery group of staff. It has underground overnight parking, which was a real plus on a very hot night as we had bought some of the local Franciacorta sparkling wine to enjoy at home in Scotland, and I don't think it would have survived the temperatures approaching forty degrees in the sun.
Lake Iseo is often overlooked by foreign visitors in favour of its better known neighbours, but it is beautiful, less crowded, and well worth a visit.

We spent ten wonderful days at the Hotel Ulivi in Paratico.
You can park your car in the underground car park as soon as you arrive. Some (sufficient) parking spaces are reserved for hotel visitors.
We were given a very friendly welcome by all the hotel staff and were shown our very nice room (ground floor with garden), with a very short walk to the hotel's own pool.
The breakfast leaves absolutely nothing to be desired. The buffet has everything you can imagine for breakfast. Every day they come up with something new to make both the savoury and the sweet varied. We found the fresh honeycomb to be a particular highlight.
You can help yourself to coffee and tea, and if you want something like a cappuccino or espresso, you just need to let them know and they will bring it to your table.
The friendliness and helpfulness of all the staff at the Hotel Ulivi is also particularly noteworthy.
The outdoor area and the pool are very beautiful and well-kept and on our side there is either a garden or a balcony from the room.
The room service also does a very good job. The room was super clean every day.

New but poor furnishings, poor finishes, I would call it a mess!
The worst thing, the very uncomfortable mattress and the room was so hot that we couldn't sleep.
Let's move on to breakfast:

I have been absolutely blown away by this fantastic hotel. It is so beautiful in every way. The staff are extremely welcoming.
The rooms have everything you need for a comfortable stay.

The pool is probably the cleanest I have ever swam in.
In fact the entire place is so clean I would not hesitate to return again.

Our week at the Hotel Ulivi was very nice. The room with a balcony overlooking the pool and the very well-kept garden to the lake was very nice and very clean. You can hear the noise of the street on the balcony, but at night the shutters can be closed and a quiet night is possible. The breakfast is very good and offers a bit of everything: sweet or savoury, small cakes that change daily or cereals. The staff are very friendly and helpful. The underground car park is included and offers enough parking spaces. However, the entrance and exit are quite narrow for larger and longer cars. The way to the lake and the town of Sarnico opposite is really just a stone's throw away.

Small but very personal hotel with apartments located around the pool and garden or lake views. A Lidl 10min walk away for supplies and the same walk into Sarnico for many good value bars and restaurants.

Our pool opens the 1rst of April until 30 of September, during winter we keep it clean and open, but it is not heated.

We got a bus from Bergamo bus station to Sarnico and then it was a 5-10 minute walk to hotel. The bus took about an hour, but was quite cheap.

There are no shuttle service for Bergamo airport, but if you want we have our private transfer.
