Yes, this hotel is conveniently placed close to Ginza and not far from Tokyo Station, but I was left with a very negative impression. I am 100% sure that I requested a non-smoking room. I stayed several times at the Dai-Ichi Hotel Annex during a recent business trip to Tokyo and found it to be an excellent hotel for location, comfort and service. Stayed here for 3 nights, hotel is nice and clean, rooms are normal size, nothing fancy but very convenient for the business traveler. Location is great, at the Ginza area, many offices are close by, as well as a huge variety of restaurants and night life. Would have received 5 stars if they had some additional English speaking channels.

Next to Shimbashi station. Room is reasonable size for Tokyo and has all conveniences (iron, ironing board...) breakfast is western and Asian, just missing hard boiled eggs. I went to Tokyo Japan for business for a number of weeks. While I'm not a fan of living in hotels, the Dai-Ichi Annex was very convenient. This was my 4th time in Tokyo and 3rd in this hotel. Good connection by bus from/to Narita and Haneda airports. Rooms are of good size and comfortable. This hotel has everything you need for your business or mid level leisure travel. About 5 min taxi ride from Tokyo station and 2 min walk to major train station for traveling around Tokyo. The Dai-Ichi Annex is a great value hotel in an area of Tokyo that is otherwise quite expensive.
