Absolutely amazing location. We’ve stayed in beachfront bungalow, spacious, clean, comfortable bed, had everything in the room more than we needed. There were indoor shower and outdoor shower, separated doors to go in room, through the front door and another directly to the bathroom (in case we came in from swimming all wet and covered with sand), so we did not dirty our room. Cold towels and fresh welcome drinks when we’ve checked-in, polite and friendly front desk staffs. When we’ve entered the room, it was cool with some aroma that made us feel relax. The breakfast was great, many choices of Thai foods and changed everyday. Staffs go out of their way to make us comfortable and feel at home. Beach in front of the hotel was beautiful, quiet, we can swim and snorkelling there. Walking street was near, we’ve walked there everyday, sometimes just for have some iced tea and thai pancake (Thai Banana Roti).
Take a boat trip, it’s worth doing! Definitely recommended this hotel! Staffs are the best!

Not sure where to start, our stay at Bundahaya was wonderful from the moment we were greeted at the dock. We had a bungalow on the beach that was beautiful with a spectacular view of the beach and the Andaman Sea. The bungalow was spacious and the private outdoor shower and jacuzzi were a plus! Yes, there is also an indoor bathroom and shower... If you can get one of the beachfront honeymoon bungalows I would highly recommend it, it is worth every penny and whether it is your honeymoon or not, you still get the happy honeymoon cake!!!
The staff if extremely courteous. The pool is beautiful and you can swim up to the bar for your favorite drink or you can arrange for a massage in their spa. For couples, they have a beautiful private room with two tables for couples massages if you request it.
The hotel is also just a short walk to the "Walking Street" where you can find some wonderful restaurants and a litany of stores to browse. You can sneak to it the back way or just take a little stroll down the beach to get there, at night the beach is fun with the fire shows and the starlit ocean view.

This resort is nestled in a large area with good landscaping facing the Andaman Sea. The resort is actually located at the end of the Pattaya Beach. The open lobby is well designed and stylish. The villa is big and spacious equipped with a satellite TV, minibar, hair dryer, kettle and safe-box. There is a big bath tub room with rain shower and a smaller shower room. The room is well decorated. There is a swimming pool and a gymnasium just outside the villa. However internet speed is really slow with a speed of 0.4 Mbps. It is as good as none!
It is a walking distance to the Lipe Walking Street which is full of restaurants, massage parlors, diving centers and convenient stores. It is also close to the immigration office. It is less than 1 km to the Sunrise Beach. Staffs are friendly and helpful.
Breakfast is good with wide selection of western and local Thai cuisine. The setting of the cafeteria is special. Even without air conditioner, you don’t feel hot at all. They serve nice Thai tea.
You can catch the sunset in the evening at the beach front. However, the beach is not swimmable as it is full of rocks. You need to walk a short distance to reach to the sandy beach.
For your information, the price of this resort varies very much. The price can escalate to almost double the amount!
Overall, we had a pleasant stay at this resort.

The nice resort is located at the end of the main beach and just a few minutes walk to the Walking Street. The standard in the rooms, the pool and the restaurant is really good. We were picked up directly at the dock and had nice transfer and a really good welcome by the friendly staff. The breakfast was also good even though the best we had and the view was great. We had a room with a balcony facing the pool and that was a good choice. Very large room with nice comfortable beds and soft pillows. The internet was really bad and even though we complained they could not fix it. Another bad thing was that the cleaning lady disposed/stole all my vitamins, it could have been important medicine.

We spend most of our time in the swimming pool and enjoy cocktail buy 1 get 1 free for both 2 days of our stay, while there is coffee, snack and massage& spa availble in the same area.
I like the way of hotel staff manage our luggage and belonging even it need to transfer from land to the speed boat then to the hotel we do not need carry those bags ourself and they manange to the right owner and room, good system. This hotel is near walking street only 100 meter walk on the beach to the right side which is very convenience for traveller.

Ko Lipe is a wonderful island but on the contrary Bundhaya is terrible. First of all the price we paid for this visit is not a good fit with everything the resort had to offer. The staff is unfriendly, rude and incredibly lazy. So lazy that the cleaning staff doesn’t even care about sand in and on the beds, also replacing shampoo etc was apparently too difficult for the sleeping cleaning staff (we literally saw them sleeping on the floor) Another weird thing about the resort is that there was no good separation between the newly built part (where they are still building) and the old part making it strange that we had to walk alongside a construction site to get to the breakfast.
The facilities like their so called ‘gym’ and WIFI were old dated and simply bad. Their complementary breakfast was so terrible that we simple walked to the walking street to get a proper breakfast instead of eating theirs.
I can go on and on with the bad things we experienced at the Bundhaya resort, but I would like to finish on a positive note; Ko Lipe is amazing and the perfect place to relax.
Just one more tip: I would advice everyone not to go here but go for example to the resort Akira Lipe where we have dined and chilled with pleasure during our stay on the island.

I’ve given the resort 2/5 as I’m not able to give half points and due to the cost of our room and over overall experience I feel it’s fairer to mark down than up.
We contacted the hotel before we arrived wanting to discuss the option of having our vow renewal ceremony wedding here next year, bearing that in mind we were here to enjoy, relax but also scope out what would work for us and our wedding party next year. We booked the top room the honeymoon deluxe seafront, it was not a budget option and was for Thailand quite expensive. We had high hopes for this resort.
The same company operate the speedboats from a number of locations and we used them for a few transfers. This went smoothly including the hotel collecting us from the beach drop off and transporting via motorbike side car like there is all over the island.
We arrived hot, sweaty and exhausted after a 3 hr speedboat ride. Greeted with cold towels and welcome drink I took a seat while my other half checked us in, this is where we started to become disappointed. The reception staff were over efficient and grumpy, unfriendly burgeoning on rude, bearing in mind we could have been honeymooners (we were in the honeymoon suite) they didn’t even raise a smile. The saving grace during this time was the transfer guy who also brought our cases to our room, he was lovely and super welcoming.
Our initial reaction to our room was a wow, right on the beach, amazing views, big outdoor bathroom, big bed and cold air con. The room was also super light with plenty of space.
After our first night we quickly realised how terrible the mattress was, I mean it felt like a 30year old dormitory mattress, it certainly had seen better days. The room on closer inspection needs a little maintenance, taps not working properly in the bath meant we couldn’t use it, dead cockroach in the corner of the room which was still there when we checked out. Fag buts in the outdoor shower area from the previous guest that we’re still there the day we checked out. Cleaning was a quick sweep and re make the bed. Not properly cleaned in my honest opinion. However, give the hotel chance we didn’t get round to reporting these issues. So they didn’t get chance to fix them while we were there.
The room does have a tv with some channels and a DVD player too. An nespresso coffee machine was a lovely touch along with hairdryer and fridge.
The pool areas large with plenty of space, sun beds with pads and some in the water too. The wooden deck around the pool features some areas that need repair and I tripped on one area when walking through. The swim up pool bar is a nice idea but was rarely manned by any staff.
The parasols were all damaged and had rips and holes in.
The one restaurant the resort has does has plenty of space and breakfast was ok, has usually found cereals, toast, thai options, egg station etc. Breakfast was very average if I compare other Thai hotels and resorts we’ve stayed at, not amazing but also not terrible. Staff were friendly at breakfast but the annoying breakfast vouchers for each day after a few days became annoying. Surely they can operate a list of rooms with breakfast included.
We ate the first night there, but that was very different, food wasn’t so good and massively over priced for what we had. Quality wasn’t there. The 10% off food voucher given to us at check in was only for 1 meal which i think was a little stingy given the cost of the room.
The hotel is located a short walk from other bars and walking street on busy Pattaya beach, we have found every night that the Thai navy bar next door pumps out heavy bass til about 3am. Not ideal for a luxury, relaxing honeymoon room.
We didn’t use the spa so can’t comment.
Then there was the debacle of check out and getting us to the beach for our transfer. Causing loads of stress as they insisted we wait in reception and we were still there 35mins before our boat left. We were then dumped miles from the beach with no idea where to go. Really a miracle we didn’t miss our boat.
Generally for the 4 nights we were there we felt like a hinderance to them despite not really asking for anything. The two beach dogs seemed more pleased to see us each morning.
For us a good hotel gets the detail right, as a guest you should feel welcomed and shown some level of care and attention.

Koh Lipe is a beautiful island - the water is crystal clear and absolutely teeming with beautiful fish and coral reefs.
Bundhaya Villas, however, were not quite as beautiful. We were on our honeymoon so we lashed out and booked the beachfront bungalow. The location was great, right near the water and at the end of the beach so it was fairly quiet. But the room itself had some flaws. There was plastic wrapping left on the lamp shades and light fittings, one of the faucets in the bathroom was very unstable and unusable, there was a stain on the bed sheets, the outdoor bath took almost an hour to fill up because of the weak water supply and the tv was small and only really consisted of local thai channels. I know these things seem a bit petty, but when you pay this much money for a room it really should be very good.
We had a beautiful view of the ocean from our room, but we weren’t able to enjoy it because people were frequently sitting just out the front of our room, sometimes even on our deck chairs, so we had to keep our curtains closed to maintain some kind of privacy. In all honesty I thought they would have a private beach that could allow us to enjoy the view we paid for.
The water was beautiful and snorkelling was great, fish everywhere and the water was just so warm and clear. But whenever we snorkelled we had to be very wary of all the boats that constantly zoom through the waters. And we were only in a couple of metres of water. There are sectioned off areas to swim in that the boats aren’t allowed to go into, but even then I witnessed a boat drive straight over the barrier and come within 2 metres of hitting a swimmer. I was absolutely shocked.
To the credit of the staff, we asked for our in room safe to be fixed and it was promptly dealt with. But the overall attitude of the staff was fairly poor. Communicating was very difficult because few spoke any English. We were rarely smiled at or made feel welcome. We ordered a drink at the kiosk and pronounced it the way it is pronounced in English and the lady looked at us, ‘corrected’ us and made us feel like idiots, all the while a fellow co-worker started laughing at us.
The buffet breakfast was of a fairly low quality and small in range compared to other hotels/resorts of the same price range. There was no table service or roaming coffee/tea options or anything like that, which again are the norm at similarly priced venues. We ordered in room dining a couple of times which wasn’t bad, but unfortunately everything was drenched in fish sauce which kind of ruined each meal. Also, the ‘service tax’ is not included in any of the prices so be prepared to pay extra.
We decided to get a massage at Bundhaya’s in house Thai massage parlour. We opted for a basic Thai massage but the masseuse convinced us to upgrade to an oil massage. It was nice, but I ended up covered in a hug red, itchy and painful rash. I had to go out and buy medicine to treat it. It was so itchy that I wasn’t able to put on sunscreen or swim in the pool which put a huge dampener on the remainder of our honeymoon. I was so upset that I contacted Bundhaya to let them know and tried to find out what oil they used. I was then asked which oil I chose for the massage as they have 3 kinds, but we were NEVER offered a choice of oils nor did we know there was a choice. I found out what type of oil it was and told them that they really need to communicate this kind of thing better with guests to avoid their holiday being ruined. Instead of apologising and trying to make things right, he tried to tell me that I was lying and that something else gave me the rash. I was so disappointed in his attitude that I said I would include his extremely poor customer service and attitude in a tripadvisor review and then he didn’t even reply. I am so upset at how he handled things especially because this was in no way our fault and it was our honeymoon that was really affected.
Bundhaya could have been great, but because of the above I will NEVER return and would suggest you find somewhere else to say. We met people who stayed at the mountain resort which they said was wonderful. Such a shame.

Instead of apologising and trying to make things right, he tried to tell me that I was lying and that something else gave me the rash. I was so disappointed in his attitude that I said I would include his extremely poor customer service and attitude in a tripadvisor review and then he didn’t even reply. I am so upset at how he handled things especially because this was in no way our fault and it was our honeymoon that was really affected.
Bundhaya could have been great, but because of the above I will NEVER return and would suggest you find somewhere else to say. We met people who stayed at the mountain resort which they said was wonderful. Such a shame.

Bundhaya Villas was excellent! There was quite a bit of language barrier for those that only speak English, but a smile and "thank you" is always universal.
My husband and I stayed in a beach front villa and it was perfect. The villa was very spacious and clean. The only down-side, is that the outside shower did not have hot water. We also received several massages (at least one each day) at the spa and they were excellent!
The location of Bundhaya is great. It is very close to the walking street and the beach is very private. We only ate breakfast at the restaurant and it was a buffet with plenty of options.
Overall, our stay at Bundhaya exceeded our expectations. We saw several mixed reviews, but it could not have been a more perfect, relaxing vacation. My husband and I would HIGHLY recommend staying here!

We got the beachfront Villa and it's the closest villa to the sea by far in Pattaya Beach. The beach is situated at the end and alot of privacy. Unfortunately not very satisfied with the villa as it's quite old an run-down.
Cons:
1. The main door was faulty and we had to struggle to open and close each time. Was very frustrated.
2. Sink and tap were broken too. The tap was literally falling apart so we had to be very gentle.
3. Shower was placed so high even my hubby had a hard time putting back onto the holder to shower.
4. Umbrellas provided were also so old and faulty. Hard to close each time.
5. Breakfast was a disappointment. You get basically the same thing for the 4 days we were there.
PROS
1.Great location-next to Immigration counter and our villa was just a few metres from the sea.
2. Good service
3. Best beach compared to Sunrise and sunset Beach. Soft sand and no boats were parked at the beach the entire time.
4. Great massage rooms and the price is the same.

Yes rooms have air con.
We were also quite happy overall. Just try to get a beachside villa in the front row, with direct access to the beach. They are the best. Have peace of mind. I am sure you will enjoy your stay.

Beach front is really mean to that, just a few steps to from your bed to beach. But to make sure you can ask the hotel directly, try to talk with Henry - he's only one staff who can speak English properly.
I'm not sure for the airport transfer, because when I went there I use service from "lovely satun travel" that cost me 1800 THB for round trip transportation from Hat Yai airport to Pakbara pier and included Bundhaya speed boat and shuttle long tail boat from tourist center to hotel.
But the location of hotel is excellence, can walk to walking street where you can find plenty of good food at much cheaper price than hotel. If you love coffee, I'd recommended you to go to Bloom Bar (on walking street, near Rak Lae Seafood).... At there you will get the best espresso in Lipe!
