The staff was so kind to wait for us because we were late to check in. The rooms are so clean and comfortable. The territory is well maintained. The breakfast was delicious and with many selections. Fair and reasonable prices for the season.

Decent cheap hotel. Price-quality ratio 5/5. Clean, tasty, fresh, and very varied food (for the price). Culinary themed evenings, interesting performances (Arabic dancer, very good English guitarist). Very nice restaurant service. Beautiful, very clean and warm swimming pool (end of June). The only glitch was the lack of breakfast upon arrival in the early morning (after traveling all night) and the lack of paid breakfast before departure (also at night). We only got coffee and a cake, breakfast was gone. There should be a lunch box. I would like to add that we were traveling from Poland, from the Tui office, and it was probably the organizer's fault, not the hotel's. It's very far from the sea and you have to rent a bike or other vehicle, but it's a must for me on the Greek islands, because we have to go sightseeing :)

The room was comfortable but the half board experience was lacking the food was basic and almost the same everyday with little variety. Nice hotel but could be better. On the last day check out is at 12 and as soon as you check out the band is cut off. I asked about the evening meal as my flight was 23.30 and they said no more food! Poor!! Also the hotel is a good walk from anywhere.(about a mile)

Location is perfect, the hotel is very clean and well condition, fully accessorized with amazing pool view. Great breakfast, really nice, helpful and enthusiastic staff who took care of us during our stay. Rooms and the pool are great, we really enjoyed our stay and felt very welcomed. Thank you all, for our beautiful holidays!

Very happy with the room and balcony which were clean and spacious. Much appreciated the screen to the balcony which kept out night time mozzies, a pet hate of mine. Plenty of storage space, the bathroom was perfect - had a hair dryer if needed, the shower was standard. Chamber maid came in every day with clean towels and made the bed nicely. The food was cooked perfectly and presented well with plenty of choice for breakfast and evening meals. That said, could have done with some more vegetarian options. All the staff were friendly and helpful. My wife and I laughed at some of the hysterically bad reviews and were thankful there were no moaners there during our stay. For a 3 star hotel it is the perfect base to explore Kos, with a 10 min walk to the beach when staying local. One proviso, if you're a light sleeper as I am, bring some ear plugs because the local cockerels are all nighters. Also, coaches do come and go at all hours. Enjoy!

We picked Roselands because of its amazing location and it was perfect just to sit by the pool and relax. It’s also great base to explore the bottom end of the island. We’re definitely going to return.

Great property, very clean with friendly staff and a superb swimming pool-area. The location was just perfect for us. Atmosphere was majestic, room was spotless, spacious with nice pool view, quiet, with comfy double bed and soft mattress - pillows. 100% I will repeat this great experience.

Amenities in the hotel and room was great. Pool was very clean and well maintained. Sufficient loungers and delicious cocktails at the poolside bar. All staff were pleasant and positive. My room was largely well maintained, with nice decoration and fresh towels at the bathroom. Fair rates for season, so I would love to stay here again.

Beautiful pool view from our private balcony, nice gardens, delicious food at the breakfast buffet, very polite people at the reception and the housekeeping. Table tennis, sun loungers, beach chairs, sun umbrellas and 24-hour front desk were available at the property.

On arrival we were told hotel overbooked so they checked us in took 10:50 euro tax of us and then bungled us into a car and drove to the middle of no where to stay in an awful hotel , picked us up next day and checked us in , room was okish and clean , pool area was the best of all , pool bar side was nice and friendly when owners son wasn’t running it ( most ignorant / arrogant / unhelpful person on site ) did notice that young girls traveling in two’s or alone were prayed upon . Food isn’t worth going for absolutely disgusting , luckily we ate out every night , good points being ….. cleaners and Mano the older bar guy super friendly , pool area amazing. Just avoid eating there and just use it as a place to sleep and jumping off point to explore …. Air on in most rooms like ours didn’t work , we were also on ground floor and the locks to balcony were broke ( many a break in ) so avoid leaving valuables behind if heading out …..
