Palazzo del Mare, a luxury five star adults only hotel with 175 guestrooms, was built in 2008/9 and extended in 2010. It is located near the village of Marmari, at the north-west coast of the island of Kos, only 50 m from the beach, 15 km from the airport and 17 km away from the centre of Kos island. Just back from a 2 week stay and had a great time on the island of Kos. The hotel is very impressive, with fabulous pools and landscaped gardens. However. I was expecting something extra special in its services and food. Breakfast definitely lacked a full English, although plenty of choices. Evening meals very nice but again if you're used to 4* don't expect anything more. Disappointing. I would of expected toilets and a beach bar to have food and drinks on their section of the beach. Instead you order from the friendly chap at the beach hut and he will collect drinks etc for you and bring to your lounger. Evening entertainment not great. Would recommend Legends and Latin evening. Cocktails as mentioned previously waste of money. The hotel is not suitable for anyone with walking difficulties, unless close to main building. Nearest Tavernas are a good 10 mins walk on coastal road. Rooms very spacious and ours was in a great location Room 251, view of pool and close to restaurant. Staff are very friendly and hard working. Special thank you to the wonderful Alberto on reception. He brings life to this hotel. Had a great time but personally prefer to be closer to a few shops and tavernas and not stay where it is mainly Germans as I feel it was more catered to them.

Just returned from a lovely week’s stay at the Palazzo Del Mare. First impressions on pulling up to the hotel - wow!! What a beautiful hotel, lovely reception area and nice, spacious outdoor bar area. We arrived late in the evening and were given a glass of lemon water and sat down at the bar area to watch the entertainment. A short while after, we were taken to our room (216). A standard room with limited sea view (which you could see if you walked to the corner of the balcony) and looking out to a field with cows in. We were given a cold plate of a variety of salad type things to eat as we arrived after dinner time. The room was basic, but clean. However after a day or two, I noticed that the room was not cleaned thoroughly and there were hairs on the floor and marks on the bath/shower that were missed. The floor in the room was also dirty at times and I had to use the spa slippers in the room to walk around in to stop my feet getting dirty - especially after showering!! The day after arrival, we spent time at the pool area, again wow!! What an beautiful, spacious and immaculately clean and well maintained pool area with plenty of sun-beds which were never all taken up even with the amount of guests staying at the hotel. No race to put your towels down in the morning neither or fight for a sun bed which was lovely. The pool is the best pool I have ever seen and been in at any hotel I’ve been too! The ambiance around the pool area was quiet and relaxing and if a relaxing time is what you want, it is what you’ll get. Although I feel it was a little too quiet at times and could’ve done with some gentle music playing around the pool area in the day. The food was reasonably good. We went half board so had to pay extra for any drinks, snacks etc we wanted throughout the day but that wasn’t an issue. There was a good selection of food at breakfast and dinner but only downside is that if you got there later for breakfast in particular some of the items were cold. We ate twice at the pool bar at lunch and twice at the culinarium at lunch, swapping our evening meal to lunch which I would recommend. The drinks were also good quality and reasonably priced, although I’d say a little overpriced for certain drinks, ie €5 for a small bottle of lager was a tad overpriced! I also enjoyed the a la carte dinner at the culinarium (one free dinner included in your stay), of 5 courses. Although the only downside I felt it was a little rushed after we finished each course - not much time in between courses before the next one was bought out! The entertainment overly not great, bar Cuba night and the legends night which were both brilliant! I also enjoyed the white pool party down at the pool bar but wish it would’ve gone on a bit later than 11pm as I was just getting into the party spirit!! If you’re after more lively evenings, you’re better heading off out of the hotel. A majority of the staff were very friendly, attentive and looked after the guests well. There were a few that weren’t over friendly but they were in the minority. Special shout-outs to Vessi in the restaurant, Iona at the pool bar and Dimitria, who went above and beyond to make sure you were looked after and happy. There was also another waiter at breakfast and dinner who was particularly attentive but didn’t catch his name unfortunately and the bar staff were also friendly and attentive. One morning I had to ask 3 times before I got a coffee! I understand staff are busy but possibly a system in place to ensure you always have it by the time you come back with your breakfast would be a nice extra touch. I had a bartender recommended cocktail called a Mastica Sour one night which was delicious, so continued to order it most nights I was there after! The staff on reception were also very friendly and helpful, Alfredo was very charming on arrival too! Another shout out to Nancy on the animation team - she was lovely and always took the time to chat to you if you passed by or she passed by you. I did a language class with her on the first day, along with another British couple who we befriended on the holiday! I highly recommended a trip to Zia by night, a sunset cruise (both bootable by downloading the Tui app and apply the code “mobile10” for 10% off the cost of the excursions. The transfer bus picks you up and drops you back off outside the hotel too. Also, a trip to Kos town is a must (the bus stop is outside the hotel and cost €2.10 each way so is very reasonable) and the buses run every hour each way too. Pretty harbour area lined with bars/restaurants and shops down side streets. Overall a brilliant first holiday post Covid 19 pandemic. Because of a few hiccups along the way, this hotel lacks that complete 5* feel but it definitely has the potential to be amazing. Despite this, I would recommend a stay at the Palazzo Del Mare!!

We booked this is 2020 for 2021 but due to lockdown rules we had to push back another year. We (two couples) went at the beginning of June for a week. We arrived past midnight and there was someone at reception and the check in was pretty easy after a long day travelling. There was someone around to take your bags but we ended up having to take our own as we were the last in the queue and we didn't want to wait around any more. Our first thoughts were the hotel looked beautiful at night and definitely had the wow factor (it still did the next day). We were disappointed with our room as although we hadn't booked swim up, we had thought we would be near the pool (we didnt look at the layout of the hotel properly so may be our fault) but for what we paid and the 'deluxe junior suite with limited sea view' we weren't expecting the room we got. It's not in any of the photos when we booked so we just thought if it wasn't swim up it would be above. It was a block right by the reception of the hotel at the top overlooking a field with cows (quite sweet), we could see some of the sea I should mention and there was a separate smaller pool nearby but not one that we ever used as it was no where near the pool bar and furthest from the beach. Also we got the sun for a little bit in the morning and then our balcony was in the shade for the rest of the day and didn't see the beautiful sunsets from our room either. At least if you'd hang your swimsuits/towels out they would dry in the morning bit of sun. We decided to not bother complaining about the room as we just wanted to get on with our holiday and unpack and when someone, who had clearly been here before, complained about their room number at check in the night before they asked if possible to change they were told it would be unlikely as the hotel was pretty full). Food/Restaurants - I've stayed in a few hotels and this was probably one that I'd paid the most for, but the worst for size/number of restaurants and choice of food. There is only one restaurant for breakfast (and dinner) and a separate restaurant down by the pool where you could have lunch and one special dinner during your stay (we were full board+). The food was good, some days better than others but if you didn't eat as soon as the restaurants were open you had either lukewarm/colder food or there wasnt much left. The restaurant where you could have lunch was not buffet style, you had to order from a very limited menu so you would often have the same thing a few times if you didnt like things such as octopus. There was a board which showed the soup of the day each day and daily specials. The soups were really good and they'd bring you a basket of bread regardless. The specials looked really good but 50% of the time if you went for lunch past 1pm they'd be gone (even though lunch starts at 12.30) Also it's shame there wasn't more meat dishes and everything came with wedges, I would have preferred fries or rice. Also the same coleslaw salad was served as a side dish with most meals. If you are full board + you get with lunch and dinner a bottle of water, 2X soft drinks and either 2X wines or 1 beer. This was really confusing for us as for the first few meals no staff member really explained and if we asked for 2X wines they look surprised so we thought we might be charged for these. They do bring a receipt after each meal so even though we were full board+ we had to sign for £0.00 after every meal which became a bit tedious. There's no wristband to differentiate people (not a big deal but maybe could have made meal times easier). If you wanted a cocktail or any other spirits/drinks outside of meals you of course had to pay for this. I'm in two minds whether full board + was worth it as I would have preferred different food (we did go to another beach one day and ate there and also had one dinner out) but also there is nothing that close by so you would have to get a bus/taxi or walk a little while if you did eat out. A nice touch in the evenings is that with your drinks you would get some free nuts or carrots/cucumbers to snack on. Pool - the pool was lovely, nice temperature and never any issues getting a sunbed you wanted. No one really put towels out. It was very very quiet, I always prefer a little music around the pool (nothing too loud/crazy). When we went to the beach we found a lot of people spent their time there (not for music but they just preferred the beach). The water was pretty clear and some days there was some big waves which was fun if you had a lilo. The sunbeds at the beach were nice and comfy and there is a staff member there who will fetch you drinks which was really nice as saves walking/going back and forth from the pool bar. NOTE: The pool bar doesnt open until 11am, I think you can get milkshakes or coffee before if there is someone there. They start opening up around 10.30 but I don't believe you can get something alcoholic until 11. Entertainment - There is an app you can download to see the day schedule. There was different things like yoga, ping pong, beach volleyball that you could book but we didn't as we saw the yoga (I think) on the first day and there was only 1 or 2 people doing it. In the evening there were different entertainments. E.g a dj or some dancers and this was all held in the outside bar area next to the restaurant between 9.30 - 11.00pm and then everyone just leaves. Again it's still pretty quiet, a few people went up to dance and we bought cards with us to make it a bit more fun. The staff really tried to keep the energy up and the bar staff were really nice too. Myself, partner and 2 friends are all around 25 years old and we were definitely the youngest there. We got chatting to another english couple on the last few days who had just arrived (probably in there 40's) and they had said they wished there was more younger people were there to create a bit more of an atmosphere. I'm not expecting ibiza/pool party or loud annoying music but if we laughed in the restaurant at dinner time everyone would turn around to look... Staff- the majority of the staff were really nice. You could tell a lot of people were new which was understandable after the pandemic however if you would ask a question everyone would give you different answers which made things confusing. Only a certain few could speak english. It helps that they have on their name badge what languages they could speak. Special shoutout to Redi (bar staff) and a few others who's names I cannot remember but the gentleman at the beach, he blonde waitress at lunch and there was a lovely guy at reception who gave us good recommendations for beaches/places to eat. There was a few instances where we would flag down other staff to order more drinks and they would take down the first persons order and then walk off before we'd finished! Spa/other - we didnt use this so cant comment but it looked nice from the outside. I did have a massage on the beach (organised via the hotel) which was really nice on the last day. We had a late flight back so we had to check out at 11am. We left our bags at reception and enjoyed a full day at the hotel and you could book a shower later on to freshen up and you get new towels which is good as well as usually you only get 1 new one a day. Room - the room was pretty modern and cleaned everyday if you left the card on the door. We did get a few bugs (ants etc) from time to time but that's not necessarily the cleaners fault. A few negatives - the shower was in a world of it's own and sometimes when the pressure increased (by itself) it would launch up and soak the ceiling and bathroom. There were small toiletries which we didnt use except the hand soap. I got shampoo, conditioner and bodywash from the hotel shop which was pretty expensive (around 25 euros), I wish I bought some from home. If you're a girl who likes to sit by the mirror to do your hair/make up, you need to sit on a few pillows as the mirrors are quite high. I also prefer having a full length mirror and there isnt really one in the room. There are two long ones either side of the bed but blocked but the lamps hanging down. There was a lot of creased outfits as there is no irons in the room. Our air con sometimes stopped in the middle of the night so we'd wake up really hot in the morning. If you want to dry your hair properly, bring your own hairdryer because my yawn blows more air than the one in the bathroom! Overall it could be the most amazing place for you depending on what kind of holiday you are looking for (quiet, early mornings and early nights). I understand that it's adults only but I've stayed at another resort via TUI in Rhodes that we paid a similar price for, maybe less and had the most amazing holiday/better experience overall. I would not return to this hotel again but I think it does have more potential so hopefully they can take some of the above on board.

This place suited us down to the ground! Adults only and set in beautiful spacious grounds, near the sea. We had an excellent holiday (May 22) We had a 'standard' room i.e. not a swim up - I just don't like ground floor rooms. We were lucky enough to have room 282 which had afternoon sun and a sneaky sea view. We could just see sunsets were stunning. The room was spacious and beds comfy. Shower over bath (which as you get older can be a challenge!) When we asked for some extra coathangers they were there within minutes! Their response time on any issue is rapid. TV is limited to news channels so take your firestick or downlaod onto your tablet if you will miss telly. The room has a fridge and a litre of water is delivered daily. Our cleaners were lovely and I can honestly say that all the staff were as good as anywhere in the world. As others have mentioned some of the rooms are in the shade quite a lot of the day which might be a positive in the high Summer. All staff were brilliant. The gardeners work so hard and it is beautiful. Shout out to Dimitra on reception and Mr & Mrs Ivanov (Ivan and Vessy) who served us beautifully in the restaurants. The food was really good. The buffet offered plenty of selection and good quality. Sometimes the food was a bit luke warm. I did wonder if a microwave might help with this. Breakfast with Irina the omelette chef made me smile - she definitely needs some charm school lessons lol :) The beach was across the street and the pools are amazing! The biggest plus for me was you could always get a sun bed and your neighbour wasn't on your lap - oh and there was no 'animation' I really hate that forced gaiety (although the next door hotel clearly had that, so if that's your thing go there!) There were activities but they were done so that others didn't have to watch. Evening entertainment was low key on the terrace and I felt they needed a few more singers for variety, but the dancers were great. The hotel were still adopting the face masks in public areas rule and I was happy about that - other hotels were not. I would say this is a hotel for couples - and particularly those who are happy in each other's company. The age profile by our second week had gone down considerably. Location is good - a bit of a walk to Marmari where there are a few tavernas and a supermarket. The bus to Kos town stops outside the hotel and takes half an hour. Definitely worthwhile. We hired a car through the hotel and it was well priced and very understanding when I had a little bump! As you can tell I loved it. Those with significant mobility issues might find the long walk to some rooms an issue? I guess my only constructive suggestions are that they need umbrellas by the tables at the pool bar. I hope we will be back.

We have just returned home having spent 10 days at the PDM, feeling super relaxed and revived! Firstly, I would just like to emphasise how incredible the hotel staff are, they really are an asset to the hotel, we experienced exceptional service especially from certain members (Redi, both Giorgios (bar and beach). These guys are really friendly, hardworking and professional and we always had big smiles on our faces when we were in their company, always willing to go above and beyond to ensure everyone was happy. The staff in general are always happy to help and their focus is on the guests enjoying their holiday. The hotel itself is beautiful, it has been laid out in a way which makes you think it is quiet even though it may be at full capacity. The pool is huge, the grounds are immaculate with beautiful flowers and greenery throughout. Room - We had a swim up room with a terrace which was such a nice treat and highly recommended! We shared our pool with 3 other rooms which wasn’t an issue at all as we always seemed to have it to ourselves. The room itself was spacious and the bed was very comfy! Food - We were half board so had buffet breakfast/dinner - this was nice enough with plenty of different options. We also ate at the pool bar a few times (lovely beef burger and also club sandwich on the beach (after 3pm). The omelette lady was brilliant, always cheerful! Entertainment/activities- the evening entertainment was varied and the performers all put a lot of effort into the shows. There are various activities throughout the day which you can join or reserve via the app - there is something for everyone! Beach - the beach is just across the road from the hotel, with plenty of sun loungers and shaded areas for those not wanting to be in the sun. “Gorge Clooney” was great, always cheerful, kept us topped up with our strawberry dakari’s! Area - Marmari is very quiet, with not too much going on, but there is a small village up the road from the beach (10 mins) were you can go for food/drinks. We ate at Artemis, Sugar and salt which is next door is open till late and the owner is super friendly and looked after us well (as did the guys at Artemis). There are also a couple of places which showed the sports nearby, (Sunset and Alexander’s). There is a supermarket and tour agency. We also liked Rose’s pizza cafe. We hired a car (from the hotel reception) and did some exploring of nearby towns. Bus stop at the bottom of the hotel takes you into Kos Town and costs euro 2.10. There were a few hiccups during our stay, which I will not go into, however this is to be expected, it has been a very difficult time across the globe with staff shortages following the pandemic meaning that new staff have needed to be found. The hotel has not been open for very long this season so a few teething problems are to be expected, I don’t think this is in any way unique to pdm. Please be patient, kind and be mindful that people are working hard to deliver the standards expected. Overall we had an amazing holiday, thank you again to all the staff, especially our 3 amigos Redi, Giorgos and Nikos : ) I think that this hotel would be for you if you are looking for somewhere peaceful in a beautiful setting, it really did make us feel so relaxed. It will not be for you if you are after somewhere with a party atmosphere!

We have stayed at this beautiful hotel several times over the last few years, as it keeps drawing us back again, due to the stunning scenery, lovely pools, friendly staff, beach locality and relaxing ambiance. We have just returned and unfortunately this year we had a few disappointments. Firstly, the first half of our stay, the housekeeping service was below normal standard. Our tea and coffee was never replenished! I had to leave an empty teabag packet on top of the kettle to remind her to replace tea and coffee! Secondly, we were left with no towels and had to go and find her for fresh ones. Then on another occasion, she forgot to leave us a floor mat. The room was not cleaned on a par with previous visits. The second housemaid towards the end of our stay, needed no prompts and the service improved. Secondly, some of the breakfast items were cold and slow to be replenished, it really isn't nice eating cold beans and sausages. Thirdly, it is now being encouraged to download the app for activities etc. and I feel that yes, we must move with the times and get on board with new technology but it does tend to exclude those of us who are still coming to terms with apps and on the occasions we did try to access activities , we had no signal on the TV. This was extremely frustrating. The list of activities and flight times home, which used to be situated next to the library no longer exists. I know we are trying to reduce carbon footprints but surely a board displayed with this information ensures that everyone has access to all this information. With regard to the omelette lady, speak clearly and loudly and you will not have a problem with your order! Although we did really miss the previous omelette lady, who was always very jovial, smiley and engaging. It is nice to see that this hotel is attracting more younger couples. Not sure if we will visit this hotel again, but will certainly be looking for a similar experience at another TUi adult only hotel.

A very nice well managed and maintained 5 star hotel, good friendly staff very professional and friendly specially one young lady at front desk named Maia, with a lovely authentic smile. On the first day when we were still waiting for our delayed luggage to arrive from airport and my wife was worried about charging her mobile, she offered to bring one from home so we don't have to buy one. All up the hotel was well managed, the rooms nice and swimming pool very beautifully designed and maintained, Nice breakfast and dinner options, good entertainment and life shows after dinner. There is even a personal representative from TUI group to look after your concerns , like ours concerns with delayed luggage. Well done we definitely go back there again and again.

I try my best to tell those things which helps other people to find best Hotel for them. This Hotel looks fabolous outside with wonderful pools. Hotel is very clean and well kept for example all the flowers and green areas were beautiful. Hotel is by the sea, only a tiny street to cross, and hotel own sun beds there were super 👍. We had a superior dbl room with access to the pool, but I think it’s the same take a cheaper dbl room with balcony because then you also have an access to the same pools from the sun beds. Our terrace was in shadow after 1 pm so we had to take a sun beds by the pool too. The rooms are tidy but nothing super nor five star experience. Nearly all the other clients where germans, mostly 50-66 years old, but there was also young couples. The food was ok, lots of fresh fruits and vegetables. Only big downside is the food at the a la carte “restaurant “ , I can’t recommend that. If you want to have a relaxing holiday, this hotel offers it, but if you pferer more lively atmosphere this hotel isn’t. If you are looking more sophisticated five star hotel with glorious rooms this hotel isn’t. But we had a pleasant time there and the staff is very friendly ( though the omelette cooker I find it very rude) even though they always speak Germany to us.

Highly recommend a stay at this hotel! My mum and I booked the swim up room, which I would also recommend doing. The rooms are lovely, modern and clean. Super comfy beds and sheets, and it’s so nice to have the spacious private terrace and swim up access as well. Totally worth paying the extra for. The staff are all friendly and can’t do enough for you. Buffet style food, we went half board, it’s all tasty enough, just standard buffet style quality! The beach at the hotel is just across a super quiet road and it’s a stunning beach with private sun beds on for the hotel guests. The grounds of the hotel are really beautiful. It’s very quiet and peaceful, adults only which is what we wanted. You can walk to Marmari which is a small village with a few places to eat and some supermarkets for supplies. The bus stop for the bus to Kos is right by the hotel and takes 30 mins ish to get there. Overall a good location for a relaxing stay, but not if you want lots of things to do. TIP - Request a south facing swim up room as there are two sides of the hotel and the other side to us the rooms face north so definitely worth doing this to get the most of the sunshine. Overall, a beautiful and super relaxing hotel, highly recommend if you want a chilled out week in nice surroundings!

The hotel site was beautiful, and the facilities, staff, the amazing buffet food and restaurant, activities and location were all great and were really impressive. Our room, however, was really disappointing, and definitely not up to 5* standard. When we arrived our room smelled really badly like must/stale cigarettes. Our shower was also really rubbish, and the water would run along the shower screen and flood the floor. We raised these issues with reception staff and a TUI Blue rep and no one got back to us. We had to keep the balcony door open to make the room tolerable and soak up the water on the floor with towels which thankfully were changed everyday. Although overall we had a nice holiday, due to the issues with our room we would likely not return and would be unable to recommend the hotel to friends and family.
