For 200THB this is above and beyond in terms of quality in town. We stopped for one night after coming on the slow boat from Luang Prabang and heading for Pai the next morning. One night at this hotel was included as part of a Mekong slow boat package via Travel Hub.. so to be honest we weren't expecting much! The all wooden room was special but very clean - but there was open to the outside so insect could get in - that wasn't really a problem though because it was so clean and because of the mosquito net - the garden is very beautiful and the staff is friendly and they speak English! Don't understand the poor review on this hotel. Peoples expect high end hotel with a tour package. They probably get 100bht per room. What do you expect... My advise do your own tour next time ! I stayed here for one night on a group tour. My room was on the top floor (only 2 floors) facing the pool area. The room was small; however, the bathroom was quite spacious and the polished concrete is a nice touch. The air conditioning worked well. This place gives very good value for the price. Air conditioning a swimming pool free breakfast free wifi all included in the price. You can't go wrong The rooms are a good size. They have "outdoor " toilets. The beds are comfortable.

Did not expect much but it turned out quiet good. Clean basic rooms with decent beds. Good diner and simple breakfast. The pool was nice (50bath pp) and so were the showers. The noise the dogs and cuccoo's make is a bit annoying but no problem if you have earplugs. Would definatly come again if I was around.

We just staied there for one night as it was part of the package to go from Chaing Mai to Luang Prabang. I would never stay in that Guesthouse again. As there are better choices around. To use the pool you have to pay entrance. The food is average. The bathrooms are shared and seem not really clean.

+ stayed here for one night (part of a tour) + good wifi + places looks nice - wooden walls, so very noisy - you have to pay for the pool - people speak very bad English - shared showers have limited hot water
