... but only got a breakfast 5 minutes before 7:30 on one day. Jill claimed we did not ask for it both days. Phone was answered 1 of 3 times only. Room was not made up. Maybe you have to ask for that too. I wish I could say only nice things because when the breakfast came it was excellent, but...

I stayed at Peppertrees while visiting the University of Arizona right after Halloween.
The location is perfect, just down the main avenue. I was first struck by the amazing Halloween decorations. Then came the room - I wasn't expecting having my own bungalow! With its own kitchen, living room, bedroom and a wonderful patio with space to lounge and enjoy the sun.
The breakfast is TO DIE FOR - you get a "a la carte" type of service, in your room, with homemade and exquisitely cooked savory, sweet and fruit delicacies.
This was a piece of paradise. I would come back to UofA just to stay at Peppertrees again!!

I love Peppertrees. When I made the reservation, I had no idea I would have my own bungalow! I had a kitchen, living room and bedroom and an outside patio and hammock! Lovely, and the breakfast (included in the room cost) is served outside on a shared patio or at your place. I was there for a conference at the University, and this was such a great place to come back to. Also, a very short walk to nice restaurants and a great market (Time Market) which had everything you would want.
If I get back to Tucson, I will definitely stay there again!

Place is convenient to University of Arizona. Breakfast will be late if you don't ignore the posted sign which says five minutes and listen to the plethora of instructions. We had 8:00 AM meetings both days but only got a breakfast 5 minutes before 7:30 on one day. Jill claimed we did not ask for it both days. Phone was answered 1 of 3 times only. Room was not made up. Maybe you have to ask for that too.

I wish I could say only nice things because when the breakfast came it was excellent, but irritation when there is an issue is not hospitable.

I am very sorry that we were unable to meet your travel needs and that your stay with us, was a negative experience for you. Since your stay was booked and paid for by our local State University, we of course, did not have any direct communication with you or your associate, prior to your arrival or hence afterwards. While I don't agree with much of what you stated above, I am still very sorry you were not pleased. Best of luck in your future Travels.

We loved this place. Mostly standalone houses, near the university, and very comfortable and stylish. The beds were very comfortable, and my bedroom had a small kettle for making tea as well as the usual coffee makers, and a fridge with creamer. Outstanding for the jet lagged early riser. The breakfasts were the best B&B breakfasts I've ever had. Our hosts were very kind.

My husband and I had the absolute best experience at this beautiful bed and breakfast. Everything from our arrival to our leaving was done so tastefully and professionally. We showed up about an hour earlier than scheduled, and Jill was so accommodating and helped us into our suite, even though we were the ones at fault with arriving at a different time than we previously told them. Peppertress definitely goes above and beyond, and the breakfast was delightfully presented and scrumptious!! The rate is very reasonable, especially considering everything that is included. If we are ever back in the area, we will most definitely book with Peppertrees again!
