Did the no AC room bc it was a “special” 300 baht vs 550 baht for AC. Wouldn’t be that bad except the only option the gave me was room 1, bottom corner near road. Barking dog/weird noise/old lady yelling at all weird hours. Large roach in bathroom. Lots of cracks so mosquitos get in. All concrete, not seeing the renovations they mentioned. It’s not the worst place I’ve been to, but these reviews hype it up too much. I think it should have been a bit cheaper. Office/main quarters closed 8pm-8am. Owner makes a great iced late. There are cats all over the inside lounge on leashes. Not everyone’s thing, just be aware. They are mostly nice. But yeah, I asked to see more rooms by the first employee I found and was just thrown into the worst one and told it was the special rate, even though I could find the same thing online. Granted, my fault for only knowing English. The thing is, it’s become preferred to do things online versus in person with cash I guesthouses, which baffles me.
The redeeming factor in this experience is that the owner showed up with several maps and GREAT info and recommendations. I hate to give a bad review bc the money I spent on the room was worth her maps. But still, the pictures others are posting on here do not tell the whole story.
If you don't mind a non-AC room and a hostel type room then this is a great stay.
The staff was extremely helpful in helping us get around the city. They mapped out everything for us and told us exactly where to go and where not to go.

Our room was at back in ground floor, no natural light. Not quite what you see in the pics.
Staff are amazing, we arrived before check in time & was sat down with a refreshing herbal tea. The "Boss Lady" explained everything we can do with a very detailed map (great as it was our first time in chiang mai)
She helped us organise a scooter to rent and made us feel at ease handing over our passport to the scooter company. (They were also fantastic-we extended our scooter rental and all we had to do is let the ladies down stairs aware who did all the phone calls for us)
People have moaned about the location- ARE YOU SERIOUS!!!! - This hostel is next to many 7/11's... The local food market is a 2 minute walk where you can have lunch for 40bht! - great local food.
The Local Thai Boxing is only 5 minutes away (was amazing only 600bht each) with amazing all you can Eat BBQ restaurants (cook it yourself) located next door. They also have a lady boy show (we didn't visit) but looked like a clean safe venue.
The old city is a 5 minute bike ride (FREE PUSHBIKES) so everyone who said its not local to anything are most likely lazy tourists.
Rooms are cleaned daily to a good standard, always fresh towels and toiletries.
We had a AIR CON Room - the people who moaned about it being to hot....well that is what happens when you travel to a country with 30 degrees heat and you only book a fan room.
Tv in rooms are good, a few English channels with films on. WIFI is also very good, we streamed a lot of movies on our iPad. This hostel has 5 wifi connections so never slow download speeds.
The beds are okay, could be a bit softer but much better than other hostels we stayed in. That is the only thing I could moan about but I would 100% return to this hostel next time we come here.
Yes toilets are located outside on your balcony but they are very clean and to a good standard (bugs are natural, this is Thailand so you may bump into some) we DIDNT have any in ours. Showers are nice and hot and for me it was nice to have a balcony as I am a smoker.

We stayed here 3 nights and asked to leave out big bags here for a week whilst we visited Pai. Nancy the lovely lady who works here said it wasn't a problem. When we returned, we stayed another night.
On arrival Nancy was really helpful and gave us a few maps, telling us where is good for food, where's great to visit etc. Her English is very good, and she couldn't be more helpful! All the staff here are really friendly.
We paid 500THB a night, room cleaned every day, great aircon, really good wifi, situated just outside the old town so we had to use a scooter to get around or book an uber which wasn't an issue.
Highly recommend for those who want a good night sleep.
