The pool and Lake Ariel are also nice. We stayed at a house on Woodridge Drive that slept 10. The houses are very rustic and there are so many trees that make it all look so dark no matter what time and what weather. Many driveways are gravel so if you have elderly people with you (or a drinking crew!) it's tricky for them. The neighborhood was not noisy even though it looked like a high capacity and it was a great weather weekend so I think we would have heard more because so many people must have been outside. I liked the lake house for the weekend. We are more ocean people but it was a nice change. Just know it's dark and the decks get lots of leaves and bugs.... The wood never really dries and don't hang your towels outside as they won't dry either. Ate at the Tiki Bar and was a step above fast food - the kids loved it and it did the trick before jumping back in for another swim.Visited July 2021Written July 27, 2021
- Amy J4 contributionsVery Large, Amenities Are Not CloseThe Hideout is a very very large community of houses. It has a couple of lakes, tennis courts, game room, a golf course and a couple of pools. The place is huge, so everything is very spread out. There are no sidewalks, but you couldn’t walk to the pools or amenities anyway. Everything is far away and requires a vehicle. We stayed for seven nights in a house in The Hideout. We used the tennis courts once and did play mini golf, but other than that, we did not use the amenities.Visited July 2023Traveled with familyWritten July 13, 2023

It is gates, so you have to have permission to get in. Reminds me of a campsite booth. Stop and go in and the security will check the computer and let you in. They will give you a tag for your vehicle. There is a dog park that is basically a fenced in area to let your dog run. There is a craft building, golf course that is beautiful (we dont play and I hear its expensive), a inside and outside tennis courts. Exercise room, kids lunch area by the beach with an inside game room. Every week a bulletin is put out with activities for that week and times. You pick it up at the gate when you go thru. Garbage has to be taken to the garbage area (dumpster). There is a tiki bar down bby the main pool (heated) and main beach area.. We have not gone. There are man summer camps for kids, canoing, motor boating, fishing, art and craft group, ski/tubing slope, woodworkers group, etc. The street MPH is 25. I dont know what else to say. That problem, we were told, was supposed to be fixed last year. On windy days and really hot ones, the smell can actually make you nauseous. Our family has had a house here since the 70’s, moved lakefront about 20. Nobody should have to endure the smell of nasty sewerage especially when you come here to relax. Also, security on the lake has to do a better job. Nobody follows the 6 person in a boat rule. And I can’t tell you how many times people come so close to our boat or cut us off when we have the kids out there tubing. People even go the wrong way around the lake and security will literally be found hanging out in their boat catching the rays.Visited August 2018Written August 14, 2020

So we had no badges and no no welcome pack it. When I called reservation I was informed that Christina hadn't paid the property even though we paid her up front. We finally got our welcome packet the day before we checked out. We were there for 5 days. The place looked nothing like the picture. It had a smell and was very dirty. The windows hadn't been cleaned in ages and the light fixtures and were very dusty and dirty. The couch was old and had a ton of stains on it, no one used it or sat on it. There was a whole in the kitchen cabinet, a bar stool chair was broken, one of the closet doors had a whole in it, one of the beds was broken in the loft room and one of the porch steps gave way. Yes, my brother fell through the stairs. The deck was poorly maintained and needs to be cleaned well before use. Thank goodness I brought my own cooking and eating utensils, sheets, pillows, blankets etc. I used nothing they had there because I didn't trust it was cleaned properly. I cleaned and sanitized the bathroom and eating area myself just to feel more comfortable. A better cleaning service might help. But the owner should make frequent visits to inspect the condition of the property. Has great potential after some serious upgrades are completed.Visited April 2021Written April 11, 2021

And don't worry, they threaten to fine you about the garbage. The give you maps when you enter, but no addresses of any of the attractions (pools, beaches, restaurants). Prepare to drive around the complex a lot, as it is a winding maze where there are multiple roads with the same name, they just change Dr or Ct at the end. The bar and concessions at the pool were mostly closed, no way to get the hours, so it is hit or miss. In fact, their site says some of the places were closed for the season, but they weren't. We didn't even try to eat at any of the restaurants because we didn't know if they were open, their addresses, and you need a permit to enter them (which we had, but didn't want to deal with it). Don't forget you permits, as they will not let you into the pool, beach or anything without them. Just plain weird for a place that I'm already locked in to. And then they ask you for your lot number, which you wouldnt know unless you were an owner, as every place has an address and also a lot number. Just a confusing labyrinth with not that much going on. The kids working everywhere were nice, but the adults were mostly angry. The pool has no place to sit unless you rent a chair. The beaches were nice but way overcrowded. Nothing to do on rain days. Maybe it is great to live in, but not great to visit.Visited July 2022Written July 7, 2022

We were told by 3 different women working that day that they would be doing a ‘firing’ the following day, so we chose to pick pieces that required firing since they would be done before us leaving 3 days later. When we went to pick up our pieces we found them not to be completed. A different woman we spoke with apologized and said that the pieces wouldn’t be done before we leave and that they’d have to ship them. She was out sick for a week and was upset with her co-workers for not doing ANY firings in that week. She also said to double check with her before we check out to see if they were able to do the firing. I did just that and not only were they NOT fired.....I had to PAY an additional $20 for them to ship my items! The same woman that apologized for her co-workers now changed her tune by saying that there is a 7-10 day limit to fire a piece. NEVER were we told there was a 7-10 day turnaround.....otherwise we would have NOT chosen pieces that required firing! And with it being their mistake for the misinformation.....I was charged an additional $20 which is 50% of what the pieces cost. Not at all what I expected! When we arrived the front desk had no idea we were coming because our name wasn't provided to the main office. So we had no badges and no no welcome pack it. We sold our home last year because of our dissatisfaction with the HOA.. the yearly fee is exorbitant and the water bill comes every 3 months for $399.00. We rented for a week, would not return. It is not very inviting. Every sign is a threat of a fine. They love threatening to fine. The Hideout is a Pocono's Community whose homeowners sometimes rent-out their own houses or another property they happen to own.
Amenities that come with a "Legal Rental" are passes that belong to you for the duration of your stay. Some homeowners try to do an end-run around the POA Fees, by renting without registering you with the POA. This short changes you, the renter.
If you get caught at any of the property amenities - Beaches, Pools, Restaurant, Bar, Club-house, Tennis Court, Ski Hill, Gym, etc. - without your own Renter's Pass (and with the pass belonging to the homeowner; even a visitors pass) you will loose all access to this vacation wonderland. It's not worth it for you to rent without your 'landlord' registering you with the POA.

Three years ago, I was looking for somewhere to vacation not to far from home. I was exhausted for several reasons and just wanted to relax with my husband and grandson without driving for hours. I found a rental in The Hideout on a small lake. We all had a great time. My grandson loved the main beach and pool area. When he got bored we ant miniature golfing or to one of the game rooms. The employees and the people we met were so friendly and helpful. We were so relaxed that we missed our checkout and had to stay an extra day! Two years down the road, we found the perfect house for us and last June, we closed. This is our second summer at The Hideout and we are really enjoying it. It is secure, friendly, clean, well kept. I would recommend it to anyone. The North Beach us perfect for young children. The Main beach us perfect for older kids and teens. There are so many activities and camps for the kids. Deer and turkey roam freely. Pileated woodpeckers, hummingbirds, titmice, nuthatches, junco's, cardinals abound. We are very happy here. We are both over 60 and are raising our 10 yr old grandson. There's something here for everyone.

Yes I've been researching lake ariel an
d surrounding communities to relocate and retire. Someone told me there is a separate water bill quarterly. Is this true because in the real estate section they never mention it.

I think it may seem that way because there are a variety of homes available for sale. There's a great deal of the smaller affordable houses and then many that are more expensive. Also some real estate agents undervalue the properties for quick sales, but they are certainly going up now. There are million-dollar homes and prices are rising in The Hideout as people appreciate all the amenities.

Lake Ariel has dollar general and post office. Hamlin has cvs rite aid grocery stores McDonald’s Duncan donuts Kentucky fried. But no mall.

i have not heard anything bad about the surrounding schools. Our children are in college and did not go to school there...we are more "retired" type. I am home all day. The winters are very quiet at my North end. I do see children walking from the designated bus stops within the hideout. Some parents drive them to the locality. For example we are 3 houses down from the clubhouse (golf course and their pub/resturant/exercise facility. This has a parking lot for the bus to go to and pick up the kids. They are very cautious at allowing cars near the kids...alot of security, no driving thru signs, etc. I guess the rowdy depends on where you are and where you go. We stay home and dont get into the packed areas like any of the two beaches. Pools during the week are great. Swim lessons and camps and activities for the kids are abundant, especially for the summer people. I guess i'd say its a mix of older folks that golf, tiki bar adults, and families (alot of grandparents live there and their kids come for vacation with the grandchildren or they take them for the week). I find it quiet. I dont live on a main drag either with the speed limit 25 keeps things low key. I wouldnt say its college kid rowdy. Everyone i have come across is respectful of the community, and is more than willing to get security involved if anyone deviates from the rules. Security is really good and respond to many heart attack and such since there are many Sr.'s living there as summer homes with florida in the winter. The only issue i have heard about being crowded is getting a boat slip if you dont live on the water...i hear sometimes you wait a few years to get a slot for the summer. There is water security boats too so really you cant be drunk crazy on the water either. I hope that helps somewhat. Many kid friendly activities like clubs, organized tennis, swim camps, boating-swimming on the lake on friday night from one beach to the other..., quilting club, woodworking club. The parties are usually very patriotic in nature like memorial day bringing in the sr veterans for a lunch, fishing derby, july 4th celebration at memorial park where they have flowers, flags and statues. Security really takes the rowdy out of the equation. Not a problem getting htem to respond. They want to keep the value up on the property so they really are attentive. We had one situation this winter where some garden nombs were stolen from a yard during a snowy night. Security cameras on the house had them, and in about 1.5 months they had the people. How they did it i dont know.

$1600 covers most everything thats "free". if you have guests though they pay for the pool if not immediate family members, and you get 6 guest passes. Renters usually the owner pays for renters passes to the pool i htink. I know you can either do free exercise or pay exercise. There are many free clubs like walking for wellness, etc. Pick up a weekly flier at the gate and it will show all thats going on that week. Sometimes its a fishing derby, or halloween party or something patriotic at the memorial park. I know summer pool aerobics are free. Golfing you have to pay. So its a mixed bag.
The roads are cleared well in the winter, and all messes are picked up quickly if any at all (trees down). Garbage is covered in the $1600...but you pay for water (391/quarter approximately). Like I mentioned, its a mixed bag.
Since this is a gated community is it easy to get in and out or is it a complicated process?

If you are an invited guest, it's a very easy process.
If you are just trying to stop by to drive around to view the community, then you are NOT allowed in.
As a guest, you pull into the main-gate parking lot, go to the front desk, give your name and the name of the people you're looking to visit - by the time you go back to your car for your plate number and/or registration (because almost NO ONE brings it in with them) and come back to the desk your visitors pass is printed.
They will even give you the option of printing out directions for you to your end destination, if you don't know your way around.
Note: If you've visited before - within the past 90 days - you're already in the computer system and your pass prints even faster.
Note: Keep your pass posted from your rear view mirror while on property.
NOTE: Follow the posted speed limit: 25 in general and slower in certain areas. Do NOT speed - guests will be ticketed and the person you are visiting will be reprimanded.

We are a family of 5 with 3 kids 7,5,1 year old. We like to buy a house around the hideout . Having a family im looking for security and fun for the kids. Is this something that you would recommend me? Thank you.

I can't address the question "Around" the Hideout. "Around" the Hideout is Lake Ariel & Hamlin, and further away Mt. Cobb, Honesdale, Hawley and even Lake Wallenpaupak. Which each seem to be very nice areas to live and certainly very, very nice areas to visit.
We have a house "IN" the Hideout - and I don't want to sound dopey - but there is certainly a distinction:
The Hideout is a Private Gated Community which is part of a Property Owners Association. The surrounding towns are not.
There are several other P.O.A. Communities around the area - I can't address those.
As in any P.O.A. there are rules & guidelines. The Hideout has a private security force; along with a swimming lake, a power boat lake, a non-power boat lake, a fishing lake and an Outdoor Pool. It has it's own (on property) Ski-Hill, and Art Center, a Community Hall, a Lodge, a Bar and many, many clubs for adults and kids. There's a kids' swim team, too.
My wife & I don't have school aged kids, but we understand that the surrounding schools are very good, and the Hideout itself has several Bus Stops on property to pick-up & drop-off our kids to/from the local schools.
As for security, I chose the Hideout for it's security. Compared to other local POA Communities it ranks much higher than say Saw Creek and others.
They take the speed restrictions very seriously (BTW: it's 25 or under; as posted) Also, each security guard is trained in emergency 1st aid and our community is serviced by two local Fire/Emergency stations. Our problem has NEVER been that an Ambulance won't show up or is too slow- - - sometimes two show up within minutes! In my eyes, that's a good thing!!! PLUS: on property security are also trained 1st responders.
I'd use a local Real Estate Agent/Broker - NOT the one run & owned by the Hideout itself. I suggest "Century 21 Select Group" : They can help you with properties with the Hideout and in the surrounding areas. (Terry or Larry Ditty)
By the way - there are plenty of relocated New Yorkers: Staten Island, Brooklyn, Queens, Long Isl. Many families start as part-time and end-up moving there full time - - - Yet another advantage to a Gated Community with Security - someone is always looking out for you & your property.
The Hideout is about 35% Full Timers, 45% Part-timers, and about 20% Renters. You pay your taxes to the state, and you have separate POA dues. You'll find combined they're a bit lower than NYC and a lot lower than Long Island. The only thing that's a little higher than in NY are the water bills - it's all on meter but there's a large minimum even for part-timers. If you're a full timers you'll find they're not too bad, but for people like us who hardly use the water - it's pricey.
I don't know what the job market is like in the area but a good real estate should be able to provide demographics.
There are a couple of Supermarkets to choose from within 3 miles of the gate, and Walmart & Home Depot are only about 20 min away.
Good Luck - whether IN the Hideout, or AROUND it, the area is pretty, peaceful and a great break from city life.
