I lived there for 3 years and it was the most disgusting and boring experience of my life. Restaurants were average.

Stay away. People boring and only talk golf. I've lived in 5 states and 12 homes in 60 years and this was the worst.

Moved here a year ago and it is very well maintained and friendly. POA very solvent, unlike some other developments.

Did not join the Troon Clubs due to Covid limiting facilities but Troon still charging 100% of fees.
During that year I found that with very nice nearby public tennis and pickle ball courts and golf courses and restaurants ( club restaurants are mediocre st best) and the beach club there was no upside to Troon membership, as compare to the down side ($25k joining plus $900 a year in food plus hundreds in monthly fees.
Love living in SJP and Southport, not so keen on the clubs value.

St. James Is A Great Place To Live - It Is Not A Destination Resort

St. James Plantation is a gated, private residential community where working families with children, empty nesters and active retirees live. Within the community, St. James residents get to enjoy a laid back, NC way of life including the beach, sports, eating, drinking, socializing, a full-service marina on the Intracoastal Waterway, a beach club situated on Oak Island along the Atlantic Ocean, thirty-six miles of walking/biking trails and sixteens acres of nature centric parks including a lakefront amphitheater.

There are also five private clubs with their own amenities including four award-winning champion golf courses designed by golf legends Nicklaus Design, P.B. Dye, Hale Irwin & Tim Cate, tennis courts, swimming pools and fitness centers to name a few. Our clubs and courses are owned by Troon Privè, a leader in luxury club management.

St. James is a neighborhood where people have purchased their property. Property owners may also have elected which club(s) offer the amenities that appeal to them, paid initiation fees and pay regular dues to maintain their membership. These amenities can only be accessed by the paying members and their guests. SJP is beautiful, but it is not a destination resort with lots of public facilities.

We have happily owned our home in St. James for over 20 years. I have never read the TA reviews of our community until today. I am shocked at the number of unfavorable reviews written by people that do not own property and many that never spent a single night here. Most negative reviews complain about a nasty person encountered during a sales pitch, a rental management company, speeding tickets and other assorted topics that don’t directly apply to the St. James community as a whole. I’m sorry that you had a bad experience with (fill in the blank), but why apply that bad experience in a review of the St. James community when your beef is with someone/something else?

I don’t believe that listening to a sales pitch makes anyone uniquely qualified to evaluate a community, the people that live here, the facilities, culture, climate, etc. It is no more relevant than me writing a negative review on a Land Rover model because I didn’t like the salesperson in the dealership. The two are mutually exclusive. The salesperson didn’t engineer or produce the product, they are simply a seller. The same is true of a realty employee. They have no association with SJP, other than they are selling property within the community. They are not representatives/employees of our community; they are people trying to separate you from your cash.

Many people seem to have no concept of what a private/country club membership entail. Several reviewers expected access to all clubs and facilities that property owners pay for through initiation fees and dues. St. James is a private community with lots of activities and club options for owners and their guests. We are not a resort destination with open attractions for everyone that visits.

We hope that you find the St. James community to be beautiful, our residents pleasant and that you will consider how wonderful and fulfilling becoming a property owner could be for you! The community involvement, social clubs, activities and numerous local attractions are considerable and I am confident that you would find the perfect place to fit right in.

Responding to some negative comments from others-

We've lived here for 4 yrs. now and for the most part, this is a great place to live. There is definitely a strong sense of community. We have made some wonderful friends here. The property is both beautiful and well maintained by the POA.

The Troon employees within the Clubs are professional and friendly. The Security company are likewise friendly and attentive and despite someone's comments that they are just handing out speeding tickets, that's just not the case. Frankly, I wish they'd crack down a little more.

The golf courses are nice and very well maintained. Troon does a good job with that. There's a definite convenience factor to be considered playing on the property, otherwise there's plenty of great, comparable course play as close as 15 minutes away and a lot within 30 - 45 mins. away for less money.

Troon does NOT do a good job of maintaining the inside cleanliness of the sports facilities. Despite repeated requests and complaints by numerous individuals and promises to address things like ceiling mold, filthy ventilation vents, poorly maintained showers with rusty drains, questionable "black mold" embedded in the tile walls in the showers and an overall sloppy maintenance upkeep level.

On balance, the restaurants within the Clubs, while not always consistent is generally decent quality at an average to above average price. Service is always good in large part due to long term, friendly waitstaff.

Overall given St. James's proximity to Southport with great venues there, minutes away from the beach (plus a very nice private beach club facility for St. James residents) a 35-45 min drive to Wilmington and the airport there and just the sheer beauty of the property and warm, friendly lifestyle, St. James gets high marks.

rained every day but still enjoyed the place

we spent 3 days there on a discovery package..we're looking for a retirement community that is close to the beach and is not cost prohibitive.they are not on the ocean but the community has a gated house on the ocean with a pool that works !we live in nj.the land of taxes, so this is a WIN WIN ! the community has 4 golf courses with club houses its gated and spotless....my wife is a jersey girl or we would be there...

Terrible, The POA does not maintain the weed on the common ground behind homeowners homes. Very incompetent, irresponsible and unprofessional from the President of the POA down...

I’ve never read so many nonsense reviews from folks that spend a few days here or have a bad experience with one person and form an totally wrong and uninformed opinion of a whole community. My wife and I love SJP. We started visiting here about 19 years ago when my in-laws retired to the community. We have seen them over-deliver on every promise they made to those first pioneer residents and when it came time for us to find a place to hang our hats permanently the decision was easy.

We have been permanent residents for 4 years now and the folks that live here and all the service folks including the maligned (by other reviews) security staff are wonderful. Are they a little zealous on visitors and contractors? Sure! They do so because we have speed lints in place to protect our residents and their family. This is NOT a place where you need to speed or where it would be safe to do so.

We have an amazing community that is a premier address for many reasons. Multiple beautiful clubs, restaurants, marina, a private beach club with a pool and world class golf. All without ever having to get out of our neighborhood. Tons of friends to be had if you are socially minded and all the activities you can handle.

So from an owner’s perspective, this place is the best! And for the visitors? Just smile, enjoy yourself, obey the speed limits and you’ll have a GREAT time.

We looked at homes here. The place is a large gated RETIREMENT community with about 7000 residents. The plan is to end up with 7000 homes, so this number might double. The grounds are beautiful. However, some homes are built on reclaimed swamp land, (millions of tons of dirt were hauled in) and we were told they might be starting to show foundation cracks It would be a nice place if you like making instant friends through any number of social clubs i.e Bridge, Chess, Mahjong, Golf etc. and if you also like to travel in pods. It also has restaurants, tennis courts, a private ocean beach, pool etc. Other reviews of the restaurants seem to be mediocre, but we didn't eat at any of them. Each small community inside the area has it's own cookie cutter style home, with specific specs on what you can build. There might be fees to be able to use some of the restaurants and it's $20,000 up front to join one of the three golf courses...which look nice. However, it's also likely that you will have to join a group to get easy tee times. There is an HOA, with fees and an annual food fee. They have an unofficial police forces that will ticket you if you exceed the 25 mph speed limit. The upside is that excellent security is also ensured. You just have to accept the fact of being spied on. At first, you will need a GPS system to find your way around. The marina is nice with a friendly, very knowledgeable staff and reasonable stack and docking fees. We won't settle there for personal reasons.
