  • Garden House Only (up to 6 guests): $375 / day - Other - $400/night on peak; On occassion we will rent the Garden House only (sleeps up to 6 guests). In that case, the rental rate is $400/night on-peak ($375 off-peak), $60 cleaning fee, with 6% occupancy tax. The deposit is only $300 in this case.
  • Damage deposit: $600 / stay - Deposit
  • Cleaning fee: $120 / stay - Cleaning Fee
  • Tax rate: 6.0% of rental - Tax
  • Cleaning Fee: $120 / stay - Fee - $60 for only one unit
  • Security Deposit: $600 / stay - Deposit - $300 for only one unit
  • Occupancy Tax: 6.0% of rental - Tax - Occupancy Tax
Additional Rate and Availability Information
If you have six guests or less, we sometimes will rent only the Garden House for $400/night on-peak ($375/night off-peak) with a $300 deposit and $60 cleaning fee. Please check our main site, as in some cases, we may appear booked, but the Garden House would still be available for up to 6 guests.

We require the first half of the total rental payment to be paid upfront to secure your reservation. Final half payment will be due 14 days prior to check-in with the refundable security deposit due 1 day before check-in.

On certain summer holidays, such as Memorial Day, July 4th, Labor Day, and F1 weekends we have a 3 night minimum.

The Palms is located in Northwest Austin - about about a 35 minute drive from downtown Austin and about 45 minutes from the Austin-Bergstrom International Airport (notwithstanding rush hour traffic).

The Palms is on the main basin of Lake Travis. Lake Travis is about 65 miles long, and the main basin is the closest part of the lake to downtown and other activities.
