The spacious open plan living area separates the King and twin bedrooms. The living area offers comfy leather lounge seating, a wood burning stove with a dining table and 6 chairs next to a modern kitchen with integrated appliances.

    The layout enables everyone to interact whether cooking eating, reading or watching films. The bedrooms and en suites are on the gable ends of the building offering evening privacy.     The double room has a King Size bed without a foot end to enable comfort, space and unspoilt views from the glass door to Loch Earn, the hills and glen. There is an electric power shower over the bath in the en suite for the King room and a large walk in wet power shower area in the en suite off the twin bedroom. Both bedrooms have large wardrobe spaces. The cottage has Sky TV and Sky Sports in the lounge and double bedroom with Sky Freesat TV in the Twin room. An above average electricity allowance is offered to ensure that no one has ever needed to pay for extra electricity. The heaters are all electric and can be set to timer or used manually. We visited for 4 nights over Christmas and had an amazing peacfull time. Kim and Frazier are lovely hospitable people who couldn't,t do enough for us. We will return. more

We stayed in Briar Steading, the larger of the 2 properties. 2 bed, 2 bath. Fantastic views from both the lounge and each bedroom. Cannot recommend highly enough, spotlessly clean, modern, warm and cozy with everything you could need. Frazer and Kim on hand but not imposing. This is a spectacular area, lots of wildlife and lots to see. Decent...

We spent ten days in this lovely accommodation in early August with our nearly two year old grandson. Briar Steading was extremely comfortable and well furnished and equipped to a high standard.
