• Rates listed are for Standard Villas: Queen bed in the master bedroom, 2 twin beds in the guest bedroom, and not near the Pool Area.

Timberwoods Polies & Procedures

Additional Fees: Housekeeping fee of $98.00, 12% Florida sales tax, plus a non-refundable $75 processing fee.

Deposit: A 25% deposit of your total charge is required when booking a reservation. This policy is excluded from Special Rates; full payment is due upon booking for discounted rates.

Remaining balance: Is due upon arrival. We accept most major credit and debit cards, cash, or traveler’s checks.

CANCELLATION POLICY: Cancellation made up to 31 days prior to arrival will be subject to a $185 fee. This will be deducted from the deposit and the remaining deposit will be refunded. The 25% deposit will not be refunded if cancellation is received within the 31 days of arrival date.

LAST MINUTE CANCELLATIONS a week before arrival or NO-SHOWS will be charged in full. No refunds for early departures.

Check-In Procedures: Check-in time is 3 PM at the Registration Office in 8378 South Tamiami Trail, Sarasota, FL 34238. A photo ID and major credit card are required. A security damage deposit of $350 is per villa, through a major credit card imprint, is required upon check-in and is released a week after departure if there are no damages.

Check-out time is 10am
Late Arrivals: Please call our office for procedures.
Office Hours: Mondays thru Saturdays from 9am to 5pm; closed on Sundays.

Request For a Specific Villa: cannot be 100% guaranteed. The request for a pool or king villa will be guaranteed with the applicable rate paid.

Rates based: On 1 to 4 adults, additional adults are $10 extra per night to a maximum of 6. Children 14 and under stay free and are included in the maximum number of 6 persons.

Cribs and Rollaways: Are $55 per week, plus tax.

Highchairs: Are $35 per week, plus tax.
