Having discovered this B&B on the internet and read the glowing reviews, we booked for two night's stay in The Pope Suite as the superior Marlowe Suite was already booked. It is rare to find the actuality matching such outstanding reviews but in this case we can only endorse what others have written. From the friendly welcome with tea and cakes in their beautiful garden to Sharon and Graham's continuing hospitality throughout our stay, this place is definitely a real gem! They both go 'the extra mile' to make your stay restful and enjoyable and this is very rare in today's world. Delightful room and bed, freshly cooked breakfasts and a beautiful setting made for a great stay and exceptional value for money. We will undoubtedly return! Peter and Jane

Room Tip: Both rooms are excellent but The Marlowe Suite is exceptional.

On our arrival at Holly Tree House we were welcomed with such warmth. This 16th century B + B is exquisite, beautifully and tastefully decorated. Everything was perfect from the hugely comfortable beds, delightful snug to enjoy wine and nibbles to the most amazing hospitality from both Sharon and Graham. Sharon's home cooking was superb. Being gluten free Sharon was extremely thoughtful supplying everything for me GF. Even down to baking the most delicious cake for our return from exploring Southwold. We enjoyed this with the best cup of tea in the whole of England in the garden. Ahhh lovely memories.
This area has wonderful walks all around, short drives to so much in this delightful area. On our way to Holly Tree House we visited Duxford aircraft museum - a must for anyone with aviation or history interest. Incredible.
Thank you Sharon and Graham for this wonderful experience as your B+B was the best we have stayed in in England. We have stayed in a 5 star B+B and your Holly Tree House was way better in every way. Thank you for the memories.

I don't often write reviews as more often than not things are ok - just ok - not good enough to rave about and not bad enough to complain about. However it's so good to be able to break away from the norm and write a review about the absolute gem that is Holly Tree House. It is just delightful. We took my Mum-in-Law for a birthday treat. She was in the Pope Suite, an extremely comfortable well appointed room which was perfect for her but would also have suited us very well, however, we were in the amazing Marlow Suite. This is a splendid room with exposed beams and a huge bathroom with a sloping floor and claw foot bath. Sharon & Graham have thought of everything and there are many little extras that just make the whole place so special. The breakfast is wonderful, a choice of just about anything you could possibly want. Sharon greeted us with tea and home made cake which is a lovely gesture and she and Graham encourage you to use the snug or their garden if you do not want to be out and about all day. The thing that really made the greatest impression is what a lovely welcoming couple they are and just how much they go out of their way to make you feel as relaxed and at home as possible. I would recommend it unreservedly and look forward to returning very soon.

Holly Tree House is a beautiful cottage in a rural part of Suffolk within walking distance of the local pub and Wingfield Barns where we were attending a wedding reception. Sharon and Graham's welcome was outstanding, the Marlowe suite lovely and the breakfasts all one could hope for. Wish we could have stayed longer, despite the weather!

This is the best b&b I have stayed in. Our hosts, Sharon and Graham gave us a warm welcome from the moment of arrival, with tea and cake and continued with their excellent hospitality throughout our weekend stay. Wonderful night's sleep in huge comfy bed in one of the beautiful bedrooms, waking up to birdsong in the Suffolk countryside. The 16th century house is full of character with sloping floors and wooden beams and excellent attention to detail - huge range of tea, coffee and chocolates in bedroom, luxurious linen in bedroom, lovely toiletries in the huge bathroom. Breakfast is a choice of almost anything you would like. Nothing is too much trouble in this quintessentially English country house. If you are looking for a base for touring Suffolk/Norfolk, visiting friends or just want a weekend break away I would recommend Holly Tree House.

We thoroughly enjoyed our stay at Holly Tree House B&B on the night of our wedding. The room was beautiful, full of character and very relaxing with an exceptional bathroom that has idyllic views across the Suffolk countryside. Sharon’s cooking is divine with a wide choice to meet everyone’s needs and Graham makes some mean scrambled eggs! This was only bettered by Graham and Sharon's hospitality; they were the ideal hosts and nothing was too much trouble. They gave us such a warm welcome and we arrived to champagne, chocolates and fresh fruit! We will definitely be back and we will be recommending Holly Tree House to all our friends and family. From the moment we arrived, we enjoyed a wonderful welcome from Sharon and Graham. We stayed in the Marlow Suite, which is a glorious room - everything we needed and more. Beautiful, spotlessly clean room with a super comfy bed. The rest of the house is also glorious, with wonderful countryside views and a very well kept garden. A delicious breakfast and then we had to leave, but, we will definitely be back!
