“Watch for the rules! Good view though”

When you get into the rooms that have amazing views over lake Como on a pretty nice property, you are confronted not with a welcome, but a book of rules

If you don't recycle you get a fine, you misuse the door, you get a fine, if you leave the kitchenette unwashed, you get a fine! dinner service was very slow also, with no one else in the restaurant. Lightglobes and fuses missing in rooms. Felt like a caravan park not a hotel

Staff were friendly when you could get their attention, but didn't seem interested

Rooms ok, views amazing, but would not stay again because of risk of it costing so much more with all their extra charges

The view is nice, also from inside the apartments. But it was not clean at all. The bed was a sleeping couch from the 50's and the welcome started with a list of things you shouldn't do. The pool requires a cap and wasn't really clean.

Wonderful views, but watch out for impossible balcony doors.
My mind is a bit divided here. There views are amazing so 5++++ for location. However rooms are a bit warn-down. The place is restrictive with lot of rules (eg. clean your own room or pay. the balcony cannot open, but pay if you break it. etc.... etc...). It is a real nuisance you have this wonderful balcony. but you cannot use it because they have strange balcony doors. They even give you a brochure to explain about these impossible doors, so clearly a problem for all visitors.
Beds are fine and bathroom OK. Internet is free which, in my opinion is a must for nowadays hotels.
Staff are not friendly nor rude, so that OK.
Free parking also a plus.
All and all an OK place, but balcony doors should be fixed and they the place should undergo a repair. The on-site restaurant has great pizza.

Room Tip: all rooms have amazing views. WONDERFUL VIEW !!!!!! Check the balcony door before you get a room.

I would probably stay here again, but my husband would not mainly due to the beds.
1. The view: your view depends on which room you have. Probably the very upper rooms have the best views, or the rooms right down near the lake. You may end up with a beautiful view of the roof of the unit below you.
2. The room: there are 2 or 3 types of rooms. Studio rooms (which we had our first night there), have a sleeper sofa for the bed and the mattress was awful. My husband couldn't sleep at all.
It was lumpy and bowed. We requested a room change the next day and thankfully got one with no problem, probably because it was not high season and there were rooms available. The room the next day was a suite with a sofa in the living room and a separate bedroom. This bed was only marginally better for him. I slept ok, but the mattresses seemed old, thin and worn to him. The third type of room is a suite with a loft which would sleep more people. Make sure you know what you're getting. I didn't have any complaints with the bathroom in either room. Every unit has a kitchenette so you can cook if you want and make coffee in the morning.
3. The restaurant: food was pretty good, but apparently the restaurant is not connected to the hotel because we could not charge anything in the restaurant to our room. The credit card machine in the restaurant was not working on the first evening we ate in the restaurant, so we paid by cash. On the next evening, the fellow at the bar said the machine was working, so we charged the dinner, but it still would not take our card. So we ended up having to drive into Colico the next morning to a bank and get money from the ATM to pay our dinner for the night before. The fellows in the bar and restaurant were very nice, but the language barrier was really evident. Apparently was something having to do with whether your card has a chip or a magnetic strip. We did not run into this problem anywhere else we stayed, which was a total of 5 separate places.
4. Other: if you want more clean towels than are provided, you have to pay more. You have to separate your garbage before you leave and put it into the designated recycling containers, you have to leave the bathroom relatively clean per instructions on the wall and you have to wash the dishes. None of these things were a problem. They're just examples of why this place is more cabin-like than hotel-like.
5. The people who ran the hotel and those who ran the restaurant/bar were very friendly. No problems there.
Overall, I would stay there again, but my husband would not. Just be aware of the differences in the rooms and if you have trouble sleeping on marginal mattresses, try someplace else.
But the view was beautiful.

great property for the money-- wonderful overview of the lake-- stay in room 41-- has perfect view of lake, and wifi connection off office. No breakfast, so stop at Conad first -- for Expresso coffee-- they have full cooking setup in room. Good rest. with 5 euro buffet breakfast-- no hot food, but great expresso/ lattee (as many as you want.) Brand New, with balcony.

Room Tip: room 41-- second level to get great view

We didn't know what to expect having seen a few mixed reviews. However, the place turned out to be spectacular!! Million dollar views of Lake Como in very comfortable and clean rooms. Will happily return here next time we're in northern Italy. Very, very nice young guy from Milano who ran the bar/ restaurant. Same with respect to all employees with which we spoke including the receptionist and the cleaning lady. Very nice people. We really enjoyed our stay. Only minor suggestion is to be sure they show you how to turn on the hot water heater which is located in each bathroom (i.e., no central water heating for the hotel) to be sure you can all take a hot shower in the morning.

We tried the restaurant for some take-out and it wasn't bad. We'd happily try it again.

The location is wonderful,but the accommodation is very bad,because the bedroom was without sheets,the swimming-pool is small ,not kept clean well and the changing-rooms were dirty.The service at the restaurant was absolutely not accurate and the staff didn't speak any languages .The prices were high ,not good quality for value and the cuisine not
special.This village is not well managed at all.
