“A Real Gem”

San Martino is superbly located close enough to the larger towns and cities of Umbria, yet provides its guests with a quiet, private and restful haven just minutes from the magnificent medieval village of Montone ( rated as one of the ten most beautiful medieval villages in Italy!)
We stayed in "Amelia" and simply loved every moment of our three weeks exploring the old towns of Umbria mixed with relaxation around the lovely pool amidst lavendar and grape vines - and the views across the valley from both the apartment and pool are simply magical. With so much to see and experience in Umbria, we would liked to have stayed for longer.
The apartment was spotlessly clean and extremely well equipped.This was without doubt one of the best stays we have experienced during several trips to Europe from "down under" in New Zealand and we have no hesitation in highly recommending San Martino to anyone looking for that special holiday away from the bustle of larger cities.

This was our first stay at San Martino and we were really impressed. My husband and I stayed in 'Anna' with another couple. The house is situated in a idillic spot with fantastic views of the Umbriam landscape and the small town of Montone.

The location was remote enough that we felt we had got away from it all but near enough to towns such a Gubbio, Assisi, Perugia and others that there were plenty of interesting day trips to be undertaken if we wanted to be more active. We ventured into Montone (a challenging half hour walk mainly up hill or 5 minutes in the car) a couple of times it's a very pretty, fortified town where we found a couple of very nice bars and restaurants.

The apartment itself was beautifully appointed and decorated. Simple but stylish with everything needed to cater for ourselves, which we did several times, creating simple meals cooked in the kitchen or on the barbecue and enjoying them outside while taking in the scenery. The fact that Anna incorporates two equally nice double bedrooms (option for one to be twin) also suited us perfectly. When holidaying as two couples it's so often the case that one of you feels they got the raw deal, but not here.

The large, lavender surrounded pool is situated away from the house which we found to be a bonus as it meant not being disturbed by those having fun in the pool. However, I guess those with children mind find it a drawback having to be near by to supervise children.

Ben and Linda were friendly and helpful without being intrusive. We found it reassuring to know that we had someone close by to ask questions of and get recommendations from if we needed to.

I'd definitely like to go back, although I'd probably hire a car with a slightly more powerful engine next time. Our 1.2 litre Fiat Punto did struggle to get four adults and all of our luggage up the un-made track to the villa!

We have now stayed at San Martino 5 or 6 times in the past 10 years and at the end of each visit, pledge to return when circumstances allow.
The area is beautiful and unspoiled with stunning views all around, and the town of Montone is a delight, with a charming square and several very good restaurants, the best of which is Locarno Il Capitano.
As for the appartments (and we have stayed in them all) they are each sympathetically decorated to an excellent standard and equipped with everything one could possibly need. The grounds are tranquill and extensive and the pool large.
Ben and Linda, the proprietors, are a terrific hosts who, over the years, have become friends. Nothing is too much trouble!
We are already underway with plans to come again next year!

il posto sarebbe bello e la piscina anche. ma che disastro vedere quelle sale agghindate solo per fare il matrimonificio.
camere povere e non in linea con l'investimento.
camerieri troppo abituati a tirare via e a servire quantità di persone. unico davvero simpatico un sud americano che aveva voglia di parlare con gente diversa dai soliti frequentatori a masse...

Fantastic hosts - Superb value - Beautifully appointed apartment - Astounding views - Gorgeous pool set amongst the vines & olive trees - Brilliant location, so quiet yet only 10 minutes drive from the main motorway. Montone only a few minutes away & has lovey bars & restaurants. 4 good supermarkets in nearby Umbertide.

A definate must for couples, familes & friends.

We have just returned from a 7 day trip to San Martino. We stayed in the ground floor apartment 'Amelia' which was beautifully furnished, extremely comfortable and every attention to detail for what is needed for great self catering. We had a smashing outdoor eating area with views up to the beautiful town of Montone on top of the hill. The swimming pool was a bonus and great views, surrounded by grape vines and olive trees. The walk up to the town is a gentle (albeit upward) stroll with great views across the valley. A very pleasant excursion taking approx 20 - 25 mins. There are bars in the square and more than one resturant in the town for lunch or dinner. Visits to Assisi, Anghairi, Gubbio, Lake Trasimeno and Cortona for us, only scratched the surface of the many things to do and places to enjoy in the area. We had a fantastic Pizza in Umbertide on our last evening with great company which was a great finish to our holiday. Ben and Linda are discreet owners, but very much on hand if needed for information and guidance. We could not have made a better choice of accommodation or area in Umbria and are already planning our return visit. To relax, chill out and experience a great place then San Martino is a must.

We stayed for two weeks in August, the first in the smaller apartment Amelia, the second in Anna.
Both apartments were immaculately clean and very well equipped. The situation is superb: tranquil, rural, with great views across the valley and up to Montone. Excellent swimming pool. The property is surrounded by woods that harbour wild boar and porcupines (so we were told) as well as truffles. It's all green and verdant. We especially liked picking fresh figs for breakfast every day.
It was very hot while we were there, with temperatures in the high thirties during the day, but San Martino is quite high up and the evenings were always cool enough. No mosquitoes, either.
Our stay was much enhanced by Ben, the owner who started as the patron and ended as our friend.
We much appreciated the generous welcome pack.
The little village of Montone,only 5 or 10 minutes away by car, is an absolute gem and there is any amount of wonderful stuff to see in the area: Lake Trasimeno, Assisi, Orvieto, Montepulciano.....
