My husband rented the villa and 2 apartments for me to fill with friends and family to celebrate our wedding anniversary and my birthday.
Jane and Dick were there to welcome us and show us round, it is truly stunning, everything that i could have wished for. I chose the bedroom nearest the kitchen because it overlooks the chapel and the swimming pool. the villa is so much nicer than the apartments, however, they suited some of our guests who wished for more privacy.
the lounge is very large and comfortable and the men enjoyed watching the grand prix in the piccolo solar.
the kitchen is small, the dishwasher did not work properly and the sink takes forever to drain (we had to wash up by hand) but this did not take away any of our enjoyment.
there is a wonderful outdoor terrace and Jane found us another table to use because we needed to seat 14 people together. the terrace is upstairs leading off from the lounge and has lovely views of the surrounding countryside. beware the stand of the massive, most welcome umbrella though, one of my guests tripped over it and was hurled almost over the balcony, very scary. we sat outside on most evenings and even saw a shooting star. the mosquitos will drive you nuts, impossible to see them but they will get you!
the swimming pool is the highlight set in beautiful grounds with enough sun loungers and chairs for everyone. some of the chairs are quite rickety and old though, one broke under the weight of my slim sister in law and a piece of wood stabbed her in the rib causing considerable damage to her.
there is a massive wasps nest in the smokery and some of the wasps were very aggressive (i reported this to Jane) someone had to be constantly on duty to get the wasps out of the pool which is in their flight path. my stepdaughter was stung twice at the villa.
there is a lovely area for barbecues surrounded by olive and walnut trees, sadly we could only use it once because of the terrible wasp problem. luckily they didn't bother us as much on the terrace.
with celebrated our wedding anniversary with a blessing in the lovely chapel, Jane especially cleaned it for us to use. it makes a wonderful setting and we have some great photographs.
Jane recommended Flavia to come and cook for us on my birthday and she was very attentive finding out which menu would be best for us via email before we arrived. she seemed very efficient and friendly and the waiters that she hired were charming. there was just too much food! not her fault. part of the price included a clean down of the kitchen, sadly she left the cooker filthy and one of my guests cleaned up after her the next day. that was just a small point though and we thoroughly enjoyed the evening with a traditional Umbrian dinner party.
when we arrived we were suprised to be told by Jane that we had to cart ALL of our rubbish and empty bottles to the village, although this was written in the house notes, it was never mentioned on the website nor by email after we'd booked. this was no small job for 14 adults cooking 3 meals daily and enjoying the marvelous wine and beer.
fair enough though we were all able bodied and happily got on with it. unfortunately, Jane became paranoid about the whole rubbish thing and kept visiting the villa (we thought is was exclusively ours for a week!) and felt the need to remind us.
Sadly she ruined our last day by going in to the villa when we were all in Perugia for the day and left us two nasty notes. one telling us off about leaving the gates open when it was actually her gardener who was last to leave, and astonishingly a note yet again telling us to take all of our rubbish and bottles to the village when we'd clearly been doing it daily! the letter even had underlinings and told us that she expected us to leave the kitchen as clean and tidy as we'd found it. we found this so rude and upsetting that we deliberately all left 10 minutes before she was due to come on the final day.
when we returned home there was an email thanking me for leaving the villa so clean and tidy - too late
this villa is amazing and I'm so pleased that i chose it as we all had a brilliant time.
would i ever go back? never

I am very sorry that this guest felt unhappy when she left because she had written very positive comments in my Visitors Book about her wonderful experience at Sant'Orsola. The fact that they had to take rubbish to the public bins is normal practice in Italy and unfortunately,totally out of our control. I told her and her guests when they arrived they would have to do this as the four bins outside the house were full.The local council only take away rubbish from the small bins every two weeks. Throughout their week long stay this guest and her friends never indicated this would be a problem for them.I always explain this situation to my guests and I have NEVER had a complaint about it. Because of the heat in the Umbrian summer,leaving bags of rotting rubbish bags lying around in or out of the house is not good for all sorts of reasons! The local public bins are next to the supermarket, an eight minute drive away from the house, and a trip to take rubbish can be combined with shopping.
I'm sorry that this guest felt the note I left her was rude. It certainly was not intended to be as I always work hard to make my guests very welcome and other reviews posted about Sant'Orsola reflect this. I also felt that I had worked very hard to make the holiday, her birthday celebration and the wedding blessing as happy as possible and afterwards she told me that it had been a wonderful experience and that they were so happy with my cook Flavia and everything that we had done for them during their stay.
The day before they left, we visited the house and were surprised to see so much rubbish lying around in the kitchen. Bags of household rubbish and a lot of bottles. So I wrote a note asking asking them to take it all to the recycling bins before they left. I'm very sorry if they thought the note sounded rude, it was a simple straightforward request to do that and also to leave the kitchen as tidy as possible when they left. I had personally arranged with this guest to be at the house to say good bye before they left in the morning. She specifically told me what time they were departing. I always say good bye to guests and check that they are happy with their stay. When we arrived at the arranged time they had gone. They had left the house very tidy and all the rubbish had been taken away. I then wrote to this guest thanking her for leaving the house tidy, but I never heard anything back from her until she wrote her review..
