“Poor quality accomodation”

I stayed at this hotel for one night in July this year. From the outside the hotel looked nice, inside was worn (expected for an old building). My room was thick with dust, had a damp smell, there was nails sticking out of the mantle of the fireplace, the handle on the en suite was broken, stains on the woodwork in the en suite.

Room Tip: Try a different b and b if you want a nice clean room

Stayed for one night on a saturday, booked last minute, good location, close to beach, shops, bars, restaurants etc. Breakfast was small but nice, not a gutbuster. Staff very friendly and helpful. Very good if you're just looking for a roof over your head, a little basic.

Lovely pub very friendly nice staff. Room very basic bit tierd and halls a bit smelly. However this was the cheapest option on the net for a last minute stay. Breakfast was a bit cheap n nasty quality cash n carry. Great for a one night stay but wouldnt want to stay any longer staff are very helpful and got extra pillows when asked. Would use again for a night out or show stay but no more

My friend has already written a review on this disgusting hovel. The owner has responded by not denying any of the points, but by saying that if we had told him of the problems he would have sorted them. He also says that the faults mentioned regarding the damp in the rooms is recent, yet I note that looking back on trip advisor that the same faults were listed back in May this year. The pictures taken show exactly what this hotel is like. And as for us tearing up the carpet and removing the floorboard, placing it on the mantle, just to take a photo of it is laughable. Grow up man and accept responsibility for your premises. The 5 of us who stayed are all well travelled, and believe me we would have checked straight back out if we hadn't already paid for it, and knowing that there would be no refund. Also because we were only staying one night we thought we would grin and bear it. However your response and the excuses you have made, along with the bad comments made 6 months ago just shows exactly who it is that's lying.

Me and 4 of my friends have just had the worst stay ever in this place On arrival we were in the bar as we weren't allowed to check in till 2pm, we were greeted by the smell of damp and the ceilings in the bar look like they are closing to falling down there is even staples in the ceiling, after this we were shown to our rooms which was on the second floor and no lift so we had to lift all our suitcases up 2 steep flights of stairs to our rooms, the first room which has 1 single and 1 double bed was a shock, the carpets which should be beige was filthy and covered in godknows what there was 3 horrible mats on the floor also, the radiator is thick with dust and stained the wardrobe and chest of drawers look like they should be at the tip, the tv which is really old fashion was so dusty my friend wrote clean me on the top, there was a fireplace which was filthy and long nails hanging out the bottom of it which is head height for a small child so health hazard also, outside the window was a dead pigeon which has been there for some time, the drain in the shower moves when u stand on it, the handle on the door was hanging off, the list goes on and our friends room which was room 9 was worse with blood stains or something on the skirting boards !.In the morning u go down for breakfast to be greeted by a vile damp smell again, the toaster is lethal and antique i reckon, the cups are filthy, the disco they describe is nothing more then a bloke with a record player and when they say they will store your luggage they make u lump it down steep steps to the cellar which also stinks of eggs, mold and god knows what, this place need environmental health and health and safety in there i have seen better doss houses and will not be going back ! Really not like the brochure.

**Photos posted by this reviewer are not of our guest rooms but of areas of the back bar that are undergoing refurbishment.**

In response to your points:

2PM Check-in: is an industry standard. We can't let you into a room when other guests are still in it.

BAR CEILING: is slightly uneven in one area. The building is 200 years old.

DAMP SMELL: there is no damp, the only damp is where the roof leaked in the ladies wc in the bar. This has been fixed, when it dries it will be painted. The photo you took and labelled as your friends room is a complete lie which is the theme your review generally follows.

LUGGAGE: We carried your luggage up the stairs as we do with all guests.(And back down on checkout)

CARPETS: the beige carpet is professionally cleaned three times a year. It is an impractical colour but any stains inbetween professional cleans are removed by housekeepers. The mats on the floor are tasteful rugs that we have never had a complaint about. The carpet is scheduled for replacement next month.

WARDROBE/CHEST OF DRAWERS: There is no freestanding wardrobe so that's a lie. The wardrobe is the original recently painted one, built in to the alcove. The chest of drawers is antique pine.

RADIATOR- you took a photo of a radiator that is not even in your room.NICE TRY!

DECORATORS ROLLERS- we had just finished redecorating the hallway, they were tucked out of the way briefly and safely until the decorator collected them later that weekend.

NAILS HANGING FROM FIREPACE- struggled to find this when I checked the room. It was under a carpet that you pulled up from the floor taking a loose floorboard nail with it. It was out of sight and not a hazard until you started pulling up the carpet. Not normal behaviour!

DEAD PIGEON- was on the flat roof on the ground floor not outside your window. Why blatantly lie about something that's easy to check. Sorry if you had told me a pigeon had died on the roof whenyou were here I would have removed it.

DRAIN MOVING IN THE SHOWER: your en suite shower was fitted last year. It is in perfect working order. Not sure what you mean by the drain moving when you stand on it? What drain?? The stained skirting board pictured is as a result of a leaky shower seal that was fixed. We could not repaint it straight away as we were waiting for it to dry out first. It is a small area in the corner of the skirting board. The handle was missing one screw until you pulled it out further to take the photo

BLOOD STAINS. That room has just been decorated it is a paint smudge on the skirting. It's not even red!!

TOASTER: is an expensive Dualit toaster, not dangerous and not an antique, the cups were not filthy unless you decided to use one left by another guest who had already had breakfast. Who knows!

DUSTY TV: Apologies this is a simple oversight by housekeeping and very rarely happens. Again it could have been easily remedied if you had mentioned it at the time.

DISCO: we do not advertise a disco???!!! What disco? DID YOU ACTUALLY STAY AT THE IRON DUKE?

BROCHURE: What Brochure? We do not have a brochure. The photos on our online booking site are recent and taken by myself and not a professional photographer.


We certainly are not perfect but as the majority of our guests would agree we are honest friendly and provide clean, comfortable rooms for guests on a budget. We are constantly making improvements and there are areas of the ground floor like the ladies toilets which we are in the process of renovating. We rely on fair and honest reviews to be able to target those areas for upgrading that are most important to our guests.

I understand that when you booked the room you tried to get us not only to reduce the price even more but try and get a fourth guest into a room that sleeps three without telling us . We refused politely and professionally to entertain this especially when other guests were paying full price.
I assume that was the motivation for much of the fiction written in your review.

I would really like to give the Iron Duke a good rating as the staff were very friendly but it really has got a long way to go before even becoming acceptable. Its a lovely building in a great location but really really shabby.

They were in the process of decorating during my one night stay but even the rooms/areas that had been painted (badly) still looked shabby. The rooms are filled with crap furniture that don't match and a tiny TV with bad reception. Shared toilet and shower facilities to boot so not great there either.

If they threw a load of money at it they could come up with something rather nice but as it stands a no go area - even for the price.

Thank you for your feedback. The hallway that was being decorated while you were with us is now finished and looking good. We do have some lovely en suite rooms which are a more expensive than the budget shared facilities room you booked. It would be great if you could give one of those a try next time you are in Brighton. I checked the TV and the aerial was not plugged in properly. I am truly grateful to Peter and the staff team at The Iron Duke Pub and Hotel in Hove.

After booking a room for 1 night to celebrate my 50th birthday with my 2 sisters, I had a family crisis so had to cancel the day before.

Peter was so comforting and re assuring. He said he would re advertise the room so as to get my money back.

I have never come across such warm, lovely, friendly staff ever.

I felt as if I had know them a long time. It just goes to prove that there are genuine people out there.

peter rang me back to ask for my credit card details to refund my money. Thank you again
