I agree with them: This is not a bad place! It's pretty basic and very affordable, so it's not going to be luxury, but if you are staying for a night or two it's a great alternative. It's very secure and I felt safe here. Also across the street from Charley Car Rental, so you bring the car back the night before, stay at this hotel/motel and leave in the morning.

Be aware that the price will jump a few times a year, like the Festival of San Sebastian, and it may not be noted until you check in. It's posted on their website but I didn't get a confirmation. After I returned home I emailed an inquiry and was told by the manager that this was the case. Knowing how big the festival is, I don't blame them and since it was a business trip (paid for by the employer) I didn't argue. Even told the manager I'd come back again, it was that affordable and convenient.

So it's not going to be luxury accommodations, but you could spend double at a nearby hotel and discover that the rooms aren't much nicer anyway.

First, the pluses:
1) Free, secure parking. If you are driving and trying to find a street parking space in Isla Verde, these are practically non-existent so the feature of free and secure parking is a truly valuable benefit.
2) Free and very fast wifi. Wifi signal and speed are very strong in both the rooms and the public areas.
3) Full kitchen including stove, full size fridge and microwave for guest use. Great if you are planning on eating some small meals at the hotel.
Now the minuses:
1) I stayed in room 104 which is the closest room to the front desk. VERY noisy during the day hours as people are checking in/checking out. Plus the maids kept coming by and gabbing with the front desk staff and I could clearly hear their conversations from behind the closed door of my room. If possible, you should ask for a room that is further back from the street/front desk area.
2) You are not allowed to have guests or visitors in your room ( or even in the lobby area ) between 12 midnight and 7 a.m. What bothered me about this policy is that when I booked the room, I was not advised of this either by the property or the booking service. ( Priceline )
3) They have just installed new, remote controlled air conditioners in each of the rooms which are very efficient. The problem is that they only have 1 remote control for all of the 12 units!! So if you want to turn the AC down or up ( or off ) , you have to go to the front desk and ask for the remote control.
All in all just average for the price booked. ( $75 not including tax which is another 9% per night ) I would consider staying here again but would definitely not accept room 104.

Room Tip: No swimming pool or fitness center. But only a very short walk to the beautiful Isla Verde beach.

If you are not a needy person, but rather are on a budget, but wants the best value for your money, this is the place for you. This hotel will not please everyone. If you are expecting both a 5 star resort (it is not) and clean, about 100 yards from the ocean, for under $100 a night (it is) you are dreaming. This hotel is an EXCELLENT VALUE for those who are reasonably self sufficient. It is very plain and utilitarian (tile floors and cinder block walls), BUT is exceptionally clean, and even does not feel like a super low budget hotel (better than many hotels I have stayed in the US that cost much more). The bathroom was clean and even 'nice'. It provides benefits like a full service kitchen, and is directly connected to the beach. Our room included a well functioning air conditioner that other reviews describe as providing white noise which is accurate because it is basically like hearing nothing at all and eliminates outside noise. It was quieter than many nicer hotels that ironically have thin walls. It is clean, plain, cheap, no frills, My long time girlfriend and I stayed here while in San Juan for the beach portion of our trip and I would highly recommend this hotel as long as you have reasonable expectations. I will reiterate again, the room was clean, cheap, excellent location, and the bathroom even 'nice',

We spent one night in this cute little inn after returning from a week on the west coast. Service was friendly and accommodating. The room was pleasant, spacious, and simple. While the inn is not right on the beach, it's a very short walk.

The only drawback is that it's on the strip in Isla Verde, and the parties at neighboring hotels can be quite loud. As is common in the Caribbean, the windows don't close completely, but the air conditioner provides enough white noise to block most of the noise.

If you are renting from Charlie Car rental, this inn is directly across the street.

I did not see any roaches, but let's face it, you're in the tropics. Insects exist.

Room Tip: Rooms toward the back may be a bit quieter.

We usually stay at the BBI at the beginning, or end of our trip. One or two nights. It is a basic room for just sleeping. We do not spend a lot of time in the room. The free parking, accessibility to anything you may want to do on Isla Verde Avenue, and the closeness to the beach are all we need for the short stay. Our room was clean and the bed was comfortable enough for our short stay. We did not have any issues with management or the staff at the front desk. Our stay was during the week and we did not have any noise to complain about. We know what we are getting when we stay and it is sufficient for our needs.

We stayed here for 1 night after returning from Rincon.
Pros:
It is right on Isla Verde Ave. across the street from Charlie's/ACE Rental Cars
It has free secure parking
It is only a 2 minute walk to a nice beach
It is secure, no one can enter or leave without permission
Cons:
The room with 2 double beds is very small, the bed is old and uncomfortable and is on wheels (it kept moving during the night)
The street noise was LOUD, we didn't get much sleep due to loud music, people yelling, etc.
The water pressure in the shower was low and it took a LONG time to get warm water
I would avoid staying here unless you're on a seriously tight budget. There are too many other choices for $20-30 more that would be a lot more comfortable.

For a small not much known inn, the roms were extremely clean, smell nice too. The staff were very friendly and helpful. Its also located on a major strip, everything you need is outside your door, even the beach.
There are no pretty views, its virtually boxed in by larger hotels and buildings. The rooms arent big and there is nothing fancy about them. Its a good place to overnight as the airport is 5 minutes away and just $12 by taxi.
Overall, if I'm overnighting again in San Juan, I'd stay there again for the $87 taxes included.
