The villa is located in a quite area, with beautiful patio with large wooden table for 12 where we could enjoy our meals all together, lovely area near the pool with barbeque for testing your cooking abilities or simple ask for your host to help you prepare the dinner for you, it was delicious! One of ours preferred times were sitting on the large patio, watching sunset, having glass of vine and forget about all the problems.
We visited Split, a real pearl with Diocletian palace from the third century, just 30 minutes driving from the villa and Omis, 5 minutes driving, a small, tipical, marvelous town with beautiful sandy beach and at the same distance some excellent poebble beaches. Obviously we haven't had a swim as it was still cold, but the scenery was breathtaking.
Hopefully we'll be back in the summer, we'll definetely would like to be back.

While very nice for what it is, Villa Atopos is not at all what it advertises to be. The listing of the villa tells you this is a luxury 6 bedroom, 4 bath villa with pool. Wrong. In fact, despite it’s magnificent views and nice pool, this is really two (rather small) and totally unconnected 3-bedroom flats where each of the dining room tables can accommodate 6 (not 10-12) and likewise each small living room. The bedrooms have little more room than for the bed itself. All the furniture would never stretch to most people’s vision of “luxury” – more like an OK 3* accommodation, Ikea level. While all that is fine at a 3* price - at a 5* price it’s a rip-off and a misrepresentation.

After finding out we would lose our entire deposit if we cancelled (several of our party couldn’t come and one became gravely ill and had to return home) we decided to take the villa anyway. In addition to the deposit of almost 1000Euros, they expected 2200 Euros more. Being misrepresented to (and not appreciating being played for fools), we offered to pay an additional 1000 Euros for the week and only use one of the flats. The agent called the British owner who said “no”. He would rather lose getting a second 1000 Euros and leave both the flats empty than to adjust the price for the misrepresentation. In fact, the agent kept defending that what was in the listings was true. The real truth and the way people are mislead is in what they purposely did NOT say.
So we lost 1000 Euros and this mostly ruined our holiday in Dalmatia.

This reviewer never stayed at the villa, which partly explains his negative and inaccurate comments regarding the furnishings and the room sizes. Over 500 guests have stayed there, and we have never received any similar criticisms. He was fully aware of the villa's layout, as he was sent photos of the steps over his concerns of their number, along with many emails. There are also descriptive photos on the site. He was given a 25% discount in peak season, made aware of the terms and conditions that all villa owners operate under, and was advised to have travel insurance as the deposit was non refundable - this is also standard practise. He did not pay the balance when requested and legally due, so not wanting to ruin their holiday by cancelling it, we made the error of trusting him to pay the balance on arrival - the first time this has happened. As his party was now smaller than when he confirmed the booking, on arrival, he attempted to use this to lever a further 1.200E discount. I suspected then, that this had been his underlying intention, considered it to be a breach of trust, so declined his offer. Obviously annoyed, he made the choice to stay elsewhere, and unfortunately led him to write his negative review. Thankfully this has been the only bad experience from among the many guests that have stayed there, and whilst learning a lesson from this depressing experience, we will continue to adopt a positive and welcoming attitude to our guests, and work hard towards ensuring that they experience the most enjoyable stay possible.

“Beautiful villa with stunning views”

The villa was very well equipped and spotlessly clean with plenty of outdoor space to eat and relax. The views down to the sea and up the the mountains were beautiful. We loved the walk up to the Venetian fortress and down to Omis. Omis old town was lovely with good restaurants, supermarkets and market. A car is needed because of the villa's position above Omis. The walk back up to the villa is hard to say the least but well worth it to get back to such a lovely location. We visited Trogir and Split by car and Dubrovnik by bus, staying overnight. All well worth a visit. We would not hesitate to recommend the villa and would love to revisit. ps the ice-cream is to die for!

We simply loved the villa! It is obviously quite new and modern and has everything you need for a big family or a group of friends. The view and the fact that the villa has its own private pool was also great! The area outside the villa was spacious and the kids could play without being worried about traffic. We went to the castle on the hill behind the villa which was a perfect afternoontrip with kids. The town of Omis is a small and cosy town with a lot of shops and restaurants. We went to Split for one day, but liked Omis better! Since the villa is located a bit up from the sea we rented cars and were happy about that, wouldnt want to stay there without car. Great service from the owner, one of the neighbours worked in the rental company and were even available for questions outside opening hours. Very friendly.
