I stayed here with a group of friends in upper floor rooms overlooking the ocean.

The rooms were clean, the staff were friendly and for a budget Asian hotel, the beds were comfortable enough. This is not a luxury hotel. I don't understand why there have been such negative previous reviews.

The owners made us feel comfortable and were polite and helpful.

The noise from the neighbouring disco at night may annoy some people, however, the ocean does a good job of muting out most of the music due the proximity of the waves.

I've recommended this place to friends and if I return to Unawatuna, I'll stay here again.

Am currently staying at the Peacock with my husband and 2 daughters (9 and 2). First stayed at owner Sunil's place, à bamboo cabin on the same spot, 15 years ago. It was à great place then and still is. Rooms are fine, not luxury, but this is reflected in the price. The views over the ocean and bay are wonderful. Our room is clean and cleaned daily. The staff are all so friendly, helpful, and good fun. Very sadly the government built a groin the other side of the bay that has eaten into the Peacock's beach. Sunil's trying to get action taken to rectify it. But there is still à bit of beach for swimming and I can get to the main beach in 10 mins even with à toddler, what's with the 15 mins...? Plus, à tuk-tuk to the far end is à measly 150 rps. Well worth it to be at the quiet end without the banging music into the small hours (and that comes from à party chick, but sleep time should be calm!) tuk-tuk organised by the hotel and can just be put on the bill.

The staff can't do enough, They entertain the kids, pick the toddler up and take her off to see the fish display, play with her. They all speak good enough English, Some speak it well. We have chatted with a number of them over our 10 day stay (broken up by an 8 day self drive tour with car hired through Sunil). One of them worked here at the cabana the last time we were here all those years ago, so the owner cann't be all that bad. Which brings me to Sunil. I can't believe those who have posted bad reviews about him are talking about the same person. The one we know now and met 15 years ago is good humoured, generous, funny, doesn't watch over or ordrr his staff around, let alone bullies them, They all just seem to get on with it. We've had drinks (on him) and chats, numerous evenings and hé is well respected in Unawatuna. I can only think that perhaps hé installed à manager at one point and that's who you others are talking about. Really, you could get à name to ensure transparence and à fair right to reply.

The food is fine, typical fare apart from the fresh fish and seafood barbecue which is very good and more reasonable in price than anywhere else.

Finally, the massage. Wow!!!! This guy is à pro. Not in à pretty garden setting (à simple room that could well do with beautifying, flowers, pictures, aeration...) but the best massage in Unawatuna, and I've had à few!!!he is à doctor and à spiritual, ethical man. Slight but very strong hé does à variety of techniques depending on your problem areas. Very thorough, deep tissue and muscle, relieved my stiff neck and cured my husband's longstanding nose/breathing problem. You can tell hé knows what he's doing and is easy to talk to about philosophy, buddhism, travel, Life, whatever, or not to talk. Is cheaper than all the other massages in town and 100 times better. À true ayurvedic massage, not just the usual run of the mill generic rub!!!!

I would recommend as good value, entertaining, friendly, decent service and great views. When They succeed in getting the beach back it Will have it all!

The peacock hotel is a nice clean guesthouse/hotel that charges fair prices, for rooms as well for the food. The food was ok/quite good, sometimes they have seafood barbecue - the menu doesnt differ from all the other restaurants.

The owner and staff were very nice, one time they did a firework for us. rooms were clean and cosy, but matrasses were very thin and we are looking forward to get a better matrass at the next place. The view from the balcony is stunning, as it is directly at the sea - but there is no beach, it got flooded a few months ago, so you have to walk about 15 min to the beach, which is not too bad.

Peacock Hotel is located on the eastern side of Unawatuna Beach. It was obviously built too close to the ocean because the sea comes right up to the ground floor restaurant and sometimes splashes you. There is a small sliver of beach and lounges to use. There are three levels of balcony and it's great to sit there in the breeze and look out at the dazzling blue ocean and admire the sunset.

It is run about what seems like 20 guys, who are fine but don't speak amazing English so they weren't able to help me with transport.

I found it annoying that you couldn't walk to the main part of the beach due to the ocean being in the way. There are definitely better places to eat, drinks, shops etc there and it was pretty annoying having to walk around the back.

Peacock Hotel was pleasant and good value, but outstanding so I think you could get somewhere a little closer to the action.

Room Tip: Room 12 - it's at the back so very noisy from the road, and not making best use of the breeze. B...

We checked into this guesthouse after having spent a week and a half in the more northern parts of the country. Our driver did mention that this particular hotel is not on the main drag - Temple Rd - however we decided to book anyways as it was recommended in Lonely Planet. We were greeted by friendly staff upon our arrival and while it was a 15 minute walk to the beach, the views from our room were spectacular. The room itself was very spacious with hot water and AC all for a very good price (4000 Rs per night including breakfast). We were asked if we would pay upfront for our two night stay which we did willingly as we were allowed to see the room prior to paying. On our second night we enjoyed a wonderful dinner of curry, rice and prawns and as we were the only ones dining on the seaside patio, we chatted with the cook, server and owner for about an hour. The owner advised us that just six months prior, Peacock was on its very own stretch of white sandy beach - he showed us pictures. The government built a breakwater which caused all of the sand to move to the other side of the bay leaving Peacock practically in the ocean. Many of the reviews on this site state that this guesthouse is a backpackers option however with the incredible views, amazing food and friendly staff, we would highly recommend Peacock to all budget-minded travellers looking for a quiet place to enjoy panoramic views of the Indian Ocean.

Room Tip: The views from the third floor private balconies are beautiful.

This place could be nice with a spruce up and a little friendliness. As it is, it's a bit tired and run down with broken doors, dodgy showers and cobwebs on the furniture. I also found the manager to be very miserable, always scowling at us as we walked past. He also put us in the worst room when we booked in advance even though the place was empty and there were much better rooms for the same price available.

The location used to be beachfront but the sand has all washed away so that the hotel now sits in the water. It's a long walk to the beach.

Breakfast was fine but dinner was very average.

On the plus side, you get a lovely sea view and our fan room was nice and cool with the breeze and powerful fan. The four poster bed was comfortable.

In summary, it's ok for a budget option but it's probably worth looking around elsewhere. Check out all the rooms if you do go.
