“Ok I guess if you don't need AC to sleep at night”

Small guesthouse, 5 mins walk from the beach. I booked for 2 nights, & then realised it didn't have AC. I should have cancelled the booking immediately but thought I'd try it. No good for me, left after 1 night, room didn't cool much at all, even with fan on full power.

It didn't feel very private or secure, with neither the bedroom or bathroom being fully enclosed, big gaps at the top of the walls & roof, & would have been quite noisy if busy with other guests. The big hole full of water must increase the mossie population as well, not good, when your room isn't insect-proof

No AC, no fridge, no WIFI & no tv in rooms. Very basic, & certainly not 4* hotel as a previous reviewer amazingly suggested.

I recently stayed a few nights at the Dunes - if you don't mind lots of noise during the night, this is OK as a no frills budget option. The location is good for Unawatuna (close to beach etc.) and more generally staying in unawatuna is a good base to visit nearby Galle Fort, Hiddkaduwa and Jungle Beach. I stayed in a luxury double balcony room and if you're unlucky enough to have guests staying in adjoining rooms you will be able to hear their conversations and everything they do - the walls are very thin and do not completely separate the rooms where the roof joins.

This is a good hotel. It's not an excellent hotel. I've been in India for the last year so my budget expectations are different from other reviewers from Europe. And in my opinion the main reason for the current success of this hotel is the perceived discounts you are given on the travel booking sites. I cannot imagine anyone paying the list price for this hotel.
The hotel has a good location, is a simply build (as such the downstairs rooms carry all the noise from the upstairs rooms), well designed rooms and is quiet. The layout of the hotel is next to an unfinished water feature which looks pretty in evening and just like a mosquitos paradise during the day. The breakfast is good but they only have the western choices, I had the local breakfast once but it was obviously a big deal for them to go and get the ingredients.
The service is friendly and efficient but doesn't feel natural, that may change when the owner is on site.

A wonderful place to stay which is affordable and comfortable! It's walking distance to the beach and there is plenty of room for parking...A shout out to the owner/manager Gayan for being extremely hospitable and flexible!
Highly recommended and would definitely revisit!

Had a wonderful time here.

Property is newly build thus all amenities that one needs in a room is properly in place and more importantly, the aesthetics of the place which you expect to be present at least in a 4 star hotel were present.

Owner, Gayan was quite helpful and knew pretty much everything about the locations that you would want to visit around Unawatuna.

Overall, highly recommended for the value it offers and Nice Location. We would visit again.

Room Tip: All are good, may be some will prefer first floor.

My partner and I stayed at Dunes hotel in August this year and had a wonderful time. It is a comfortable and clean hotel in a great location close to the beach and local bars and restaurants. It is great value for money. It's well worth the visit for these aspects alone, but in addition to this the staff were lovely, and Gayan and Jenny, the hotel owners, were incredibly friendly, fun and informative (they were particularly helpful when arranging our trip to Yala National Park). The natural setting, with an array of wildlfe living within the grounds, is an adorable added bonus. We will definitely be recommending this place to all of our friends!

What are you looking for in this category of hotel? It's simple but comfortable and built with eco-friendliness and sustainability as a priority. The owner, Gayan, and his partner have got the process right from beginning to now (it has a way to go but more on that soon) and I'm sure this will continue into the future. They are friendly, helpful, knowledgable and sincere with guests and staff it would seem to me. This approach is apparent all the time. Because of the materials for most of the year for people who don;t need to sleep in very cool conditions AC is simply not required. Comfortable beds with good bedding and mosquito nets and a quality fan really count. As does an efficient bathroom with good fittings and suitable towels. The small things that are missing will be added over time as the property developes. Clearly they have invested where the priorities require them. The rooms have been mentioned but they probably lack a cupboard and as I said that will come over time.

They have a great breakfast option with the fresh fruit absolutely top quality and the idiyappa (string hoppers) made with the local red rice and great condiments a big heat with me and as I own property in KErala I know about this staple breakfast of Sri Lanka and Kerala. By the way they have invested in good quality plates, cups, saucers, knives, forks, etc. too.

So all credit to the owners of this new hotel. It's new yet is is getting very high occupation levels and invariably good reviews for good reason. They've got it right for the type of traveller they want to attract and all credit for this as it's not easy to accomplish. They deserve their success.
