“Nice room, not so nice staff”

We stayed there for 2 nights. Our room had an a/c, was really big and clean - one of the best rooms we stayed in Sri Lanka. Our room was on a top floor and there are rooms on the second floor as well but they are not so nice.
The stuff was not so nice as well. We went to eat there at first and asked if they had rooms - we had a room booked in another hotel but it was quite awful. The owner? showed us the room and promised big breakfast that he´d bring to our room and so on. The price was 5000 rupees for a night. We checked in the next day. We were the only guests there and breakfast took ages. The restaurant isn´t good there and every time we passed the stuff they asked are we going to eat there. We went to eat some other place the first night. The second day the owner insisted that we´d eat in their restaurant and promised us good prices etc. When we left our room in the evening again they didn´t want to let us go to some other place to eat. We agreed to eat there and again they started to talk how good price they´d make for us. The result was they charged us much more - for the food, for the cigarettes etc..
They turned our room´s electricity off and closed the water when we were out. So it was a bit strange.
You can´t access to beach from the hotel. The owner told that a year ago they had many tables on the beach as well but the sealevel is so high that there is no beach in front of the hotel anymore.
Overall the hotel is a bit dated, the staff quite overwhelming (not in a good way), the restaurant isn´t good but our room was excellent.

Room Tip: Ask for the rooms in top floor.

We stayed here as 2 19yr old backpackers for 1 night in Feb '13. We paid 3000SKR (£15)  for a double room, non AC. Breakfast not included. Free wifi. 

Room - we had #208 on the 1st floor. Dirty towels. Stained bed sheet. No bin. Mosquito net was full of holes, some patched up, others not. The mattress was very thin. electric socket didn't work. Dog barked outside all night. Loud music played all night. 

Food - Plastic chaired restaurant over looking the beach. Good view. Menu full of European and Chinese food so we didn't eat here. 

Service - when we arrived, we had to pay upfront. The manager seemed fine - not the nightmare portrayed. They let us charge our phones in the office. 

Location - excellent. Right on the beach. 

Overall not a great place to stay unless you are a skint backpacker. Would recommend Hikkaduwa over Unawatuna. it's cheap, naff and touristy - not the real SL.

Ideally located in the middle of Unawatuna Beach but this place is best avoided. Very dirty. Useless mosquito net full of holes, located next to a good but very noisy bar. The owner insisted on full payment in advance, probably guessing that guests would leave after one night. There is an abundance of clean quiet guest houses just two or three minutes away.
