Overall, this place is very mediocre for similarly priced places in Santa Teresa. I've spent a little over 5 months in Costa Rica over the past 8 years and stayed in about 9 different places. I feel like I have a pretty good take on price and quality. I did not feel like the price was consistent with the quality with this place. I don't mean to trash-talk Alfredo, because he's a very nice guy. The things I was disappointed in could definitely be taken care of pretty easily. My review is limited to the house, because that's where we stayed.
My first impression on walking in was that the place hasn't been THOROUGHLY cleaned in quite a while. It's pretty clean from the waist down. I was disappointed to find trash around the pool area. The metal lounge chairs by the pool have white fabric cushions that were overgrown with black mold in many places. . The fridge condensates and leaks on the kitchen floor, quickly making a mess if you walk in with flip-flops on unaware. The pool has no use regulations, which might seem to be a good thing until a big group shows up from the villas downhill blaring music from their boombox (I'm talking old-school BOOMBOX!) splashing around drinking Imperial all afternoon. We honestly couldn't see the bottom of the chest-high pool the next day, no doubt from all the trips in and out without showering, not to mention breaking the seal from bottles upon bottles of Imperial! The second day, they were at it again all afternoon till an hour past dark. The third day, Angie (the live-in property girl) told us the pool was shut down. The house could also use some sun-shades--being on the porches or inside from about 12:30 till 4 is not very pleasant. A hammock or swing on the downstairs porch would also be really sweet. The one upstairs is sagging and uncomfortable from too many fat Americans. (I'm from America). There's other things, like the trickle of water that comes out of the master bath sink, but let's focus on the positive: the kitchen is well-equipped, the pool is a nice place to cool off if it's available, you can see the ocean, when Alfredo is around he is helpful, and it's up quite a hill but close to the markets and food places.
Like I said, all of the negative things could be taken care of without too much effort to make this run-down place feel welcoming again. However, without this basic maintenance I wouldn't stay there again or recommend it to friends. There are other places for the same price in Santa Teresa that are clean and well-maintained. We were just a larger group this time and thought we'd give the place a try.
