I had a really hard time trying to decide where to stay in Zanzibar. I am very happy I choose Nungwi first, then Amaan Bungalows. I almost choose Kendwa because of the beautiful beaches. Nungwi has beautiful beaches as well, just not in abundance as Kendwa. Amaan was located right in the middle of all the action. Although it was a very quiet place to stay. October seemed to not be the high season so everywhere was pretty low key. We splurged for the seaview room for $90 and it was worth it! Air conditioned, big beautiful balcony right over the water, clean room ( flowers were placed on the bed every morning!). The breakfast was basic and tasty - eggs/toast/tea/coffee/fruit. Convenient internet cafe and market for basic needs. The other hotels had their rooms set further away from the beach. This is why I reccommend Amaan's seaview room. It was a very spacious comfortable room.

My wife and I went here because we didn't want to stay in just another AI resort. We were not disappointed!
We knew we were on the right track the moment we stepped of the plane and got into our transfer taxi. The guys were very friendly and chatted all the way to Amaan. Please note that the road can be bumpy at times.

Amaan is part of the little fishing village of Nungwi, with loads of B&B’s and restaurants lining the streets. We felt save at all times and weren't hassled that much by people trying to sell stuff.

DO get a massage on the beach. But try and get the sand of your back first! Otherwise it may turn into an exfoliation.

We stayed in a room right on the beach (Sea View Rooms) and it was amazing to hear the ocean crashing right on our doorstep. Breakfast is OK, but can get a bit monotonous after 7 nights. That said I am more of a bacon and egg person than fresh fruit.

The room was spacious, always clean, the staff friendly and helpful. We had an A/C which helped with the heat.

Amaan is a great location to explore the beaches and diving close to Nungwi. Change your US$ into shillings as soon as possible as it will save you a fair bit at the restaurants.

“good budget hotel”

this is a good budget no frills hotel, some of the rooms have aircon(for an extra fee) which is definitally worth it as we would never have survived without it. The breakfast is small but satisfactory. The meals are average at the restaurant and take a very long time to get to your table. There is however a great italian restaurant just behind the hotel where they have wonderful food and service. over all an enjoyable trip.

19 to 22 July 2007 - great value
Stayed in room P11. Paid USD 90.00 per night double occupancy ,inclusive of a simple breakfast. Booked directly with the hotel.Staff were friendly and helpful.We had a fantastic view and room P11 is the last seaview room, so quite private. The room was very clean and the sheets were changed daily. The cleaner went to a lot of effort to decorate the bed with flowers every day. The restaurant service and food was quite good for this part of the world and reasonably priced. We went for long walks along the beach during low tide and decided that the location of this hotel is the best. We flew in from Dar Es Salaam on Precision air and paid USD 65 pp return. The taxi from the airport to the hotel takes 90 minutes and costs USD 50, but we negotiated with the driver for USD 40. The weather was pleasant with average day temperatures of 29 deg. C. This hotel will definitely be our first choice when we return to Zanzibar.

Stayed at Amaan Bungalows in Feb/Mar 07. Hotel was very clean and comfortable. Stayed as a single and paid a supplement for such, but was not a crazy amount--was reasonable. Rooms 1-10 are right on the water and at high tide you could literally jump off the deck into the water. These rooms 1-10 have air cond, and private baths with hot/cold water and flush toilets. Other rooms are set off the beach just slightly with no views and some rooms may or may not have private bathrooms. Housekeeping is done upon request and they do a fantastic job of keeping the establishment clean. Internet is available at a fee per half hour or hour (approx. 2-3 USD per half hour). The hotel can arrange island tours if desired, but sometimes you can get better deals with the locals if you befriend them. The locals are excellent--extremely friendly and accommodating. The locals love it if you make an effort to speak Swahili--if even just a little.
Local restaurants in Nungwi are all good eats, most serve alcohol.
Some construction going on to expand the view rooms, but you can barely hear the work going on as much of it is manual labour--very little machinery around.
Is a good location for singles--if you like to hang out with the locals, good for families and just for a good ole relaxing time.
