when we first drove up to this boutique hotel we weren't so sure how our stay would be.
it proved to be wonderful. very spacious accomomdations with 2 rooms to our suite. the hotel was quiet, courteous and had very good service. It's a bit off the beaten path, about a 5-10 minute walk down to the water and a majority of the restaurants in town. well worth it though.
will stay here again

It's great to hear that you were pleasantly surprised by our modern and spacious rooms. We have renovated and upgraded our Newport hotel over the last few years and we never tire of guests' delighted faces when they first see our wonderful accommodations and common areas. We also get great feedback on being in a quiet area close to all the action -- but not in the middle of it! Thanks for your review and recommendation. We hope to see you back at The Attwater soon.

The was our first experience at a Lark Hotel and it was great! Nice rooms, and the breakfast each morning and cookies in the afternoon made it even more special.

Happily the four days we stayed at the Attwater were followed by four more days in another Lark Hotel in Nantucket, 76 Main. They both had very hard working and committed staff who wanted to make sure our stay was exceptional. My only complaint (which isn't something to keep me from going back) was the lack of an elevator. Going to the 2nd or 3rd floor with heavy luggage is tough as you get older.

Even so, we managed and had a lovely experience. Make sure you eat at the Mission in Newport. Best hamburgers I have ever eaten. Wow.

My husband and I stayed here for one night right before our wedding in Newport. It was perfect. The service was impeccable, the rooms were bright, airy and so unique. Breakfast was the most memorable I've ever had at a hotel. Can't wait to stay there again and check out the rest of the Lark properties!

Just back from a last minute two night trip to Newport. Because of positive reviews and the pleasant dealings with Brad over the phone we decided to book. Because of last minute plans we had to stay in two different rooms.

The inn is very trendy looking and modern in appearance...clean and fresh....
The GM's Brad and his wife are very nice and attentive. Meg made Gluten free breakfast options for my wife each morning and Brad made sure all our belongings were transferred from one room to the next when we had to swap rooms. i have nothing negative to say about the staff...all pleasant and accommodating....iPads are great!!

My only big issue with our stay was the price jump from the King room we had the first night room 33....to the King suite next door room 31....there was a $200 price jump from one night to the next. I know that one night was Friday so I expect a bump in price for that night but in all honesty...we thought the cheaper room #33 was better.....both had separate sitting areas...one was a little bigger but both were suite style....the cheaper room #33 had the bed backing up to the outside wall to the quiet back area/deck....the more expensive room #31 had the bed against the wall that was on the other side of the hallway and right at the top of the stairs so you could hear stair and hallway noise...that was really the only thing that irked us about the inn....

i would agree with other posters regarding wanting the third floor due to stair noise etc....

Also..the back deck is a very nice area, but not kept up...the furniture's pillows were dirty and had bugs...I don't know why it's not used more but it is a nice outside spot in the afternoon when you don't want to be directly in the sun...

Nice rocking chairs in the front of the hotel...they could have little tables between them so you can rest your coffee or beverage on something....

Last comment that for management was we were told the inn front desk closed at 10pm and the front door was locked at this time....one night we came back at 930pm with treats and my wife wanted tea which they kept accessible by front desk...we were surprised after walking all the way back up the hill from town to the inn to find the place locked down at 9:30 on a Friday night.....

Overall the cleanliness, newness, hospitality would make me come back to this inn....I would try to pick a specific room now that I know the layout....

Room Tip: Room 33 to us was the room of choice in the inn.

This is a beautiful, chic hotel in a great area for walking and exploring Newport. My husband and I stayed here last week for a wedding in Newport. We stayed a few extra days to sightsee, and this hotel is in a great location. Parking can be difficult to find in Newport and this hotel includes parking. They have a small on-site parking lot, but there is a large off-site lot that is a block away. We were able to walk to the Wharf area and tons of restaurants, and we could walk to the nearest mansion, Kingscote was a few blocks walk. They are also about one block away from the Newport Tower in Touro Park.

The GMs were very friendly and helpful. The breakfasts were delicious: scones, eggs, and the usual yogurt, instant oatmeal, coffee, tea, and orange juice. The decor is modern and very attractive.

The negatives were that the rooms are not as quiet as you might like in a hotel. I used to travel a lot, so I now have an app on my iPod to make some white noise while I sleep. That helped, and it's not as if we were woken up all night long with noise. We stayed on the first floor of the Urban Beach House (room 1), and we could hear the wood floors creak when people walked up the stairs or walked around there 2nd floor room. On the plus side, I didn't hear people talking once they were in the their rooms. Also, recycling pickup day was Friday, at 8am and they place the 5-6 containers on the sidewalk, right in front of our room. Now 8am isn't super early, unless you were at a wedding the night before and looking to sleep in (yes, a Thursday night wedding).

The room was on the small side, but we saw a picture of it before we booked it, so we weren't surprised. They have USB (and regular) wall plugs, so I could plug my devices in to charge with just the USB cable. They had a rain shower head in the shower, which was wonderful, plus a hand held option.

Your Queen room location in the front of the Urban Beach House is close to the door and street and can be one of the noisiest ones. We are looking into options for guests, such as ear plugs. This property is lovely and run by great managers who take pride in it. We had a king room and it was very nice and well-apppointed. The only things I would fault are the small bathroom (tiny sink and narrow shower) and the noise from other rooms (not great soundproofing but it's an old building). But neither would prevent me from staying here again. The decor is beautiful and modern. There are sitting areas throughout the hotel, including an outdoor deck upstairs which looked very nice though we didn't have time to use it. The beds are very comfortable, with soft sheets and pillows. There are Keurigs for coffee in the room but we preferred to have coffee down in the eating area. The breakfast was the best part of the experience. Included is a very nice, homemade assortment of breakfast items- delicious pastries, unique egg dishes, fruits, cereal, yogurt. Guests are provided an iPad upon check-in that is loaded with all the local information for restaurants, sights, etc. A nice touch. The location of the hotel is also great and we never had a problem finding free parking on the street out front. The hotel also has a small lot available. The hotel is within easy walking distance to the wharf area and a very short drive over to the Bellevue Ave mansion area and the Cliff Walk. Overall, we loved this hotel!

We spent an evening in the Lark Suite. So much space. Beautifully appointed & ever so comfortable. Brad & Meg could not do enough to make us feel welcome & informed and the restaurant recommendation provided a wonderful dining experience at 22 Bowen's right on the docks. The quality & variety of the breakfast selections were a delight with healthy options not always so easy to come by. The location was perfect to stroll down through the magnificently quaint streets. We could have stayed so much longer. All in all an absolutely perfect experience.
