From the moment we arrived, actually even before since Sadie was so helpful with our reservations, we felt welcomed and comfortable. Both Sadie and Roland, the owners, were so gracious and helpful with everything - what to do, where to eat, etc. yet were unobtrusive. We were introduced to Micky, the very outgoing resident cockatoo, which we all fell in love with.

The building itself is an architectural treat with its sitting rooms, and had an European feel to the outside cafe tables. We stayed in the Victorian cottage next door to the main building with our two children. It was spacious and comfortable with a full kitchen. Each room had its own TV.

The buffet continental breakfast was terrific with lots of fresh fruits constantly being restocked as the morning went on. Lots of breads, muffins, granola, yogurt, etc. All around the Villa were generous bowls full of treats, which, even if you didn't partake, represented the graciousness of the the Villa.

We were a party of eight altogether ranging in age from 11 to 80. The other members of our party stayed in the main building in suites which were spacious and yet homey. Everybody thoroughly appreciated the hospitality as well as the prime location. Attwater Villa is tucked in a quiet spot but is a short walk to the hubbub of the waterfront as well as the quaint shops on Bellevue and the Tennis Hall of Fame, and is close to the mansions as well as the old historical neighborhoods. All in all a real find!

My husband and I were invited to Newport to attend a wedding at Salve Regina University. Coming from Boston, we knew we'd want to make a weekend out of it. Unfortunately, the accommodations suggested by the bride and groom were expensive ($199/night and up) and not so great (Holiday Inn and similar).

Doing my own research, I began to price local B&Bs while cross-referencing Trip Advisor. Lo and behold, I found Attwater... for $164/night and highly rated on Trip Advisor.

I was immediately impressed upon arrival. The property (impressive from the street) is "guarded" by their brown lab mix Sophie, who is both ancient and obese. She looks like a very sweet and hairy seal. Sophie is quite content to lounge on the front lawn (day and night!) and accept the occasional head scratch or dog biscuit.

The owners, Roland and Sadie, are incredibly friendly and hospitable. They also work hard to make the property a very welcoming environment: each floor has at least two sitting areas, there are bowls of candy ready for guests on every floor, and the common areas are decorated in warm, Floridian colors. Sadie was kind enough to go over a map of Newport with me upon arrival; upon her advice,.I was able to avoid a couple mediocre restaurants and instead was directed to two fantastic ones - a sushi restaurant by the water, and an American restaurant where you can watch a live tennis game while you eat!

We expected our room (the smallest one, known as the "guest quarters") to be tiny and cramped. We were pleased to discover that it was actually quite large and even included a mini fridge. The room was immaculately clean.

Breakfast was simple and delicious. Lots of baked goods, cereal, juice, coffee/tea, cottage cheese, yogurts and fresh fruit. There are a couple tables available in front of the building if you prefer to dine outside; I did, and happily welcomed the friendly advances of Roland and Sadie's cats.

Location is key here. The B&B is located in the center of Newport, down the street from the Naval Academy (? - or something like that). In any event, it's a quick walk downtown to the shops/wharves; go the opposite direction, and you'll be heading towards the mansions on Bellevue Avenue.

I could not have been happier with my choice of B&B. I hope more of my friends decide to get married in Newport, because I want an excuse to stay at Attwater again!

“Lovedddddd the Attwater”

I usually dont write reviews but praise has to be given to the Attwater Villa... My husband and I just returned from a beautiful first time visit to Newport and we absolutely loved the Attwater Villa..We booked it after reading such great reviews on trip advisor..The rooms are very spacious and EXTREMELY clean...Sadie and Roland, the owners, are so nice and friendly and full of great information. The inn is perfectly located on a quiet street just a short 2 minute walk away from restaurants and shops as well as the beach. I would definitely recommend the Attwater to friends and hope to return sometime soon!

“Love the Attwater Villa”

We have been going to Newport for years and we have stayed in most of the area hotels and have to say we love the Attwater villa and would never go to any other place. Roland and Sadie are wonderful hosts and we feel so comfortable when we are there. The rooms are all beautiful and very clean. We love it there so much that we are trying to get there more often. It is great to just park the car and walk all around Newport because it is so convienent to everything. The breakfast that is served is outstanding with everything you could ever want. LOVE THE ATTWATER VILLA

“Great Relaxing Stay”

Attwater Villa

Had a wonderful stay at the Attwater Villa. It is very comfortable and clean throughout. The rooms are well kept and furnished and the in-room refridgerator was an added bonus. There are several common areas which affords you time alone or to visit with the other guests. The owners were fabulous. Through the entire stay they were availvable and helpful especially in planning day excursions and finding great restaurants and places I was interested in. Overall a wonderful experience and would definitely choose to stay here again and recommend to friends and family.
