My husband and I had a wonderful stay in Newport. The Attwater's location is within walking distance to all that the city has to offer. The rooms & decor are both hip and comfortable. We were very happy and will definitely be back for another visit.

Just returned to the UK from the Attwater, Rob and his team met and exceeded all aspirations.
Friendly, helpful, nothing too much trouble. We were on a flying visit from the UK and not knowing the area Rob helped us enormously. Decor was very boutique'esque, room was compact and very functional. The ipad was very useful to help us through.........we don't all take them on holiday with us. Breakfast freshly baked and created a wonderful smell to come down to. As a base for a trip to Newport it ticed all the boxes........Well done Attwater

My boyfriend and I have decided to start some new traditions which now include spending my birthday in Newport, RI. Last year we stayed at the Chandler which was magical. This year we stayed at the Attwater. We made our choice primarily based on price and reviews on Tripadvisor. At first glance I was worried that we had made a mistake, but it only took a few seconds in entrance way to realize that we had made the PERFECT choice. The decor in the sitting area on the first floor would give any boutique hotel in South Beach a run for their money. Pops of color and the different textures took my breath away. We were greeted in the cafe/reception area by the owner who was very friendly. Even though we arrived 4hrs before check in we were promptly shown to our room. Before giving us directions to our room we were offered a light snack and a choice of herbal tea or coffee. Infront of us was a choice of freasly baked muffins and scones that were just made and wafting through was the odor of a freshly baked quiche that the owner/husband had made. The short walk up to our room (there is no elevator) was worth it.

We had reserved a king room which was a nice size. There was a sitting area with a fireplace. A small desk in the corner had a hand written note welcoming us to the Attwater, a bag of local treats and a bottle of sparkling wine in the fridge. Two bottles of Poland spring water were complimentary. There was also a Keurig coffee maker with an ample supply of regular and decaf coffee. Next was the bedroom area that was adequate size and a king size bed with a padded headboard that reflected the modern decor in the lower level sitting area. We later found it to be as comfortable as it looked. There was an iPod docking station in the bedroom.

As other previous guests had reported the bathroom was a bit small, but when all I really care about is a clean shower and toilet, this was not bothersome at all. The retro black/checker board patter was fun. The water pressure was a bit lot but it got the job done. The toiletries included smelled divine and we had a more than ample supply of clean towels.

We later discovered that there was a deck area leading out from the second floor that in warmer weather would be wonderful to have breakfast or any meal. There were also small siting areas on floor where you could sit and have a snack, read comfortably or search for restaurants ornthings to do on the iPad provided free of charge by the inn.

If anyone is looking for a small, intimate, quiet, well run, beautifully decorated inn in Newport that is within 5 to 10 mins of anything you would like to do, the the Attwater is the place. Will definitely be going back next year.

We recently stayed at the Attwater for two nights for a weekend getaway (without the kids) from CT. Looking at probably one hundred options online, we had struggled to find a place that felt like "us" as most of the B&Bs in town felt very Victorian (what we call "Grandma's Guest Room").

We were thrilled when we found The Attwater, which just completed a full renovation/makeover and was extremely modern and well designed. We stayed in a regular King room and found it delightful - very comfortable bed, ample dresser space for unpacking everything from our bags, very modern conveniences (iPad for the room, Apple TV, etc). Very interesting choices for some materials - the sliding bathroom door was really unique, and the bathroom checkerboard pattern was a surprising design feature. Reminded us of the converted urban loft we used to own (prior to having kids).

Surprisingly, we found ourselves spending a bit of time at the end of each evening in the hotel's lounge area - enjoying it's modern design, gas fireplace, and background music. There looked to be a charming outdoor area as well, but there had been heavy rain for the days prior to our visit and that area was still a bit waterlogged.

Food in the morning was great. We had been a bit worried about the ticket-punch system rather than just having an open breakfast buffet, but the three items per person were more than enough and the food was top-notch.

Only things we would have liked to have seen would have been a bit more hanging space for the closet (mini fridge was under the closet bar, making full length clothing a bit awkward to hang) and stronger water pressure in the shower, but I suspect that's an issue across most of Newport.

The location was fantastic - a nice walk west to the wharfs for dinner or to shopping on Thames, a nice walk south and east to the mansions and cliff walk. Also were able to park on-site.

Hosts were great, super friendly, and really helpful - providing maps, walking instructions to get to where we wanted to go, and giving recommendations around where to eat.

All in all, a great trip. Would stay at The Attwater again.

For the last night of our trip driving around New England, we decided to treat ourselves! I originally saw the hotel on the Hotel Tonight App and thought it looked rather good! Sadly, on the night we were in town, they weren't included in the apps offering but, in hindsight, I'm really pleased! We decided to go for a suite and it was fantastic!
Check-in was a really relaxed experience, very friendly staff and they were happy for us to have the room, even though we were a little early, as it was ready. We were given loads of suggestions of places to go in town. Getting the iPad to use in the room was a real bonus! As the room was so comfortable, we weren't really inclined to go out for dinner so, we used the iPad to find a good local restaurant with take-out!
The breakfast was superb!
I wish we had been able to stay longer as I really wanted to go for a walk along the coast - the beach bags which the hotel loan to residents were lovely! Sadly, we had to get back to Boston for our flight home.
I really hope that we will be able to visit The Attwater again and, next time, stay longer!

We are happy you found us on Hotel Tonight and then also decided to splurge on one of our 520-square foot suites! These spacious rooms truly are a great deal and a great fit for a long visit. Found it by chance when I was researching 'hotels' in Newport for a one night stay. The pictures of the common area drew me in. It was decorated beautifully and with such good taste.
The rooms were very comfortable, beautiful and well thought out. When we checked in we were given an ipad to use during our stay with ideas for restaurants, sites to see, etc all bookmarked, absolutely awesome perk!
The staff couldn't have been more accommodating and friendly.
Although there was no restaurant in the hotel, they offered breakfast options and snacks in the afternoon. We were each given a punch card with three punches to use on food items throughout the day. Also, very nice food options. Coffee was available all day plus a Keurig in our room.
The location was also perfect, halfway between the beach/cliff walk and the wharf/shopping.
Would definitely recommend this place. Would go back in a heartbeat!!!

Room Tip: don't think it matters where your room is. It's a quiet street.

I rarely get around to writing reviews on Tripadvisor but felt compelled to put finger to iPad about this one. From the start, Rob and Leigh (the husband and wife owners) couldn't have been more welcoming, warm and helpful. They gave us a map of Newport, explained how to walk to the main sightseeing areas and even circled their favourite restaurants on the map. They also provide each guest with an iPad pre-loaded with helpful websites on what to eat, see and do around Newport.

The hotel is a true boutique hotel, small but perfectly formed, well located and decorated throughout in a chic retro-influenced style with bright splashes of colour and print. It's the kind of decor you'd see in an interiors magazine and I imagine its the only guesthouse of this type in Newport to blend comfort and hospitality with cool design - a far cry from the other dated, stuffy B&Bs we looked at before booking this.

Our room was more spacious than we expected and it had a tiny but clean and functional bathroom, a king bed that was ridiculously comfortable, a seating area, clothes storage, a flat screen TV, coffee machine, fridge and bottled water. The wide wooden floorboards were lovely and the room got plenty of light. It was a little warm, even without heating but just open the windows a little and problem solved.

Breakfast was delicious - a limited but tasty selection of granola, yoghurt, breads and homemade scones and muffins that Rob makes himself. Honestly, so good!

I wouldn't hesitate in staying here again, in fact, if I was back in New England (which I'm sure I will be, cos its beautiful!) I would go out of my way to stay at The Attwater and the other hotels that Rob and Leigh own.

Know what you're getting here - a small, friendly, family-run guesthouse with no elevator, no doorman and no room service. If you can get live without these, you'll have a wonderful stay!
