“Worst B&B Ever.”

Here's the quick on this place:

- Tiny, dirty/ugly bathrooms
- No iPad
- All the doors slam in the house
- VERY Overpriced
- Rooms smell like a cheap old motel + mildue
- Breakfast was small, cold, and stingy.
- In the middle of no where.

Room Tip: Don't choose a room at all. Look at some of the B&B's closer to the port.

Dear review readers,
We want you to know that we take all feedback, good and bad, very seriously. We have reached out to this guest to further explore his experience at the Attwater which is clearly not in keeping with our other guest experience with our property.

Here are are are a few points to consider:

- We are located one block off Bellevue Avenue where all of Newport's Historic Mansions are located. This is a five minute walk down the hill to the Harbor and a 12 minute walk to First Beach. Many guests prefer our quiet, accessible location. This guest arrived at 11:30pm and departed at 8:00am the following morning and did not take the opportunity to walk down the hill.

- Our rooms are all entirely renovated in the last 6 months. We certainly do not feel that they smell like cheap old motel rooms. All of the furniture is completely new, we have newly refinished hardwood floors, and new window treatments.

- For security reasons we do not leave the iPads in the guest rooms but we do offer them to guests to check out for their stay. Again, this guest was only here for a very short overnight stay and did not make use of the complimentary iPad because they had their own.

- Each day we offer a house baked breakfast -- with several choices including offerings like: raspberry peach muffins with a lemon streusel topping, lemon ginger sconces, watermelon/feta/arugula salad, lime mind cantaloupe salad - we also offer an assortment of greek yogurt, bagels, and granola.

- This guest stayed on a Friday night in July, which is of course, the most expensive time to stay in Newport. We do offer rooms of different sizes and price. In the summer our room rates range from $209 to $479 depending on room selection.

- The bathroom in the room where this guest stayed is one of the smaller bathrooms. It offers a stand alone shower while many of our other bathrooms offer tub/shower combinations.

All in all, we are very disappointed that we were not the right fit for this guest and that we did not meet his expectations. As I mentioned we have followed up with him personally to see how we can address his concerns in a constructive way.

Attwater is a beautiful B&B with a modern feel to it. Guest parking is just beside the building and is free. Check-in was a breeze thanks to Taylor who greeted my husband and I with a warm welcome. We stayed in a Queen room on the 3rd floor with free wifi. The bed was really comfortable! The decor throughout the building is very fresh and vibrant. Upon check-in, we were given a punch card for 3 items per person per one night stay, to use at the bakery. We chose to use it for breakfast of cappuccino and delicious homemade pastries. My only wish would be for the water pressure in the shower to be higher. But overall, we had an excellent stay and would recommend that anyone planning to visit Newport, stay at the Attwater.

We went to Newport to watch the Americas Cup. Heard about this hotel on GMA and decided to try it. I thought it was a bit expensive but it was "almost" my birthday so we splurged. When I first saw the room I was a bit disappointed by the size of the room, but then I noticed the beautiful curtains, wallpaper, bedding, coffee maker, ipod radio, large water...many ammenities....well, I was happier. But when I went to bed I couldn't believe the comfort of the mattress, the two (4) fantastic pillows and the beautiful bedding. Nighty, night! Best night sleep ever. Come morning we enjoyed our newspapers out on the very large back deck where we had our choice of lounging on beautiful pillowed chairs or at the table and chair set.

Breakfast was a bit strange, we were give a "punch card" with three unpunched holes. We could have our choice of 3 different items....choices of specialty coffees, watermellon salad or home made scones or homemade muffins. I think they could do without the punch cards, it was a bit awkward handing our cards in an upscale hotel like this was. Just give the folks their coffee and muffins. All three of our items were excellent...best coffee, best salad and best muffin.

We met the owner as we were leaving who told us he had two other Inn's, one in Kennebunkport and one in Nantucket. Think I'll try the one in Kennebunkport for my real birthday.

Room Tip: We peeked into a few rooms on our way out of the hotel. They were all bigger than mine was...

We are pleased you slept so well in our wonderful beds! It is such a compliment to hear that you slept better in our Newport hotel than you have in any other. While our Petite Queen and Queen rooms are cozy, we do offer 500 square-foot suites and very large Deluxe King rooms, as well. Our room descriptions include square footage. We also appreciate you hanging in there with our punch card system. It's our way of ensuring that our guests have the flexibility to enjoy our homemade pastries, espresso drinks, salads and baked goods at any time of the day. We look forward to your return visit to The Attwater, or at any of our other Lark Hotels. Please do visit Captain Fairfield Inn in Kennebunkport for your birthday. Our wonderful innkeepers there, Jed and Alana, will take great care of you.

When staying in Newport, I highly recommend the Attwater! We stayed for 2 nights for a get-away weekend and we were thrilled with every detail. The staff were very friendly and helpful, the rooms were spacious and clean, and the breakfast was especially delicious. The beds were really comfortable and we slept well both nights. We loved the location (near the Tennis Hall of Fame) and a 5-minute walk to everything that Newport has to offer. What really put the Attwater over the top was the colorful and chic interior design which was sophisticated while also making the hotel feel like home. Overall, we had a wonderful stay at the Attwater and highly recommend it to friends and family.

Room Tip: Corner suites are large, comfortable, sunny and private.

Staff are excellent and very helpful. Room are clean and newly renovated, but basic also. Good place to stay at reasonable price.

Love the newly decorated rooms and cleanliness of the Attwater in addition to their warm hospitality and yummy (homemade) baked goods every day. The punch card entitles guest up to 3 baked goods a day and/or yogurt or granola or fruit with free coffee and I think free water. Having the option of a "lite" snack comes in handy to take the edge off between meals. The bed was very comfortable. The pillows were too, but maybe the pillows were a little too thick. Everyone that worked there was very nice and super helpful and knowledgeable about restaurants or excursions. They will gladly reserve a table or ticket for you too. One thing to note, if your room is not ready there is not a lobby bathroom to use if you check in early. However, I am sure if it were an emergency, the Attwater would accomodate. I would definitely stay there again and would love to check out the other Lark hotels at some point too. I almost do not want to praise the Attwater too much b/c I am afraid it will never be available again once people find out how great this place is!! Rob, his wfe and their staff have done a terrific job.

If you are planning a trip to Newport, STAY HERE!!! I agree with everyone else's great reviews. The Attwater somehow figured out a way to be a contemporary,beautiful Inn while maintaining the Historical charm of Newport. The owner Rob and his wife, along with the other staff there, are friendly and extremely helpful. They make you feel like you are staying with family. Try their homemade scones!! The decor is gorgeous, clean and seems it stepped right out of a designer magazine. The location is also great. Close enough to walk everywhere but still hidden away enough to have some peace and quiet. We will definitely be back!
