We were in Newport for business on 3/14/13 , stayed over at the Marriott(nice place w/ pool and gym) ,paid $113.00 for off-season room, great deal.
My wife's co-worker lives in Wakefield, RI and we asked her for a good Newport breakfast spot while we were having after work drinks at the "Black Pearl" (good clam chowder there) and she mentioned "Franklin Spa" on the cornor Spring Street (one street up/above from main drag/Americas Cup Ave, behind/above post office block). While we were looking for a on-street parking spot on Spring St we ran into a mail man and we asked him if the "Franklin Spa" was a good spot for breakfast and he also said yes!
"Franklin Spa" will make all folks age 50 and up feel like you entering a retro breakfast place from the 60-70's era ( they way the used to be when you went with your parents as a kid). Booths,Tables and multi-counter top seat setup. Definitely a local foodie hang out.
"Christine" the waitress was very friendly and courteous. Food came out quickly and warm. Coffee was hot and is "bottomless"/free refills.
I had the cornbeef hash and eggs and one pancake, it was excellent, some of the best I ever had. I gave kudos to the chefs and they told me they were using real corn beef (hand made hash & potatoes) that they had brought in for their upcoming St. Patty's Day specials. Man!...the corn beef was really good!! Our meal was $28.00 for two of us ...but worth it!
My wife had a egg white /veggie omelette and she said it was also good and she is very fussy!
We are breakfast foodies.....we left satisfied with full bellies .I have to recommend this place! Remember this place is "CASH ONLY", ATM available on site. Enjoy!

FYI......I hear Newport RI holds an excellent St Patty's Day parade and the bars are rocking with music and the beers are flowing !!!!!!!!!
