This was our 3rd stay at this hotel; the last time was about 10 years ago. The place has gone downhill. Very dated furnishings, the mattress is bargain basement cheap, the townhouse we stayed in was rather dirty, and despite the 'non-smoking hotel' description, people DO smoke here. Every time I attempted to sit outside on one of the 2 balconies that came with our room, the people next door were out on their balcony smoking cigars and cigarettes. I couldn't even breathe! The view was awesome, but we couldn't enjoy it. Little if any cleaning is done to the balconies and the seagull droppings were everywhere, as was algae buildup on the trex decking. Lots of cig butts on my balcony too. Parking is free, unlike some Newport hotels... but I think I'll pay for parking from now on. For the price we paid for 2 nights ($541 w/tax in April!) I made a huge mistake.

I peeked into the Ballard room, where the continental breakfast is served and the leftovers from the morning were still there at 9 pm; so instead we ate out at restaurants for all of our meals. We tried 2 places for breakfasts: Gary's Handy Lunch and Benjamin's. Gary's was fine for a small diner; all locals, inexpensive and food was satisfying. Benjamin's is a nice place, a little expensive for breakfast, but the servings were enormous. Go with a big appetite, because it's hard to finish all that comes with your breakfast! Delicious!

Included in our 2 night package was an $80 gift certificate to The Mooring Restaurant, a lovely restaurant on the water a very short walk from the hotel. However, the glass my drink came in had red lipstick on it and I don't wear lipstick. My water glass also had lip marks on it. yuk. The food was wonderful, though. I highly recommend the seafood scampi, the calamari, and the scallop chowder.

The second night we ate at Salas, next door. Decent meal, not too expensive, depending on what you order, but LOUD! No quite dinner at this place. We knew what to expect because we've eaten there every time we've been to Newport, and we probably will continue to eat there, but know that it's a very noisy place and if you want quiet, go elsewhere. It's a family restaurant.

I stayed in a 2 bed, 2 bath (with jacuzzi) bi-level townhouse on the top floor last week. It was a little dated and worn down, and needed some overall updating, but it was clean and comfortable. The deck runs the whole length of the townhouse, which is really nice and our view was great. And you really can't beat the location at all- it's perfect! The people at the front desk were very nice, and even allowed us to park 2 cars in their lot since the hotel wasn't full, even though you're only given 1 spot per room.

I do agree with the other reviews that the walls are thin, and during peak season that could definitely be a problem, especially with the Rhino Bar right downstairs, so definitely go knowing that it may be noisy.

Overall it was a nice stay for a great price, and I would stay here again.

Just got back from our 3rd stay in as many years. Our first stay was fine, nice views from the townhouse suites. Upon check-in last year for our second stay in a suite, we were told that on one morning we needed to be out of our room at 8am for mandatory maintenance on the heating system, so "please be prepared." This was the beginning of April, the weather was consistently cool and rainy for the 4 days we were there. We don't have kids, so getting up and out by 8am is unheard of for us, as it is VACATION! This did not sit well with us at all, especially since we would periodically return to our room only to find the door not only unlocked, but wide open and nobody ever inside fixing anything! Not only that, but there was no heat the entire time we were there. I can appreciate that this is a beautiful old building, however that means not a lot (if any) insulation. We were cold and unhappy. I feel like 'maintenence' on an entire building is not something that happens out of the blue, and we would have gladly post-poned our trip had we recieved a phone call. We did complain, they offered us a bottle of wine, which we turned down because we got a free one with our package, and had just come from the vineyard and had a case in the trunk. The next day, they gave us a gift certificate for the same package for the same time this year! We were absolutely thrilled, as we only expected them to maybe comp a night! SO, we just got back this afternoon, and I'm looking for alternate places to stay next time. They wouldn't let us check in a little early, there were dirty dishes in the sink, and empty aspirin packages on the counter upon check-in, the room was a sauna despite trying to turn the heat down (ironic, huh?), the bed was so incredibly uncomfortable, when we were ready to leave I did a quick sweep of the room and sort of looked under the bed for missing socks and found a bunch of popcorn kernels...we didn't have popcorn at all and the gift shop downstairs was not open at all the whole 4 days we were there. The walls are very thin, and you do hear everything. The location is prime and the staff is friendly, but you have to figure out what you really want in a vacation. If it is clean, quiet and updated, this is not your place. I would stay here again if I couldn't find an alternate.

“Great winter romantic get away!”

We took advantage of the romantic interlude package, which included a spacious suite style room, a jacuzzi, a bottle of wine, and a massage (thirty minutes per person), all for a very reasonable price during the winter. The hotel was directly down town, clean, the staff was friendly, and we had everything we needed! The only negative part was the poor water pressure in the shower that morning. We also loved the restaurant across the street, The Red Parrot, and ate there for two meals during our one night stay!

I'm not sure what the previous geniuses who wrote the reviews right before me were expecting, but I knew when I decided to stay in the middle of Newport on a weekend it may be noisy. I had no problem with this. I also had no problem with the hotel, as I was treated well and the staff was helpful. My girlfriend and I will be back.
