We (3 adult family members) stayed at time share due to exchange. We lucked out and got assigned a 1 bdrm 4th floor apartment. (I think we were 1 week past prime season). The 1 bdrm had a 2nd floor loft with full bathroom, balcony very spacious. The lower floor had kitchen and living room, kitchen, 1/2 bath and balcony. Getting to top floor you went up a spiral staircase (more on this later). The couch pulled out and the mattress was unusually comfortable. Breakfast was decent. Front desk was helpful. Maids were very friendly and great at cleaning. I drove to property but we didn't need to use car much. It was nice having a parking spot. As for location it was near everything but saying that most places (B&Bs and hotels) are walking distance and have parking. Newport is very walkable and everything is close. There were so many hotels, B&Bs, restaurants. I don't know how there is enough business for everyone. Still this property deserves it's high ratings. I saw the 2 bedrooms onthe 4th floor and they have a sturdy staircase instead of spiral staircase and 2 bedrooms upstairs. I don't think the rooms are handicapped accessible for people who have difficulty climbing stairs;however I'm sure the lower floors are on one level and they are handicapped accessible. The building has a large elevator. The unit was pretty quiet. It was a good time to visit, just past prime season but still lots of activity and great weather.

Room Tip: request 4th floor when making booking through timeshare exchange. If you have problem with stairs, r...

We had the opportunity to stay at a friend's timeshare at the Newport Bay Club. The townhouse was wonderful, great views of the harbor and town. There is a continental breakfast available albeit (small wrapped muffins) fruit, coffee on the third floor and a scenic view outdoor porch as well. The housekeeper was very efficient with keeping the rooms very clean. Only caveat was that one of the receptionists was a little stand-offish and unpleasant.

The Newport Bay Club and Hotel was a perfect location for me and my 7 girlfriends to stay for a weekend. Close to all the activity of downtown to offer the convenience of walking. That convenience was reflected in the price though. There were 4 of us in each one-bedroom suite. Two slept in the bed and two on the pullout couch. Bed was comfy, the couch was average. The layout was very nice and there was plenty of space for four women and all their 'stuff'. The kitchen was just enough, a microwave but no stove. The cupboards were stocked with some basic items that were useful. The refrigerator was on the small side but just enough for our few days. The bathroom was very nice, the best was large shower with glass doors (no curtain to stick to you!) There is no large lobby to welcome you as the first level of this building is made up of retail space. Overall it was a very good place to stay.

This place is the perfect location since traveling by car is a hassle. They have free parking and only one parking place per person but if you were like we were we got there on a Thursday and left on a Monday and never drove during that time at all. The rooms have been updated the maid service could do a little better job but the townhouse we had was nice. Agin it is the ideal location to be at. I would recomend this to anyone and we will be back!

Room Tip: If you are not going to be in the room a lot do not pick the townhose if you are take that since you...

It's in the center of it all with parking for free on property! We had a 2 story townhouse with decks off both levels and sliding doors wall length of room!!! Kitchen had granite counters and every thing u need to snack in room. Only negative was no tv upstairs in bedroom, only in living room but that's nothing since the room was great!!!!! Worth the fair price!!!

I had stayed here a few years ago for my sisters Bachelorette party and remembered it as a very nice place. My husband and I and our two girls wanted to come down for a night and I found this hotel on expedia for a decent price. We stayed here last week in a 1 bedroom Towhnouse room. The room was so nice, and VERY clean. It had two balconies, mini Kitchen and a bath and a half. There is a pull out sofa down stairs with the half bath and up the spiral stairs is the queen bedroom with full bath (very large shower- no tub). There was a nice view of the harbor from our balconies. This is also in a great location right downtown with all the shops and restaurants. They also have free parking which is an added perk since most hotels down there charge around $40 to park. We really enjoyed our stay. And the customer service was excellent when my husband realized he left his set of keys there and they were kind enough to mail them, insurance coverage and all- at no charge to us. We were very impressed by that!

You cannot get a better downtown location than this resort. The suites are spacious and well equipped. This is not as updated as some of the surrounding locations, but it doesn't phase us because our room was well cleaned and maintained, the views were fantastic, the location. Was perfect, and the staff was friendly. You do have to expect a decent amount of noise as the rooms at e not sound proof and you hear general city noises below. This is also not a resort so there is no pool and otherwise not too many amenities. However we found the room to be very relaxing when we wanted to stay in and perfect for when we wanted to go out. We would 100% stay at this location again since it gives a great Newport experience. It is not the Ritz, and din't expect that, but expect to have some great memories, a fabulous location, ample space, and a clean fully stocked suite. Highly recommend. Great for families!

Room Tip: Stay on the 3rd floor or above due to a nightclub in the basement that can get busy. If you plan to...
