Stayed in late June 2013. After reading reviews I was a little apprehensive but all was well. The area was more residential across from police station and a community house and worship house. Not too far from the tourist area about a 4 block walk to the visitor information area. I would not classify it as seedy or bad. The block after the B&B was a lovely street with local restaurants and shops. I never felt unsafe. We were able to walk to the wedding on Goat Island and took a bike cab back at 2:00am and all went well. As for the establishment it was a great value. The building was old but renovated nicely. The parking lot was OK, I did not like pulling up to the trash bins although my husband thought nothing of it. All the common areas were clean,invitintg and the atmosphere was very relaxed. The innkeepers are new (1 year). The were a mother and daughter. The daughter showed us to our room and gave us a key, instructions for late entry and also a telephone number for emergencies. She also asked us for an approximate time for breakfast. I asked her for info regarding restaurants and she was not very helpful. I asked for infor regarding a cab and she just gave us a paper with cab phone numbers. There was no real concerige service. It would have been a nice touch to offer us use of ironing board and iron, hair dryer, ice ect. No mention of amenities. The room was large and so was the bathroom. The ac and hot water were great. The bathroom could have had nicer toiletries and tissue, just toilet paper. There was just a shower but fine with us.
I think as the owners get feed back they will improve. However for the rate of $150. per night it was great. IOur breakfast served in the breakfast room felt like I was in someone's kitchen (I was) it was fantastic. Homemade pie, eggs cooked to order, muffins, toast, english muffins, fresh fruit, bacon, juice, coffee/tea all were ample and fresh. We would go back. Not recommend for children.
Room 5 upstairs lovely. No view but quiet, bright and sunny.

Thanks for your kind assessment. We enjoyed having you stay with us! You are absolutely right about our ignorance regarding the restaurants. We will have to take a tour and taste of our local restaurants .... A bit outside of ourselves because we are homebodies, really, and we love to cook at home. But I promise we will be better prepared next season. Please, next time, ask for what you need and we will try to accommodate. I have two irons and boards for our guests who need them. I am sorry I did not anticipate your need. Please forgive our lapse. I hope you will choose to stay with us again when you come back to Newport.
