“Delightful, Spring Street Inn deserves accolades!”

From the first contact with the Innkeeper we knew we were in for a treat. Professional, warm and a true font of information, Pat is the consummate host. The well-located inn itself has been maintained beautifully and care has been taken to use period furnishings. Custom linens are in evidence throughout the inn.The Harbor-view Suite is furnished as a seaside cottage and offers great views of the harbor from the adjoining deck. We're anxious to return in the summer just for that view!

The Inn's location was such that we only used the car to visit the mansions and Salvation Cafe.(recommended!) We walked almost everywhere else.

Pat's breakfasts are downright sinful. She is an excellent cook and it shows in the quality of the food as well as the presentation. There are abundant selections every morning and service is prompt and friendly.

The wireless internet connection was a bonus and appreciated every time we opened the laptop to download pictures.

We only wish we lived closer and could visit Pat and the Spring Street Inn more often but we definitely do plan to return.

Lovely welcoming of the innkeeper, Patricia, from the first e-mail contact.
The building is old and so is the furnishing; its interior design is not quite suitable for tourist accomodation, but its superb location, free parking (in a trafic congested city) is a blessing.
All the above and the generous, fit to taste, breakfast makes this house deserve the high rating of TA.
For food we recommend Zelda's on the main street; not recommending most of the tourist traps on the wharf, shooting fish in a barrel.
For nice espresso coffee we recommend the charming Irish owned chocolate store on the wharf near the main tourist trap restaurants.

Pat, our host, was so friendly and hospitable. The room was beautifully decorated, although just a tiny a bit to small for the king size bed. Breakfasts were AMAZING and delicious! And the fresh-baked cookies and cider in the afternoon was a nice touch, especially after a long day of walking and touring the city. Location was good - not too far from the attractions (within walking distance for most areas) but far enough away from the hustle and bustle of the center of town. The only drawback was that it was right at the corner of a busy street, and people driving over a large pothole kept us from a good night's sleep....but overall we enjoyed our stay and would return.

We recently stayed here for two nights while in Newport for a friend's wedding. I was in charge of finding accommodations for us and 2 other couples that were traveling into town for the wedding, and we all agreed to stay here after examining the trip advisor ratings. Overall, this is a nice place with a great location and lots going for it, but none of us really felt that the B&B deserved the "Best in Newport" rating that it's received on trip advisor, especially in a town where B&B's are the main place to stay, and competition is fierce. We had to wonder if those that had gone before us had ever stayed at a B&B before? Some highlights:

PARKING: There is a very small gravel parking lot for use by guests of the inn, which is a great feature to offer in a place where on-street parking isn't allowed by those without a resident sticker, but the lot is very small and tight. Upon arrival, we took the 2nd to last spot, and Lord help the person who tried to fit their car into the last spot, especially if it was a large SUV. Luxury car owners who worry about dings and scratches take note - spaces are tight, and it's almost unavoidable to bump the car next to you.

ROOMS: We thought that the rooms, although clean, were average, and could use some sprucing up. Our room in particular was probably one of the smallest rooms in the inn and on the 3rd floor, built into the mansard roof line. The stairs, expecially between the 2nd and 3rd floors, were steep and bad enough that I did not want my pregnant friend who was also staying in the inn to venture up to our room. The lack of handrails here was surprising, especially given the steep ascent. Our bathroom was also in need of an update - I would think that it's time for the the vinyl flooring here to be changed to tile, and there should have been a light in the small, dark and small shower stall. Also, the mirror here was installed into a niche just wide enough for me to get close to the mirror to apply my make-up, but my husband (with broader shoulders) could not get close to the mirror for his shave. Probably small and minor issues, but annoyances that could be fixed.

INN LAYOUT: Something that Pat explained to me while I was booking, but I didn't really realize how strange it was at the time, is that the guest rooms are directly off the main spaces. This means that the two 1st floor rooms have their doors directly opening into the dining area, and the rooms on the 2nd & 3rd floors are entered directly from the common areas. This means that for those staying on the 1st floor, you may be disturbed by noise from the breakfast room. Since we were a group of 3 couples, we tried to convene in the 2nd floor living room, but had to be very quiet for fear of disturbing the guests staying in the rooms directly off the living room.

BREAKFASTS: As many others have said before, the breakfasts here were very good -- warm and served buffet style. My favorite was the fruit-filled crepes and sausages - yummy! Pat, the innkeeper, is a wonderful cook, and the large and hearty breakfast really got us going on our day.

FREE HI-SPEED INTERNET: Brought my netbook and was able to get on-line to the inn's free hi-speed connection from our room. This worked out beautifully.

Overall, this is a nice place with a lot to offer, but it didn't live up to my "Best in Newport" expectations. Would I stay here again? Probably, especially given the affordability in comparison to other B&B's in the area. They've certainly got the "BREAKFAST" part down, but would say that the "BED" part could use some improvement.

I booked this bed & breakfast last minute and couldn't be happier with my choice. The host was very welcoming and provided great recommendations on what to do and where to eat in Newport. There are rooms of various sizes to accommodate all budgets. It's in a great location of downtown Newport where you can walk to shops, restaurants and more. Would definitely stay there again.

The Spring Street Inn is a beautiful old home in Newport, R.I. The Innkeeper, Pat, provided outstanding customer service as she welcomed us to her home upon our arrival. She told us of all of the places to see during our trip and recommended some great restaurants ( Pronto, Scales and Shells, Black Pearl for chowder). Pat provides a spectacular hot breakfast buffet every morning and delicious cookies and iced tea in the afternoon.
The rooms were beautifully decorated and extremely clean. The King Suite has an outstanding view of the harbor. The Inn is centrally located and most Newport attractions are within walking distance.
The Spring Street Inn is a great place to experience the charm of Newport past. We will always remember our 30th wedding anniversary there.
