“Spacious, charming, quiet Inn near the mansions”

We were lucky enough to be among the guests staying at the Inn the first night it was open after major renovations. We arrived during the evening hors d'oeuvres / wine and that was a very welcome treat that we enjoyed each of the nights we stayed.

The Inn was easy to find and has ample parking available. It is on a quite street, so traffic noise should not be an issue. There is a nice garden space and gas fire pit between the main inn and the cottages. The proximity to the Cliff Walk and the mansions was one of the deciding factors for me, since I knew we would want to do both.....which I would highly recommend both, but that is for another review.

Breakfast is very good (and filling) and you have a choice of juices, milk, french pressed coffee, or a selection of Harney & Sons tea - which is delicious tea in silk sachets; I thought that was a nice touch to supply premium tea instead of the more common varieties many inns make available.

We stayed in the Beatrice Room which is on the second floor and overlooks the garden. We had the opportunity to peek at a lot of the rooms and they all have the same basic design elements - marble bathrooms, rain showers, with glass doors, fire places, etc, and the rooms are tastefully decorated. If only one room was available at the inn, I wouldn't care which one it was b/c they are all unique, each in its' own way, but they are all great.

Nancy and Bill did a phenomenal job with the renovations, and though not all of the rooms were complete, I have no doubt they will all be beautiful. Nancy and Bill went above and beyond making the Inn look good - they made sure it will function well, too - by upgrading plumbing so you have good water pressure (even on the third floor), and adding a/c to each room. Having the ability to control the temperature of each room in a house that old is something that is not always available.

Another reason to stay is the helpful staff. Too many examples for this review - but they will help you with your bags, restaurant selections, reservations - Bill even dropped a couple off to a restaurant so they would only have to take a cab one way. There are many staff members and they were always making sure we had what we needed.

One last thing - the cottage is pet friendly, so if you have allergies - be aware. Cody, Nancy and Bill's dog, is the only dog that is allowed in the main inn and he doesn't go in any of the rooms - in fact, he doesn't sit on the furniture either. He is a very small, sweet, quiet dog that keeps to himself (he won't jump on you). He's actually really soft and fluffy, so even though we aren't really 'dog people' we couldn't help but give Cody a pat on the head when we would see him.

This regal inn is located in a quiet, lovely, residential area just short steps from the Cliff Walk and has easy access to Bellevue Avenue Mansions and shopping. The new renovations are stunning in their careful attention to details of appearance and comfort. The setting is more than matched by the outstanding service provided by the innkeepers, Nancy and Bill. Always solicitous and willing to help, they are deeply committed to the satisfaction and happiness of their guests. They gave us great restaurant recommendations and were instrumental in obtaining tickets to all the events of the recent Jazz Festival. Breakfasts and afternoon hors d'oeuvres were delicious. An outdoor firepit is a great locale to extend the summer evenings. You will love your stay at this classic property. (Only reviews after approx. 12/10 are pertinent to these new owners and renovations - ignore anything written earlier - it does not apply.)

Room Tip: Suites in the cottage are extraordinarily spacious; consider sharing cottage with couples friends

This is truly a wonderful B&B The new owners are very gracious and accomodating and the renovations to the main house are almost complete (mid August). I got a tour and each room is nicer than the next. The bathrooms are top-notch. I don't normally like staying in B&B's but this one has made me re-think that!

Great location- short walk to the beach and one minute to the cliffwalk. Feels like you have your own vacation home in Newport - with none of the headaches. I am very picky and I highly recommend this place!

My sisters & I planned a "sisters reunion" at Bill & Nancy's Cliffside Inn B&B. I can't say enough positive comments about our experience & these wonderful B&B owners. From start to finish, it was a delight to stay here. Our hosts went 'over the top' to ensure we were comfortable & our every need was met. Bill prepared delicious breakfasts (crab benedict & orange French toast my favs) & yummy daily hors d'oeurves. Both connected with us in lively conversations & are truly a warm, gregarious couple. Their friendly dog, Kody, will come out to greet you. Location, by the 'cliff walk' & beach, close to nearby mansions & downtown. Our cottage suite, separated from the main house by a large garden, was impeccably clean & nice size for 3 adults. A major remodel of the main house to be finished in 2 weeks, we got the advance tour. WOW! We've already picked out the room we'd like on our next visit! Highly recommended. You won't be disappointed.

Room Tip: A couple of rooms at the rear of the main house have water views.

We spent a lovely three nights at the Cliffside Inn. Nancy and Bill, the owners, were attentive and helpful throughout from giving us complimentary tickets to standing out in the rain to flag down a taxi. The rooms were beautifully decorated, and the location was great. At the Cliffside Inn, we experienced the ultimate in hospitality.

simply great, we made the mistake of going to the savoy..as way of a change..what a disaster..no comparison whatsoever ..we are back at the cliffs..we are not staff or in any way connected with the hotel , just holiday makers looking for the best service provided. in the cliffs we have this content. the food is great , the entertainment is good.the management and sfaff are helpful and obliging ..with the eception of sue in the restauraunt who came over as very abrupt , very unsociable, not a very nice person.

If you are looking for an exceptional property that is very service oriented, please try the Cliffside Inn next time you are in Newport. I guarantee you won't be disappointed.
