Our stay at this B&B was wonderful. The owner was very helpful with our questions about dining and shopping. The house was beautiful and breakfast was a real treat! This property is located in an attractive part of the city, with a choice of restaurants within walking distance.

Overall our stay was very comfortable and we would recommend this B&B to others.

My husband and I chose Annie Brownell House for a romantic weekend away. After reading positive reviews from past guests, we were surprised to arrive at a dusty, cluttered house (i.e. stacks of old newspapers and magazines piled up).

While the owner Annie was quite friendly, she was not able to help us with questions we had about neighborhood services and the surrounding area. For example, when we asked Annie if she had a taxi service that she recommended, she handed us a stack of business cards but was unable to advise us as to which companies were reputable. In addition, though I had spoken to her several times on the phone about our trip, she had entirely forgotten that we were in Providence for pleasure, not business. Prior to the trip I had also asked Annie if she would be able to help us with restaurant recommendations and reservations, and she said she would help us once we arrived. When we asked again after arrival, we were told only, "I've heard the restaurant down the street is good, but I haven't eaten there." One of the reasons we chose a B & B instead of a hotel was that owners are generally very helpful with inside local information, but that was not the case at Annie Brownell house.

We stayed in the downstairs guest bedroom which had a private bathroom. Though it was cleaner and less cluttered than the common areas, everything seemed worn out. The bed was easily over ten years old and creaked every time one of us rolled over! We tried to open one of the windows because the air in the house was stuffy and dank, but my husband had some trouble. It was clear that the room had not been aired for quite some time. We left the house at 10:30 am that Saturday morning, and upon our return at 2 pm the bed had still not been made though Annie was sitting at the computer in the dining room.

As a warning -- you are required to pay a deposit of 50% of the cost of your total stay prior to arrival. We ended up leaving Annie Brownell house early and the owner refused to give us a partial refund (we were willing to pay for the nights we had stayed). Though Annie insisted she had informed me of the "no refund" policy, when I looked back through the e-mail confirmations she had sent there was no record of this. We ended up contacting our credit card company for a refund/stop payment. I certainly would not advise staying at the Annie Brownell House.

“Clean, beautiful rooms, but no door locks”

We stayed at the Annie Brownell House for one night in summer, 2005. The exterior was being painted but it was not disruptive. We found the room to be nice and clean with some travel brochures for reading material.

We were surprised that the individual room doors did not lock though we were given a key to the front door of the house which was locked at all times. Also, although we had reserved a room with a private, in-room bath, we were given a room with a private bath that was down the hall. The rest of the rooms appeared to have a bath in the room.

The staff was friendly and available to answer questions. Overall we had a nice experience and would recommend it to others if you are not concerned about the lack of security with no door locks.

“The best kept secret of Providence”

From the moment I started to plan my vacation to my last day at her B&B Annie Thunderman remained an outstanding hostess well seconded by her beautiful dog Lady and her friend Abby.

I arrived in Providence in the wee hours of the morning after a flight from hell. That change in my plans didn't cause any problem with her. We made alternative arrangements so that I could get in when I arrived.

I felt at home from the moment I walked in this charming B&B full of period pieces. My room was not only beautifully decorated, quiet, and immaculate but also huge. It looked like a mini-appartment !

Every morning, Annie served her guests a delicious breakfast according their diet. She also inquired about our plans daily and willingly answered any questions that we had.

The price of the room is modest compared to all that Annie offers at her B&B. Annie's trademark, beside her delightful English accent, is the attention she pays to every details. She is a pure gem who found her calling as a B&B owner.

I look forward going back to Providence so that I can stay again at this exceptionnal B&B that is the Annie Brownell House.

We are a NYC couple who stayed at the Annie Brownell House on Memorial Day weekend 2005. What a find! After ascending the staircase to a spacious landing, we found rooms that were nicely decorated, with comfortable beds, tasteful fabrics and colonial/federal furnishings- not antiques, maybe, but older pieces that suited this period home. Our modern bathroom was immaculate, with up-to-date fittings and a stall shower, and our two breakfasts had flair - a delicious goat cheese and tomato omlette and banana pancakes. Rooms are larger than average. Ours had twin beds with Tommy Hilfiger toile-type sheets. Another room I peeked into had bookshelves and a fireplace. Down pillows were available when we asked.

This is a modestly-priced B&B that gives great value. It is not luxurious, but gracious and comfortable. Everything is well done. And the price is great - possibly low because of some painting that is being done on the exterior. We noticed that there are two negative comments on this board (out of many positives). We were a bit hesitant when we read them, but having stayed at Annie Brownell's, we cannot understand what they could be talking about.

Highly recommended - A terrific price for comfortable rooms, well-prepared and interesting full breakfast, terrific walk-to-Brown location, free off-street parking, and an accomodating and caring owner.
