“Beautiful property and a breakfast to die for!”
5 of 5 stars Reviewed August 12, 2012

My Boyfriend and I have stayed here every year for the past four years. It is one of our favorite places in Colorado. We look forward to our stay here every year. We are met with warmth and hospitality from Janie, Oliver, and John. We always feel right at home. I could spend days laying in the hammocks or lounging in chairs by the river. I'm so thankful to have a home away from home in RMNP! The Willow Cabin has been our favorite so far, very cozy and just right for two people.

Room Tip: The cabins are best if you plan to cook your own meals, but you can't beat the breakfast you get...

We recently stayed at Dripping Springs for our honeymoon and had a wonderful time! We stayed in the Alamo cabin which was just perfect - secluded, view of the river, private hot tub, and just the right size. The cabin is the perfect size for two, anymore would be too much. We took advantage of the grill and firepit while we were there. The resort is close to everything in Estes Park, including RMNP. The owners are very welcoming and helpful with suggestions for activities. The common areas are great as well. We hung out in a large hammock by the river one afternoon, and there's a nice fountain area to relax at as well. All in all, we had a great time and we plan to return for a future anniversary trip!

Room Tip: The Alamo is off by itself so it is very secluded. You will not see anyone else while you are there...

This was our first visit with Oliver, Janie and John...it was our first of many to come. We had a delightful, inviting, relaxing room with a country porch and a private fenced in hot tub...(Prairie Spirit room). The property is beautiful with many places to sit and enjoy the scenery or nap in a hammock. We barbecued one evening and all the necessary tools were available. The breakfasts were delicious and what a variety of choices! Janie gets up at 3 a.m. to start the home-made rolls...yum:) We were welcomed as soon as we stepped out of our car. Their hospitality is rare and refreshing.

My husband and I just spent 5 days here and love love loved it! Janie, Oliver and John are incredible hosts and the breakfasts were to die for. The B&B is beautiful, and off the main drag enough for great privacy but takes less than 10 minutes to drive to the main street in Estes Park. We stayed in the Canopy Cottage. The bed was incredible and the private deck with table charis and of course, the hot tub was to die for. Looking out our deck, all we saw was the river, trees, big fat happy birds and little hummingbirds. The sound of the river is soothing! The grounds had places to sit and relax by the river, had a place to bbq, and even places to light a fire and sit around with your friends. We were so close to the national park, we went every day and really enjoyed the west side where we saw 8 moose in one day!! The only downfall of our room at all is the size of the shower, but was dealable with all the rest of the wonderfulness off this B&B. We will be back for sure!

What a nice couple, thank you from the bottom of our hearts! Our guests make our lives so rich, we laugh with them and think of them for years to come!
Our property was built from the 20's to the 40's, and I am so glad that in the later half of the 20th century our ancestors finally got a clue about the size bathrooms should be. When indoor plumbing was introduced, a luxury bath was not even a glimmer in their thought processes! An electric plug? what for, there are no appliances invented yet? If it was bigger than an outhouse it was big enough, right? It is challenging! My own bathroom is the same size, so I know what you mean. But to live and be here in the mountains I will give up a lot of conveniences. It seems most of our guests are willing to overlook the shortcomings that we can't remedy, as long as we keep them well fed and entertained. So thank you all for putting up with the little things and appreciating the beauty all around us!

We weren't looking for a resort experience, just a base for hiking in Rocky Mtn Natl Park. But Dripping Springs sucked us in with its cute rooms, private hot tubs, bubbling creek, and delicious breakfasts, so we stayed in extra day. There's something in the air or the food or the people that just makes you want to shift into neutral and coast for a while.

Janie, Oliver, and John are extremely friendly, and their service went well beyond the call of duty. While we were there, they let us use their computer to transfer some photos from a camera to a memory stick. To our horror, we managed to lose the memory stick with all our pictures on the way home. So we emailed Janie. Yes, she replied, they found copies of the photos on the computer. Then she copied them to her own memory card and mailed it to us! That's service. (Note to Janie: your memory card is in the mail. Thank you so much!)

PS As a "small world" aside, when we arrived at Dripping Springs, my girlfriend thought that John looked familiar. At breakfast the next morning, we met Janie and Oliver, who also seemed familiar. When we overheard them discussing scuba diving, we put it together. We had previously met the three of them on a dive boat in Cozumel, Mexico. Apparently, they own another B&B in Cozumel called Las Lunas Inn, which they operate in the winter. We plan to check it out next time we're down there.

We went here on our honeymoon based on Trip Advisor reviews, and they definitely did not let us down! We stayed at the Alamo cabin, which was perfect for the two of us, and decided to purchase the breakfast with the B & B people. Definitely worth it! The options of simply sitting by the river, going to RMNP for a day hike, running into town to eat out, or even simply socializing with others in the common areas were perfect. Simply cannot rate this property anything less than 5 stars!

Room Tip: All cabins and rooms have a hot tub but 1! Book early!

This one word says it all! the owners and staff are amazing! The peacefulness and tranquility are unbeatable. If you are looking for a great place for family or quiet get away this is it from the noise and hustle and bustle .The morning breakfasts can not be beat. I will stay here again. Every morning and evening the only sounds you will hear are from nature herself the river running watching the rabbits and ground squirrels. You need to check this place out you will not be disappointed.

Room Tip: Just talk to the owners and they will accomodate your every need.
