Nice hotel and great location

Upon arriving at the hotel at about 3pm, we were greated by the most friendly front desk clerk who explained where our room was, told us about the breakfast available (which we did not eat), the pool/whirlpool/work out center locations, vending areas, shuttle buses available, etc. Once we got to our room (#602) we were pleasantly surprised by the room size. It had VERY tall ceilings and a very comfortable (and clean) king sized bed with fluffy. Carpets were clean, bedding was clean, and everything was tidy & in it's proper place. The room had a coffee pot right by the sink, but what I didn't see was a hair dryer. Upon looking in the closet, one was located next to the ironing board. This hotel offers free shuttles to the area casinos and also to the downtown area (where the shows were playing, as we were in town to see Mamma Mia at the Orpheum). The one thing I didn't like was that each floor did NOT have vending machines or ice machines on them. We did go to the East side of the hotel where the original (and beautiful) staircase was located. That seems like a nice, quiet place to hang out if you wanted to get out of your room for a while. (Maybe read a book or something???) After reading the other reviews, I was unsure about the 'quietness' of the hotel, but our room was so quiet, that it was almost like we were the only ones on the floor. I'm sure that wasn't the case because the parking lot was COMPLETELY full when we got back to the hotel at about 2:30am. We ended up parking across the street in the 'extra' parking for the hotel. All parking was free, also. Check out took all of 10 seconds and the gentleman at the front desk was cheery and thanked us for staying there and asked that we come back. Overall, I felt this hotel is in the ideal location if you were wanting to stay in the Old Market area.

I was not impressed with this Courtyard. Must be a converted property since it was considerably older than other Courtyards I've visited. Room was oddly layed out, unrenovated and the bed was not good. Service was very nice, but will try somewhere else next time.

I stayed at this hotel for a last minute romantic weekend. There are better places to stay in downtown Omaha but the Marriott had available rooms at decent rates. There were no huge problems but I was somewhat disappointed.

We stayed in a Spa King room. The view of the park and the Old Market were great. The jacuzzi in the room was amazing. The hotel is very quiet. From the room you cannot hear anything from the surrounding rooms or hallway.

I was most disappointed with small details at the hotel. The paint was chipped and the carpet was stained in the hallways and the room. The alarm clock was broken. The tv was old and made a buzzing noice whenever it was turned on (even when muted). The sheets were scratchy and the pillows lumpy.

I would not recommend this hotel to anyone planning a trip in advance. But if you need a last minute place to stay in downtown Omaha, the Marriott Courtyard isn't the worst. You get a decent deal for the location.

I bookd this hotel through Priceline for one night stay in Omaha to take the kids to the zoo. The hallways were muggy and smelled. The room didn't smell very good either. They charged me $10 extra to get a room with 2 beds (although they didn't tell me they were going to do that when they told me to ask for it at check-in). The swimming and fitness area was clean, but small and unimpressive. Once nice thing the hotel does offer is a free shuttle to a variety of locations around downtown. They took one of us to a little "grocery store" after dinner. After booking the hotel, I went to the hotel website where it stated "Free Continental Breakfast". We went down to have breakfast the next morning, were seated and had excellent service at our table. Then, we were given a bill for the meal. I talked to the manager about it and he stated you only get the free breakfast if you pay the hotel website price for the room. So, instead of $65 (plus about $15 in taxes and fees), I paid that, plus $10 for the extra bed and $35 for the breakfast (could have saved some $$ by going to McD's or someplace like that for breakfast). Not to mention the snooty teenagers running the front desk. I am VERY glad I didn't pay more for the hotel - even though I really did! All in all, I paid over $128 for the room that I thought I was getting for $65. What a deal - NOT!

I have stayed at this Courtyard about 6 times, and the best things about it are the location, the breakfast and the service. But it can be very inconsistent - on one stay, I had to change rooms twice - the first time as the hotel allowed some unsupervised minors to stay in the room next door, and they were incredibly loud, and the second time because the a/c did not work. The hotel is in a converted warehouse, so the rooms are of different sizes, which is a bit different than the standard chain. But the people who work there - at the desk, the restaurant and the shuttle bus uniformly great and service oriented, and the location (blocks from the market downtown area) is really good.
