Unit 176:

Pros:
- Clean home with attractive furnishings.
- Located along the lava-formed rocky coast with the ocean immediately at the rear of the unit.
- Full kitchen and laundry in the unit.
- Lanai and patio in the rear of the unit.
- Jalousie windows provide excellent cross ventilation with ocean breezes and can be kept open even during rain showers.
- Ceiling fans in each room and portable fans provided.
- Air conditioning available for additional fee (not needed during our stay in mid-May).
- Assigned parking space included.
- Resort has large outdoor pool, tennis courts and “community center”.
- Gated community.
- Ability to dine inside or out on the lanai.
- Very close to shopping center with large grocery store and restaurants.
- Beautifully maintained grounds.
- Sunsets each evening right out the back door.

Cons:
- Because of a high surf warning, the management closed covers over the lanai and the kitchen window on our last afternoon and evening, plunging the downstairs in darkness. This was done to protect the unit from possible breaking waves, but it changed the whole ambiance of the home, especially when we planned to eat dinner in the unit.
- Brighter lamps in the living room and dining area would be desirable.
- The owners request that no shoes be worn in the unit (pack slippers if you’re not into flip-flops).
- Low rates offset by $135 per stay cleaning fee.
- Very difficult to leave when your stay has ended!

Room Tip: Unit 176 is on the end with more light and privacy.

We began our dream vacation in Hawaii in condo 2-303 and the view was incredible! I was a bit nervous about not having air conditioning, but the ocean breezes and ceiling fans kept us very comfortable. Our location was excellent - close to all our tour departures. Sandy was great about providing tips and information on the area. Also appreciated stocked items in condo (beach chairs, spices, containers/coolers for picnics, etc)

I cannot imagine coming to Kona and staying at any other location! It was such a quiet complex with breathtaking views of the water, our bedroom looked out over the water and each morning we watched as paddle boards went by. Each evening we listened to the water crashing on the shore and let it lull us to sleep! The yard was perfect for our children to run and play, as it was an end unit and had tons of grass, and this is where they learned about geckos and were able to see an amazingly large snail! Book well in advance - it is well worth planning ahead!

The resort is located close to the town of Kailua-Kona and very close to a good snorkeling area. The resort has gas fired grills availaible to all condo owners and renters. The ocean view from ocean view condos could not be any better.

We found this resort very beautiful and quiet, and a nice place to get some R and R. Compared to other properties, the value seemed pretty good. Loved the flora and wildlife- daily geckos, birds, mongooses, stray cats and other critters are all around. A nice little stretch of beach right there too (no turtles on our stay unfortunately!)

It is probably best for older couples as there is not much to do activity wise - tennis courts, small pool and that's about it. Our town home was well stocked and comfortable however starting to show its age. Location wise, it's a good base for doing day trips and exploring Kona, but most of the nice beaches were a 40 min drive or more north. Great that there is a shopping centre right up the hill with a grocery store and of course many food options fairly close on Alii drive.

Our one disappointment was that the BBQ did not seem to be working while we were there, and despite alerting the owner to see if this could be checked on or fixed nothing seemed to be done about it.

Overall, i think we would have opted for a hotel in hindsite, although it was nice to have all the amenities to make your own meals we got a bit bored towards the end and did wish for a daily cleaning as being a warm climate it gets very musty and buggy quite quickly. Would recommend for older couples or families, but less so for a romantic getaway for couples.

Room Tip: if you are not used to the sound of the surf, I highly recommend not choosing a town home or condo t...

We had a delightful stay in Condo 1-202. It is a beautiful 2BR, 2BA condo that is great for two couples. It has everything you need for a comfortable stay and is furnished very nicely. The view is killer - we saw some great sunsets from the lanai and there is a kind of 'blowhole' in the lava rock that is neat too. We fixed grilled fish on the BBQ a couple of nights and ate on the lanai. The Keauhou shopping center is just a short distance. The Thai food place there is great too.

Because this is probably the best place you'll find for the best price.

Great location: 1min drive or 8-10min walk to the nearby beach (turn left when exiting the condo and it's the first beach on the left). Tons of fish, and we spotted 3 turtles in 2 mornings! 10min drive to the main Kailua-Kona restaurants and shop, and 1.5-2 hours to the north end and south end of the island... right in the middle of everything.

Magnificent view: Lanai opens up to the ocean, literally metres from your seat. Watch the sunsets in private and in the comfort of the home.

Condo itself: Has everything you need... from a blender, to tennis rackets, to beach chairs, to a full knife set. There's air-conditioning on the first floor but realistically you won't need it at all... we switched it on for maybe 3 hours in the 5 days that we were there. Also, there are 3 tennis courts in perfect condition!

Many thanks to Rocco for sharing this place with us. We truly enjoyed it and would most definitely return to this unit on our next visit to the island! And thank you for accommodating the last-minute extension requested too!
