Despite the fact that hotels in the area were at 60% occupancy, I was told open arrival that (sigh) there was no room at the inn. I was relocated 25 miles north at their "sister" property-Paniolo Greens. Theoretically the problem was maintanence issues causing a shortage. I protested that all of the activities that I had booked were in the Kailua area, but they couldn't/wouldn't offer me anything closer. It took 4 phone calls and finally another visit the next day before a unit !miraculously! became available- it was even clean and ready to move in at 1:30. The unit was fine, the parking is lame. Color me skeptical, but I couldn't help but feel that they were trying to promote the sister property to the north. It had lots of availability due to it's very undesirable location.

The bed was made and towels replaced once during our stay, that was our bow to conservation. It would have been nice to have had the kitchen and bathroom counters wiped down as well. At least the unit was clean when we got there.

  • Liked — Clean, comfortable units
  • Disliked — Check in issues, inadequate parking

Got a super deal on line and was very impressed with the property and the condo. Very spacious and well laid out. The lani is a great feature and we used it everyday to relax, drink and eat.
My only complaint was the supplied kitchen utensils were very cheap, but that is it. It is only 1/2 a mile from agreat snorkel beach, shopping plaza is across the street and it backs onto a 36 hole golf course.
Town is 5 miles away, but there is a free trolley that runs every hour. Get a car as it is over $50 to take a taxi to the airport, and the islands many activities are far away.

  • Liked — Kitchen and Lani
  • Disliked — Far from the airport

We booked online for Ironman 2005 and had a great condo on the golf course. This time we booked online and had a spectacular view of the parking lot and dumpster and there was no sidewalk from the nearest parking lot.
When inquirying about the possibility of moving(offered to pay for an upgrade), we were treated like second class citizens for booking online by the one check in clerk. . . The other staff (we came back later) were great about looking for some place else within the complex. We realize that with timeshare/owners type arrangement it is a bit hit or miss but would be nice if there was an option online to have a clue about where your condo was going to be. We would have gladly paid more to have a condo with a sidewalk to the front door and a patio facing something else. Otherwise, the condo was huge and clean and rest of the staff quite helpful and friendly. Not sure we will be back.

  • Liked — Spacious rooms
  • Disliked — The spectacular view of the parking lot/dumpster

I got 20% off for prepaying as well as an upgraded room upon check in. I absolutely loved the clean 2 bedroom villa. Excellent master bathroom. Every room was VERY spacious. The lanai had a table with chairs to dine outside (as well as inside). Nice sized tv with stereo system and dvd player. Master bedroom's tv was large with dvd and vhs built in. Extra sheets and pillows in the closet. Dressing area with wall mirror in master bedroom. Comfy couches in living room. Washer and dryer inside unit. VERY close to shopping center. Quite area with nice landscaping. I can't wait to stay there again.

  • Liked — I loved the villa in itself. Everything about it - spaciousness, cleanliness, master bathroom, everything.
  • Disliked — nothing.

Pros--Very clean (only roach was in our rental car), very spacious, quiet location. (Our standard for quiet is that we can sleep with the windows open to avoid air conditioners. ) Our unit (6-301) was older, with nicely remodeled bathrooms and an aging, poorly designed but serviceable kitchen. Beds and bedrooms were good, living room was huge, balcony was roomy, adequately furnished but also poorly designed. Everything looked nice and worked. There were plenty of windows and it was easy to avoid air conditioning and still be comfortable. We saw/heard very little of the construction, which I think is winding down, and it never bothered us in any way. Grounds are lovely, everything is off the highway and peaceful. Staff were gracious and helpful. We were able to avoid the time-share presentations and they were not pushy about it.

Cons--The resort is not close to much. The shopping center is a short uphill walk and has a supermarket, drug store, and a few restaurants and other stuff, but besides that we had to drive for everything. Snorkeling/diving/ocean access were not available. We did not want to risk a noisy environment by staying closer to town, so that was our trade-off.

This was our first and probably only visit to the Big Island. Kona is just too developed for our taste, and we like to be able to access snorkeling without so much advance planning. But we had a lovely vacation and found this lodging to be a great value at well under $100/night.
