We live on the Big Island and had to stay here while our home was being remodeled after being flooded. We were here for two months and a week. The staff and the facilities made this place such a pleasure and a wonderful second home. I got sooooooo....spoiled!!!!Lol. I literally just got done looking at condo listings to see what's for sale! Ha ha. I just loved everything about it! My favorite part was being able to walk down to the ocean. The sunsets were amazing everyday. There were porpoises out front in the morning and sea turtles everyday. Landscaping beautifyl and cool surf spot out front. Not to mention, manta rays, eels, and all sorts of crabs and fish. Great for kids to checkout the tide pools. I can only imagine what whale season must be like from there! OMG! The pool and BBQ pit was great too. My husband and loved going swimming at night too. Our vehicles were safe and we felt safe too with the keyed entries to the elevators. Everytime we passed a staff member or maid, they were so friendly. I highly recommend this place and wouldn't hesitate to come back in a heart beat. Like someone mentioned though, if you're looking for restaurants though, this isn't the place. It is great though, if you really want to relax. Sarah at the front desk is really awesome too. So was one of the other gals too but I forgot her name (shoots! ) Anyhow, I highly recommend it here. The room itself we had was totally fine. Noise level was quiet (from above, side and hall) bed wax comfortable, kitchen updated, bath was fine, ac, typical rattan furniture, 32" tv, playstation, dvd rental kiosk (low add on fee), daily newspaper (fee), maid service, internet, Oceanview ( they all have one it seems) vending machine and soda downstairs. There is also several small mini marts within walking distances, an excellent Christian church (Living Stones) within walking distance and a farmers market. The Kona Town Trolley stops out front on Alii drive too. We stayed in Room 322. And oh, no cockroaches!!! Not like other places I've stayed at in downtown Kona.

We stayed only over night but it was a wonderful visit. Office staff and maintenance staff are very friendly. Condos are clean. Pool is clean. Grounds are well maintained. Nice sandy area by the ocean. We will stay here again and recommend it to others.

Just average for this area. Any place with an ocean view gives the view. Furniture worn and leather peeling off on floor. Small closet washer and dryer. They do provide beach towels and daily service. No ceiling fans but there is air but fans would have helped. Beds not that comfortable and noisy. Nice fridge. Pool was nice but there was no shade but later in week they did put up umbrellas.

Room Tip: Ocean view. Patio with fan.

My daughter and I just returned from Kona after spending a week there.We stayed at the Kona By The Sea.I didn't know the lay of the land since I had never visited the big island before.Upon arriving I was pleasantly surprised at the location...as it was down Alii far enough that the view was spectacular but it was away from the crowds.The rooms are actually condos owned privately and we stayed in a one bedroom, 2 bath facing the ocean.I highly recommend this setup.The room was very nice and decorated with an individual touch that made it feel homey.It had every amenity including washer/dryer, 2 flat screens, x-box, and a full kitchen with all the cooking utensils.The deck was fully furnished and had a great view of the water and the grounds.The resort has a salt water pool down by the ocean along with a traditional chlorine pool and a hot tub.The hours are generous as the pools are open 7am-10pm.They offer underground parking and a concierge service.There is a $12.50 resort fee per day but parking is free and they do provide a paper at your doorstep and maid service was timely and efficient.The grounds are well manicured and the young lady who checked us in..Melody was very charming and enthusiastic to help us in any way.She is an amazing hostess.All in all.I strongly recommend this location for your visit.Its very quiet and they seem sincerely dedicated to making your visit the best it can be.There are free DVD and Blue Rays available with the latest releases and they are free as well.Thank you again Kona By the Sea...I hope to see you again some day!

Stayed at the Kona by the Sea property for a week in mid-July. The property is quite well-maintained, spacious unit (we had a 1-bdm) with a full kitchen that could have been stocked a wee bit better with cookware, and with daily maid service which was very nice. It was air-conditioned which was a life saver that week as EVERYONE local said it was unusually hot and humid with no tradewinds. There is a large, salt-water pool, 3 BBQ units, a Jacuzzi and a beach area. The unit was clean, quiet, nicely maintained by the owners, and we would definitely return. The price was actually better than another property we stayed at a little more south on Ali'i Drive that was poorly maintained, no A/C, & no maid service. Found the property on a rental website but you can book directly (but a bit more $$). Close to Kona town, good parking under the buildings, and smack oceanfront so you can watch the turtles from your lanai. Will very likely return when back on the island.

Room Tip: Rooms all have ocean views, south building quieter

If you're looking for a resort type atmosphere with on-sight food and beverage amenities, this is not the lodging for you. I researched Kona By The Sea pretty extensively. After weighing the pros and cons (mostly pros), I decided to take a chance. It turned out to be the perfect place for our family of five. The staff was extremely friendly and helpful, the grounds were beautiful and well maintained. The pool was clean and perfect for a quick dip. We loved our ocean front 2 bedroom unit that was assigned to us with it's updated amenities and spectacular views! We saw sea turtles, dolphin, kayakers and a cruise ship pass by from our lanai, as well as beautiful sunsets. We were out-and-about for our entire 6 night stay, taking our rental car all over the island, and we were happy each night to return to a lightly cleaned unit. There is a nice man-made sandy beach to sunbath or enjoy the sunsets, however, there is no water access. It's entirely lava rock were the waves break. There are a couple small but beautiful beaches within minutes by car. For snorkeling close by, I recommend Kahaluu Beach Park. My kids swam with turtles and saw some amazing fish! I would definitely stay here again, and request Unit 204. The units are privately owned, and I've read that some are newly updated, and others are in need of a makeover.

We stayed in an updated 2 bed 2 bath oceanfront condo. It was an amazing view and we loved hearing the sound of the waves right outside. The condo was spacious and clean. The kitchen had all the necessary items. The pool was good. The sand area was a good addition.
Apart from that no other features at the property to warrant a resort fee.
Good location. .. close to the restaurants and stores. Nothing in walking distance.
