“An island resort- MUST STAY!”
5 of 5 stars Reviewed December 24, 2013

The only problem I had is, I could not spend more than two days here.
This resort is surrounded by lakes and is situated approx. 4 km from Allepey town.
Once you reach here, there will be a boat waiting from the resort, you will have to sail to the resort, which itself is very different and exciting. The rooms are separate cottages and fully air-conditioned and well furnished. There are many activities like boating, fishing, playing games like badminton etc. Apart from that, you get to see the life of many local residences near by as well. The food was AWESOME! Must try are Prawn masala, roasted chicken masala, roasted fish malabar curry. I would like to suggest just one thing, there could have been some more choices in the breakfast buffet.
I just loooooooooved my stay here!! Strongly recommend!

Room Tip: All are the cottages only.

It took us a while for out driver to figure out the location, but when the pebbled road ended up in front of one of the many lagoons we'd seen on the way and the board reading the resorts name appeared, you know that you'd have a worthwhile few days up-ahead of you.
Honestly, before getting to the place, we were like, 'if no one knows about the place, and it is so remotely located; it might as well be a tough call on the service'. But, it was anything but that.
Service - top notch : what you'd expect from a resort in the midst of the backwaters
Courtesy - top notch : very courteous and sensible staff. All queries were answered.
Food - beautiful concept, good Kerala food : your meal menu of the day are inquired about a few hours prior to the meal, the choice is large and yummy. We tried a Kerala special fish dish, and it did indeed make us steam
Rooms - spacious and have a nice feel to them
Bathrooms - even more spacious!!
Boat rowing - something new to learn
Fishing - something new to learn (actually)
Yoga Center - not that great

Given a chance to come here again, i definitely would, but this time as a couple.

Room Tip: get a room facing the boat rowing lagoon! don't miss lazing an afternoon on the hammocks!

Our driver pulled off the main road and went down a narrow track. I thought, "Where on earth are we going to?"
The track came to a dead end with just a narrow strip of water in front of us.
We got out of the car, and our cases were loaded onto a punt which transported us to a truly unique hotel.
Our accommodation for 2 nights was a luxury log bungalow just 6 metres from a lake with views across the "backwaters" of Kerala.
Food at the restaurant was excellent, though you had to place the order for your evening meal a good 3 hours before consumption as the chef prepared everything from scratch.
Try the fish baked in banana leaves. Amazing!!
No wines. If you fancy a cold beer, order it (them) when you order the food.
Complementary boat trip through the Chinese Fishing Nets to the Arabian Sea at 3.30pm and see the sunset.
If you are interested in wildlife, speak to Manager, George, who will take you for early morning walk birdwatching. This an unexpected bonus.

Me and my parents stayed in Kondai Lip for 1 night. The location is beautiful, away from the hustle-bustle, but can be a pain if you are trying to find it on your own. The staff was extremely helpful and attentive. The food in the restaurant could improve a bit though. There is no internet, except in the restaurant area, and gives you the opportunity to really be away from distractions and enjoy the nature. Overall would surely recommend the place.

We had an excellent time at Kondai lip. We were hoping we could have extended our stay. The property is spacious & well maintained. Rooms are big & clean. The resort has it own lake where you do fishing or boating yourself. The staff is very warm & friendly, food served is very good. They have a unique way of receiving you, you get of your vehicle & then they ferry you in a small boat towards the property entrance. The best surprise was in the evening when we were taken for a boat ride to the backwaters. We then parked the boat, got off & walked to the beach. All this while their staff escorted us & ensured we were together & safe. The boat ride is a real pleasure where you get to see loads of chinese fishing nets being used. We did some fishing & the kids enjoyed it. We even did boating on our own which was awesome. There was some issue with the hot water supply & the televisions can be upgraded.

Room Tip: All the cottages are excellent

Kondai Lip was the second resort my wife and I stayed in on our trip to Kerala. The first was near Munnar. Had gone there after going through the reviews on this website. It is as serene as you see it online or probably even better. It is cut off from the mainland by a few meters and you be ferried to the resort on a wooden boat.

We were warmly welcomed with a refreshing pomegranate drink. Then we were showed our room, which was an absolute delight. Everything was mint fresh and impeccably clean. The room was sufficiently big, too. The most amazing thing is it looks like a typical Kerala home of the olden times. I being a Keralite myself, brought up in Delhi, was transported back to the period when I used to visit my ancestral home during my annual school vacations.

The green area around the resort is strikingly beautiful, with coconut trees and various plants, and with the view of a water pool straight in front of us.

The staff is courteous and service, faultless. We also enjoyed the tasty buffet breakfast that had plenty to offer.

Superb stay overall.

We went in Monsoon July 2013, so it was off season. The resort was not fully functional as maintenance and other off season work was going on. Inspite of this, we had a wonderful stay of 2 days. the resort is untouched by civilization as is evident as soon as you see that there is no way to enter except by a canoe. the staff is very courteous and helpful. we had to place our orders before 4 in the evening as all the produce had to be acquired fresh fom the village. the food was excellent. we did use the fishing rods and paddle boats provided by the hotel in their own lagoons. the husband caught 4 fish, and grinned like a cheshire cat for the next 4 days, i did not catch anything. but we had a great and very memorable stay.the rooms were designed to mimic an old fashioned cottage and did a very good job.
Do be ready for mosquitoes.

Room Tip: All rooms are great..
