Knai Bang Chatt is even better than the website; superb attention to detail; fantastic service and quite the most lovely setting. Pool was excellent, many shady places to read in the garden within the reach of fast wi-fi; the spa had, for me, the best massage in Cambodia; location is next to the sailing club and within walking distance of the delicious crab market. The restaurant is superb and has possibly the most romantic table you could ever find. We loved this hotel. It was a highlight of our holiday and wished we could stay longer than our three nights.

What a surprise to find an hotel with so much Charisma. Room were spacious with delicate details.Breakfast was just what you need facing the sea. I had a Garden view room 115.....Loved the set up and the privacy of it.
Had twice Dinner at the restaurant and twice at the Sailing Club - they were all pleasant.
Had a massage and a facial at the SPA from Channa.....Amazing!
I have to say that I had no expectation as I was not sure what Knai Bang Chatt was all about....well done!

We stayed while renovations were still going on, and had been alerted to this before we arrived. As it turned out the occasional building noise didn't bother us, and seemed to have caused others to move out, because the place was far from full. As a result it seemed largely deserted, and this added to the sense of relaxation. I'm not sure how relaxing it would have been by the pool if it was full.Still, a delightful spot on the water, 5 minutes walk from the crab market, and 1 minute from the Sailng Club which we loved for its happy hour prices at sunset and excellent food. Breakfast was good, although we weren't given the menu on day one and didn't realise what cooked food was on offer. The staff are delightfully keen to serve you, and this can become a bit overwhelming when each of them offers you more juice, more coffee etc - but we recognise this was inexperience. The grounds are well set out, with lots of different places to sit and chill out, the room was great and had everything we wanted. Lovely daily presents of fresh juice and fruit in the fridge, and no unnecessary minibar. Gifts of local scarves on arrrival and Kampot pepper when we left were nice touches.Problem with the electricity supply causing shocks was resolved and probably associated with the works.

Moved here for 3 nights because the Veranda was full and boy were we pleased. This resort is modern and very comfortable. Our room was 103 garden view. It had a double bed, AC, safe, plenty of room to hang clothes alright it wasn't looking over the sea but suited our needs. We had a gift of two scarfs waiting on our bed, fruit bowl and complementary fruit juice and nibbles in the fridge each day. In the evening we found our bed prepared, bedside light and AC switched on. Also a snack on the bed. Breakfast was very nice, not as much choice as other places we stayed, the staff are friendly and efficient. The pool area is excellent, although could do with more sunbeds. The views overlooking the sea make for a very relaxing atmosphere. There is wifi available and if you want it a wide screen tv and dvd player with films to watch in the Library room. My partner used the Spa and was impressed, She teaches Holistic therapies so was able to swop tips and techniques with the staff. This resort may be expensive but the prices seemed reasonable to me. If in Kep would I stay here again? definitely.

Room Tip: There aren't a great deal to choose from, but your only sleeping in it after all.

Cambodia is a relatively new country for tourism, and "boutique hotel" style accomodation is still scarce. In this regard, Knai Bang Chat is just perfect ! Just a few rooms, each each located in a nearly stand alone "art nouveau" style small building. Facilities (pool, garden, restaurant) are very nicely designed, service is excellent, location superb...great food as well facing the ocean...a memorable experience. Ther is more to Cambodia than "just" Angkor...stay an extra week and enjoy the South !

Stayed here over Christmas and had a great experience. The staff are friendly and helpful and the resort very tranquil and calming. The rooms are clean and spacious. The food was tasty with a particular nod to the great coffee. The best ing was relaxing by the pool with a beautiful view over the water and the breathtaking sunsets. Spa treatments were also very good.

This hotel has a lot going for it - beachfront location, a bit out of town so quiet, built from a group of interesting mid century, cutting edge architectural vacation properties which respect the landscape...(Added bonus, each has a common area, and one has a very nice library including interesting regional-albiet musty- books). Lovely pool, though lounges fill even when hotel not full. Close by the Sail Club which has bike, motorbike and watersports rentals and activities as well as a great restaurant.

Check in went smoothly, and we were given a lovely exotic fruit basket.

Unfortunately, they didn't advise us that they were in the midst of renovations! Which is the source of my complaints. This might be a delightful property when/if fixed up, but as a work in progress, it fell short. (Guess we were luckier than several reviewers, including the one who posted 12/5/12, whose reservations of many months standing were cancelled at the last minute due to the renovations!)

The first room they offered us had two beds, one table, a half length closet (which only a short blouse could hang in straight) period: no lights, no mosquito nets, no bedside tables, and blinds that didn't close. Unacceptable. Next offering didn't even look inside- it was directly adjacent to the construction site, and the noise was intolerable. Third offering (and last option as remainder were booked) was better, larger, had two bedside tables with lamps, and front blinds that closed. Toilet room had vertical open window beside toilet with NO blinds! They promised to install mosquito nets; that didn't happen. Meanwhile, the construction noise continued til 10-11 pm. (They bought an additional property and are converting it.) The spa was closed because of renovations.

The breakfast was good, with cooked to order eggs or local soup, and plenty of fruits, juices, cheeses, etc. The cooks remembered my breakfast order, and asked if I would have the same again. Restaurant staff gracious and attentive. Meals are eaten at long communal tables, (so no nods to romance). To their credit, (after complaining) we were offered free bicycles and a meal to make up for the inconveniences, which was very nice. (Bikes were so nice, some Vietnamese tourists at the waterfront market wanted to have their pictures taken with the bikes!) But how does either of those give you back a good night's sleep?

My concern is that hospitality begins with service, and that means caring for your guests. So if you're in a soft opening, or renovations, or whatever, let your guests know and give them options. Don't let them find out drip by drip what isn't working, and then don't over promise and underdeliver. Particularly at a "luxury" property. I don't mind gecko's, lumpy rocks on pathways, steps of uneven height , having to deal with staff with limited english, or the other things that come with barefoot luxury; I'm happy to leave TV and phones behind, and I don't expect or want 5* International standard. But I do expect good service, starting from the highest management. Despite the positive reviews that convinced us to book in here in the first place, I would be reluctant to book here again.
